  1. Hi guys, I'm new here. Looking for some advice on my new home.

    We just got our new bto 4 room flat. However our budget is really low. We are deciding to do the bare minimum, move in first & do the reno in stages. Hence we are looking at

    1. Lights (Ikea)

    2. Water heaters

    3. Sink (Ikea)

    4. Bed

    5. Wardrobe (diy shelving system from qoo10)

    6. Kitchen shelves (Ikea)

    7. Fans/Air conditioner (due to the ongoing reno of neighbours, we are looking to air condition as a priority and closing all windows at all times)

    We are looking at possibly just buying everything from IKEA and fixing up ourselves. However we understand that certain items like lights and heaters need to be fixed up by an electrician, correct me if I'm wrong. Hence would this increase the cost by so much as to be not worth it? For example, if we did the reno stage by stage, would it end up 50% more expensive than a package? If so, our second choice might be to get a loan but its really a choice we would like to avoid.

    Also some questions we are looking at and hope the bros here can answer, thanks in advance :)

    1. For lights/water heaters/sink, is it cost effective to buy our own lights/heaters and have it fixed up by a contractor? Or would it still be more cost effective to take a cheap reno package and have them do it for you?

    2. For kitchen shelves, we are looking at open shelves without cupboard doors. These could be bought at Ikea. Would it be cheaper to get a contractor to drill the holes and install them? We are open to setting it up ourselves but are wondering whether it is more hassle if we do not have diy experience.

    Anyone has any leads/tips/blogs on diy hdb experiences? Any help much appreciated :)

    When you say your budget is really low ? How much is your budget ? <10k ?

    1)Lightings - For lightings, you can get from Taobao(Cheapest 5x) , Tampoi (Cheaper 2x) which will be significally cheaper than all other lightings shops in SG.

    2)Water heater - For water heater, you can try getting a storage heater about 20 Litres , should be around $1xx

    3)Sink - Cann't really advice but i think you can get those aluminium one, it will be much cheaper, i think should be around <$100 not sure if taobao is cheaper than SG locally.

    4)Bed - What sort of bed and what is your budget for your bed ?

    5)Wardrobe - What is your budget for it ?

    6)Kitchen cabinet - I recall seeing Ikea selling some top shelf hydraulic cabinet for $80 which seems durable.

    7)Fans/Air conditioner - Aircon is a want not really a need, if you really on tight budget maybe you postpone it later.

    With the internet, i guess you could figure out how to do installation for lights and heaters. (You will probably need to get your hands dirty for that). If not, Get a renovator to do your reno ala carte style instead of package, as there are always hidden costs in a package or You could probably try sourcing for those direct contractor to do the work required. If not, go across SG to hire some JB contractor to do the work ?

Lookaround, I have an ID but he's not a problem solver and tends to make a big deal out of any little issue which arises without trying to find a solution first, and I'm the one who has to find a workaround to any problem. Otherwise, he says "no choice, it is like that already" or "you need to buy another one cos this one not suitable". I'm really grateful to all the renotalkers who have shared their reno experiences as most of the time, I manage to find a solution from the forum. Also sometimes he blackface me if I suggest something or spot some mistakes his sub-cons had made while the works are ongoing and then ask him to get them to rectify before proceeding. All these and many more add to the stress lor! :( Sometimes I feel like I should have just DIY-ed and save the money since all the design ideas came from me anyway argh.

    eastlovin, i see. How did you find and what makes you engage this ID initially then ? Maybe you tell your ID that you would like to share your Renovation experience on the internet and hopefully he change for the better ?

    To be fair to the ID #3 whom i have engaged and had a rather pleasant experience, i will send you the contact of the ID #3 first, if you really need the contact of ID #1, contactor #2 do pm or reply to this thread. Mine is 4rm bto with flooring and everything from hdb.

    The reason for it is that, occasionally i will received request for ID#1 and contractor #2 whom i didn't engage and i will have to dig and search for their contacts and ID #3 quotes is pretty competitive.

    The good thing about all my 3 quotes is that, they are all itemized thus can easily compare and eliminate hidden costs.


  4. Anyone knows if it is possible to engage a designer solely for designing the flat? I have contractor contacts with good discounts but they do not do designing.

    Also, what is the average cost of an ID's fees?

    Why not design the flat yourself since you have all the necessary contractor contacts and since you are the one living in it ?

    TBH, there are 2 paths you can consider if you want to get a id.

    1)Go meet a few different ID and see whose ideas you like best, get him/her to draft the 3d drawings and purchase it for your contractor. (Different id have different prices for the drawings, some would cost $100 - $500 per piece of 3d drawings, these are based on my personal experience).

    2)Engage a freelance ID to propose design and help to coordinate with all your contractors contact. ( I was quoted by a freelance id in the range of 2000-3000 k just for the design and co-ordination services only.)

    Lastly, i think since you have good contact for contractors, if you have the time, why not be your own ID ? :)


  5. Another backdated post for 3rd of July on my kitchen

    On the 3rd of July, introducing one of the hidden wonders in my kitchen.

    :idea:

    My hobz cooker hood and hob with the kitchen lighting fully on.( Yes, my kitchen is very very bright and well illuminated.)

    So that night, i decide to turn off the kitchen lights and was 'wowed' by the lighting effects coming from the hood. The lights make by cooker hob seems like a 'treasure' or those safe in the movies.

    My hood lightings with my colourful cabinets, looks like i can 'secretly' :notti: do some cooking in the nights without switching on the kitchen lights. :wub:

    I took a step further and switch off the living room lights except for the hood lightings. Pretty isn't it ?

    Snapshot of the completed works of the kitchen sink, i cannot remember whether was it the id or someone who told us something about how to do the "connections" for the sink, which also resulted in us dropping a contractor who insist/propose to use wood to do the connection below the sink.gallery_59794_7_70522.jpg

    As i was inspecting my kitchen, i realized that the 4 corners of my blanco silgrant sink seemed to be abit "crumpled" at the round ages, not sure if this is normal, thus sharing the pictures for all to see?

  6. Here is a back-dated quick update

    On 3rd July, the carpenter fixed the door of the shoe cabinet after they came from the factory with the lining. Refer to post #53.

    1) My completed shoe cabinet with the red cabinet ABS(not sure if correct term) linings. :sport-smiley-004:

    I really didn't expect that the ID would ask the carpenter to tear down the cabinet doors and send it back to the factory to apply the laminates as we mentioned casually to him that this is different from what he proposed. Of course, by removing, sending it back to factory and reinstalling it to the cabinet, also means a week wait for it to be installed back again.

    Like the shoe cabinet, id also ask the carpenter to tear down and send it back to the factory to reapply the laminate, thus, this picture is the 100% of my wardrobe.

    The white door does looks dirty in this pictures as the carpentry assistant was still cleaning it with thinner after they installed it back.

    it does look shiny and cleaner, the door was deliberately open to show the red laminates.

  7. Hi lookaround, I thought my quote for Reno was cheap until I saw yours! At $110 pfr for kitchen for e.g., thought mine was one of the lowest out there... and to think I sourced for 15 ids and couldn't find urs! Would greatly appreciate the contact of ur hired id, thanks!

    Hi joycelynymm, i have seen cheaper than that, $80 - 88 pfr in those new BTO flat flyer stating direct from factory and etc, i guess if want really want to have significant cost-savings, one must find the direct contractors and not a contractors who sub-cons.

Looks like your renovation journey has been pretty smooth so far yay! :) I'm still in the midst of my reno- super stressful and have to close one eye to many issues along the way. Can't wait for mine to be over too! :)

    eastlovin, yes thanks, now i am the next stage of sourcing for windows film and storeroom rack, trying to source for the best deal now. Why is your reno stressful, are you DIY everything by yourself or you have a ID ?

    Gentlebreeze, have send you a pm, as of now, the renovation is completed and i would probably need to make a date with the id to officialise the handover process, check and scan for defects before i pay him the remaining sum.

    Upon recommendation from Uncle Tony of Hoe Kee, remember that he said something about the windows edges will rust or etc and this set wouldn't have the issue.

    Installation by reno plumbing team at the service yard to hold clothes above the washing machine, we did not installed it in the other toilet as this rack is pretty lengthy and the new bto toilet is too small for this after the installation of the tempered glass door.

    That's all for the plumbing post, i also did ask the plumber help me to drill the wall mounting for my aircon remote onto the wall.

    In total, all the items bought from hoe kee cost about $737 inclusive of delivery, overall can be cheaper, if one have the time and energy to navigate through taobao.

  10. This post will be mostly dedicated to the plumbing works that was carried out on the flat on Saturday 28/6/14.

    I will start off this post with the aluminum sliding door that was torn down (refer to post #53 and #63) and send back to the factory to apply the laminate and send back to my flat for installation. Regretted, never utilize the option of two different laminates for the wardrobe and sliding door to create contrast. :o

    2) Hobz cooker hood and hob.

    -purchase at city gas somerset, i think for less than $600 during the mother's day promotion iirc.

    Installation was done by City Gas at a cost of $120.

    3) Blanco Sink Combination from Hoe Kee

    -purchase at Hoe Kee Genting lane, i think for around $500 iirc.

    4)Champs 30L Storage tank heater

    Bought at some gain city expo for $219.

    - first time using a storage tank and this heater is suppose to supply hot water to mbr as well.

    To hold our shampoo and miscellaneous stuff, do take note, the installation of this will damage the mosaic tiles on the wall.

As we visited our unit last week, we noticed that although the carpentry works are completed but the linings are not correct and the aluminum sliding door wardrobe has a missing laminate in the middle. So we informed the ID again, thus he instruct the carpenter to remove the door and do the laminate again.

    one thing i like about this alumimium wardrobe is the sliding mirror hidden in it and the best part is that it come with no extra costs to us.

    According to the id, the 'removed' door will be send back to the factory to do the linings and laminates again.

    Although the doors has been delivered to us today, The carpenter told us that he will do the installation by 5/7/14(Sat).

    ID also arranged for the glass door guys to installed a stopper to prevent the door handle to directly know and damage our wall around last Wed(25/6/14) and the plumbing works for the flats is also completed on 25/6/14.

    Anyway during the renovation, we discovered a :curse: defect with the id!!

    We notice that the cement screed outside our home is 'uneven'. Whenever we open the the gate at certain angles, our door will brush against the cement screed outside and causes scratch marks on the cement.

    The results of this deep scratch marks is caused by the frequent opening/closing of the iron gates.

    All new BTO owners, do take note. Please do try and open your iron gate in various angles/combinations and make sure that your gate will not scratch the floor and ensure that it is smooth to prevent damage to the cement screed and the iron gate. If there is a need to rectify, get the building services guys (BSC) to even the surface screed.

    36 feet kitchen cabinet for 5k doesn't sound like a reasonable contractor price at all..does it include quartz or granite work top?

    This is a estimated figure.

    Esimated 5k kitchen cabinet = 36ft kitchen cabinet at $100 pfr + 3S solid surface top + the wet works for the kitchen cabinet base ?

    At least i wasn't charge pfr at $120-$180.

    TBH, the cheapest i saw for kitchen cabinet is about $80 or $88 pfr in a leaflet near my BTO unit, i was also poached by a contractor uncle camping at my BTO a few times at this price when i visit my unit. If anything cheaper then that, i think one really have to source out the real 'direct' contractors or contractors from MY who might able to provide between $60pfr. (This is just a guess.).

    6)Kitchen cabinet.

    -Opposite side of the kitchen cabinet

    was pondering if i should have ask the id to plan for a built-in oven/toaster (although we dun really cook).

    I was wondering how can i check/verify that the workmanship of the kitchen cabinet carpentry is good ?

    Anyone have any ideas on it? Because on the surface as i looked on , everything seemed ok, soft-close also work, door closed softly except that i have yet to try to slammed the kitchen cabinet with great force? :notti:

    Look like the id and his carpenter team has manage to cleared carpentry work challenge as well !

    Did not spot any significant defects when i visited.

    I was wondering how did other renotalkers identify such defects, is it just visible defects or do they have a methodology to do so ? Can someone share it with me so that i can use this methodology to access the carpentry works done since everything seemed pretty good and decent to me on the surface ?

    Lastly, if you have noticed the wordings, i have changed the budget's reno text to reasonable's reno. (Will explain deeper in the next post again). That's all for today.

  14. Posting some completed backdated renovation updates.

    (Date on 14/6/14 - Sat)

    1)My 6 ft wardrobe

    - 90% completed, wardrobe is completed but the carpenter man forgot about the laminates design in the middle of my aluminium door.

    -Will post a special 'feature' in the wardrobe

    - :unsure: Chose the wrong laminates after trying to be too different from the rest of the 'woody grain' wardrobe.

    - Argh...i also did not choose 2 seperate laminates which the id offered to create a unique contrast.

    2)MBR Toilet suspended storage cabinet

    -Yes, the mirror is 1-sided.

    -special highlight is the board can be easily detachable from the cabinet to create a 'taller' space :)

    3)Living room daybed

    - I would say this is about 70% completed

    [20%]- The ID or either the carpenter man forgot about laminates lining on the dayend, so the id say they will re-do the laminates linings. (To create a contrast like the 3-d drawings). ;)

    [10%]- Pending the delivery of the custom-cushion from the carpenter to make this feature 100%. The cushion will be able to slot into the sliding gap of the daybed when not in-use

    4) My costly Partitioned wall and shoe cabinet. ( will post about the shoe cabinet)

    90% completed, everything is functional

    - but somehow either the id or either the carpenter man forgot about the cabinet lining.

    - So the id say they will do the lining of the cabinets for us to create the 3d contrast which he proposed. :notti:

    Conclusion: If i have a choice again on this part of the reno, i would have propose a L-shaped custom made shoe cabinet or a shoe cabinet plus a australian system sliding door trap to act as a partition.

    Now... let move on to the most expensive, interesting and striking component of my reno.

    -100% Carpentry works completed with peary white surface top.(did not chose a bombastic colored surface top this time round and stick to the safe peary white top)

    -outstanding portion of plumbing works which will be settled upon the meetup with plumbing team.

  16. Apologies for the lack of update for this reno blog, was getting really busy and trying to find the remaining 'jigsaw' to complete the renovation and my life is getting really 'packed.'

    These are some 'backdated' renovation updates which i am supposed to share last week, anyway the carpentry works for my flat have more or less completed, less the minor details such as the intricate laminates details.

    Quality of the carpentry works seems decent so far.I am now moving to the next phase of the renovation to settle the city gas installation, plumber with the ID.

    Currently, i am trying to source for a windows film( perhaps, i might diy?) and storeman rack contractor that could provide me with good quality materials and reasonable pricing. Stay tune on the next post where i will share the completed carpentry works. :notti:
