  1. After going through quotes from

    Impress21

    Baroque

    Intradesign

    Ho Bee

    Ideal House

    Action Design

    Summit

We narrowed it down to 2 , Ho Bee and Ideal House . Going to finally settle on Ideal House with Steven Tay and Max Ng. Both quotes were good but Ideal House was cheaper buy about 10-15%. So with budget a concern we decided on Ideal House. Also we were just getting plain tired going through quotes. Been doing it since early Oct. So decided to stick to what we have instead of keep sourcing for cheaper ID/Contractor.

What surprise us was that contractor actually charge about the same as ID these days. In Ho Bee case, their quote was more then Ideal or would have been equal to Ideal quote, if Ideal had not thrown in a free 20ft Kitchen cabinet. Even contractor like Impress21 and Action Design. Their quotation was almost about the same as ID like Ideal and Baroque and Summit. Maybe its because our reno does not have much design. A simple hack and replace. We narrowed down to Ho Bee and Ideal, cause of reputation and the reponse to our request.

We have not been able to find any post about either Max or Steven from Ideal House. All the post were about Kenneth who was the one we initially contacted. But he for reasons unknown after the initial contact, he transfer our quotation to Steven

Guess we will be the first to on the forum to have our work handled by them

So far their follow up and respond to our request has been very good. Very prompt. Even when we went on a holiday and told them we would discuss when we are back, Steven would call us exactly on the same day we indicated to him previously. Seen one of their projects in Jurong West, it was quite good.

Lets hope the service stays good and the work are good and smooth

Will update as the reno go along

  2. Anyone know who I can get to dispose of my old aircon?

The trunking , compressor and the wall units all?

How much does it usually cost? Might be a time gap between reno of my place and getting of my new aircon, so wanted to remove the old one so my reno can continue without worrying about the trunking

  3. i think its not a problem... but ehh... wouldn't it like 'spoil' the look of your balcony? not to mention, if aircon in operation in the bedroom, u can hear the compressor if u sit in your living room (assuming aircon not on there and balcony doors are open). kinda noisy isn't it?

Cool thanks...I will write in to branch office to check

Yeah I guess it would spoil the look a bit but not much of a choice, if I put the aircon on the ledge provided the trunking gotta run behind my wardrobe. My friend did his like that, there was a leak ended up having to dismantle the whole wardrobe

My balcony has afternoon sun, so I guess it will be hot anyway. Also me and FH are not really big aircon users, so we dont think it will be a problem

    THANKS!!

  4. my previous owner left behind a TV console which is made of solid wood. initially wanted to throw away. but find it a waste as the material used is good, just few scratches here and there. wonder if its possible to re-skin the TV console. if not, any idea on how to re-use the materials?

also, if we were to keep the TV console, any idea how renovation works can be done with the console around (we are changing tiles for the whole house)?

below is a picture of the console

  5. Hi

May I know why "Construct sink support c/w 63mm hollow block wall $750.00" is required?

Can do without or not? Is it req'd only for heavy sinks like granite ones??

I think it is not required more like a preference . Most people these days dont use solid sink support, ecept for those who do heavy cooking with lots of chopping and banging at the sink .

For me because my resale unit was an old one and had no service balcony, we turn our sink around to make one. So the back wall of the sink support faces the service balcony which would be quite wet. If i use normal laminate , I worry the constant wet dripping from the laundry would damage the laminate easily , so we decided to build a solid sink support

  6. Is not hollow block. Build with cement and usually 50mm thick. Ho bee quote you this?

Yup it is written as hollow block. Ho Bee quoted me $800 for mine

My quote from Ho Bee was about 10-20% higher then Ideal House. Our impression of both from Ideal and HoBee was quite good. But Patrick just has a slight edge cause he seem to give us the impression he is very experienced . Now we big headache

Heres my quote from Ho Bee. Any comments where I can bargain with Patrick to reduce it

  7. those hdb stock windows are very HARD solid aluminium - 10 times better than the quality of those availiable now. go look around the flat, some units should still have the stock windows.

MaCe are those white aluminium windows you are referring to?

I got those sliding ones in the unit I am getting soon. Are they good?

I am wondering if I should change them as they been there since Day 1 the flat was build and also cause I prefer casement

  8. I met up with Patrick to show him the unit yesterday night. He seem shy shy but very experience. One look can tell a lot of things

I understand that Ho Bee tile rates are up to $3 psf....if we ask for $2.5 psf do you think I can ask for a reduction of the quote?

Is Easywash paints cheaper or more ex the emulsion? Was thinking of the new light paints that suppose to brighten up the place more. Dont know if cost more

  9. Was at Courts doing some information gathering, saw that the Fujitsu and I think it was Fuji Engineering or Fuji Tech aircon were almost like 30% cheaper for the same System 3 with the similar BTU as compared to Mitsubishi and Toshiba

Would like to know if anyone has any experience with aircon from these 2 brands?

Also for the Hood...whats the recommended suction ? Was eyeing a slim hood from turbo but it only has a suction of 500..is that too low?

  10. hi kajua,

i have signed with ideal house but not kenneth. i met johnny and have signed with him instead. he is great and i have confident in him. i think most of the id in ideal hse are quite good fr the reviews here.

i have just signed with johnny and have choosen my tiles. he able to meet my budget unlike other ids and he always have a lot of ideas to share. i have not started my reno but very soon will be starting...

so far i find him really great and have checked on his workmandship and no problem on that.

you can consider ideal hse. shouldn't be a prob...

    Hi LLhome

    Thanks for the information

Just brought Steven and Max from Ideal house to see the house. Just waiting for their revise quote

Hopefully it is near my budget

They brought me and my FH to see one of their project in Jurong West, it looks quite good

  11. Help help, I also have similar problem.

Last night we brought an ID to view our house, the ID spotted a ceiling leakage at the master bedroom. The leakage is not near the toilet. He suspect that the leakage could be from outside as the other side is the external wall of the building, plus yesterday was raining for the whole day.

For such case, I should report to town council right? However, our resale transaction will only be completed at end of this month, should I report it now or after the resale transaction completes? If I report now, will it cause any delay in the resale transaction? Can anyone advice on this? Thanks.

    Celest

  12. Need some advice

We bought a 19 year old resale flat from its 2nd owner who moved in 9 years ago. So the aircon thats in use is 9 years old (National brand i think) and is regularly serviced according to the seller. As currently me and my FH dont have aircon or use aircon more then once or twice a year (when it gets really hot) in our parents place, I was pondering should I replace the aircon or should i just stick with it?

Cause I dont forsee us using it very frequent either. But just wondering is a 9 year old aircon would give more problems even if we use it a few days a year. Getting a new system 3/4 installed to be used only a few times a year doesnt seem cost effective. Will it be more troublesome replacing the aircon after the reno?

If I wanna just remove the aircon and disposed of it, ido i have to hire a seperate contractor that will do it for me? Or will my ID do it for me?

  13. Hello

Don't be too concern about "missing corners".

Keep the kitchen placement the same.

MBR placement is alright. Shoe rack ok. Can't find fish tank. Balcony don't put plants. Can use brown or yellow color there.

If study rm not use for whole day, can use rm 3. Decorate your door foyer area with a standing light. Switch on often.

Other fsm have their own theories. Got no head nor tail, can't comment.

I use DOB with time. Never mind, the house is ok. Be happy!!

    Thanks Mr Chong. !!

I didn't include fish tank in my floorplan. Was thinking that perhaps you may advice us on this. Could you advise us on where would be the location where we can or cannot place the fishtank? How about placing them against the wall behind the dining table? or the wall next to the TV console? Or can we place it int he bedroom 3 or study room?

You mentioned "If study rm not use for whole day, can use rm 3". What if we use it every night on weekdays and almost whole day on weekends? In the event where we use it for whole day, what is the implication? Or do we use other room as study instead?

Hmm... balcony don't put plants, do we avoid plants totally? or can we put plant in the living room and the access balcony?
