Have send your the contact for quote 3.

Have cleared my pm and replied to all contact request, good luck to those sourcing for a good renovator. Lastly my current renovation cost is expected to be exactly 15k after i decided to add in additional 7ft carpentry works in the kitchen. (Inclusive of electrical works $600, haulage fee $600 and etc).

I am now pondering if i should add in more carpentry work which would increase my renovation cost to about

  2. Sorry if my questions are too noob... :(

Your quote for quartz and granite very cheap. I was quoted about 25% more than your price. Does it include fabrication and installation?

me="Dylanchua" post="851487" timestamp="1397656524"]Been getting quotes recently myself. The tempered glass prices seems ok. Cabinet of $120 is quite standard.. Not high not low. Others I can't comment, cos never really breakdown those. The iQuartz seems high though. I've been quoted $50 per foot for solid top and $120 per foot for iQuartz.

Hi guys,I have been quoted $110 per ft for Iquartz as well as granite.Im not sure which woule be better? Kindly advise.

    Thanks

Is there anything you wanted to us ?

Hi can please pm me your contractor contacts

Ok, have send you contractor #2 contacts, do let me know if you the rest of the contacts as well.

  3. Hi Milko7,

I think most of the itemized item on your quote seems to be on the high side.

1)There seemed to some items that they double-charge you on the quote.

2)some of the item like general cleaning, does it mean chemical wash or just normal cleaning ? To be on the safe side, i guess you better talk it out with the ID on this.

3)I believe there are also several missing items in the quote. ( ie: electrical works, unless you are able to do it yourself.)

    4)is there any 3d drawings ?

5)Any freebies or goodwill discount ?

6)and many many more..Some of the items seemed to be on the high side, i think it would be better if you could clarify with the renovator on what are the materials he used ?

Perhaps you shld collect more quotes and compare.

  4. I'm putting this out there for any good advisor/s out there.

I just got my keys for my 2 bedroom resale, am wondering how much will the reno cost with just renovating the kitchen and toilet? Any in-house loan repayment plans available out there?

hope to have some advise. thank you'll & bless you'll :good:

I am curious what do you intend to do for the renovation ? Just my thouhghts, if your resale 2-room flat is in a liveable condition, why not just repaint the whole flat with a new coat of paint ?

  5. Hi all,

Thinking of putting a partition between the main door & the living room ( to create more privacy so that ppl will not able to look inside when the main door is open). Anyone has done that can pls share the photo with me?

    Thanks

Have a look at my Reno t-chat blog. I think that is the partition u are looking for right ? Note: my Reno is still wip.

  6. Hi yeehwa, I think u can do a google on sg carpentry and there are some sites that will actually show u how much they charge for pfr for each different type of carpentry. This would provide u with a benchmark if ur quote is average.

Alternatively, get a few more quotes and compared. Thick skin abit, Ask for abit of goodwill discount since u are doing so much work.

  7. Day 10 - 2nd coat of Painting work

Day 11 - 2nd phase of electrical works(installation of lighting), Painting and Receiving of goods from Hoe Kee.

Originally intend to just catch and coordinate with the Hoe Kee delivery but in the end, we "outsource" this to the ID who make the necessary arrangement for us. Anyway since missy was free, she went up to the flat to give instruction on the installation. Receive a text from her that she was very impressed with the lighting that we have purchased.

Lightings preview, What do you think of this light ?

    gallery_59794_363_9378.jpg

Temporary holding area for items that are waiting for installation. Storage heater, lightings which i haven make up on where to install it and etc.

    gallery_59794_363_75077.jpg

Too cut the story short, we went up together and go through points of our renovation and decided that we will give the id additional work by adding 7ft kitchen cabinet. Pretty tired today and i have hit the max picture limit in the renotalk ablum, will continue to post the lighting of the flat another day.

  8. Day 9 Monday - 1st coat of Paint and Meetup with ID and carpenter

ID propose a meetup with actual carpenter boss doing the carpentry works for my unit.

So i took half day off from work to meet them up and also took the opportunity to monitor the progress of the renovation.

Upon entering the flat, i was greeting by the sight and smell of paint. Notice that for painting works, they only assign one worker to paint the whole flat when i was there. Fast foward to the agenda of the day

    gallery_59794_363_5436.jpg

3 of us(me, id and carpenter boss) then proceed to review and confirm the actual measurement, scope of all the carpentry works of the flat. Luckily, there was this session organized by the ID, at least i wouldn't be in for a shock after the carpentry work is completed. During the review session, the carpenter boss also raise up some points on the practicality of some of the carpentry works in the quote. It let me ponder if i should some of the works for other stuff.

    gallery_59794_363_131140.jpg

Our discussion carried us to various points of the house where carpentry is needed. It range from the exact length, breadth, height, angles, usability and use case of the actual carpentry.

    gallery_59794_363_64443.jpg

The carpenter boss also did some drawings off the hand to explain on the practical issue of the carpentry as well.

    gallery_59794_363_156094.jpg

At the end of the session, i walk around the flat and took some pictures.

Random snapshot of the electrical works around the flat that was completed on Sat, Day 9.

    gallery_59794_363_152927.jpg

Additional kitchen electrical works that was completed, trunking will be hidden inside the cabinet.

    gallery_59794_363_170744.jpg

Too bad renotalk have a limit of 6 pictures per post, will continue the rest of the story in next post.

  9. Usually if these drawing comes free of charge and your project is less than SGD30K it's highly possible that these drawings are recycled from other projects. As you would suspect the layout, material and items in the drawing do not match the quotation.

I did my design with a design consultant with real measurement taken. They provided me with a set of Autocad drawings and 3d drawing. The consultant and myself send out these drawings for quotation. The quotation prices span from cheapest 45k - 66k, based on the same design. We then select the best quote for the project and they help me manage the contractor and their work. My flat is a 5 room resale and I paid 48K for the renovation and 4k for the consultancy fee.

The consultant I hired can be found here boxwerx.com

Given what i have paid and etc. i dun't really mind anyway. I just wanted a 3d drawing to use as a base to justify on the scope of the reno and have a feel on how the flat will look like. For my case, the layout is the same as what we have dicuss with him. The ID also share with us that if he just put a empty space, the drawing would look very empty, thus he took the initiative to add in some items not in the reno.

Lastly i think even if one pay alot for the work, the id might not neccessary produce a original drawing, as most HDB flats are about the same, i believe most id usually have a base template and do abit of customization to suit to the client needs.

  10. Hi lookaround, can PM me your ID details, company and contact etc? TIA and best of luck to your reno. :)

can you Pm me your contractor details. Thank you. :good:

Have cleared my PMs and reply to all the request for my ID's contact. To be honest, the 3 quotes provided by the renovators is pretty honest. But too bad, i only have 1 house that can be renovated at this point of time.

Anyone know the pfr market rate for customized wardrobe ?

  11. If you are happy with yout ID, do you mind sharing your ID contact please? Thanks heaps!

Hi, so far so good. But i haven reach the end of the renovation so can really, maybe i would be able to give you a truthful answer once the entire renovation is completed.

Draft 2 of the 3D drawing after our dicussion in day 3 of the renovation which he provide around the same week.

ID redo the living room 3d drawing which was in the wrong orientation but somehow after comparing the first and 2nd 3d drawing draft, i think i prefer the orientation for the 1st drawing. So i guess he make a "waste" effort this round.

    gallery_59794_363_134031.jpg

2nd draft of the 3d drawing for master bed room toilet with the actual colors of the materials we chose.

    gallery_59794_363_3991.jpg

2nd draft of the living room entrance with the actual colors, although this is the 2nd draft for living room entrance i am not sure why he never decorate or produce the effects for the partition wall. Probably he might be doing a 3rd 3d draft for me ? :notti:

    gallery_59794_363_43548.jpg

:yeah: Lastly, i would like to introduce the highlight of my renovation where more than half of the reno budge goes to. The renovation would be half if not for the extensive works in it. Presenting the final and 2nd draft of the 3d drawing for the kitchen. :sport-smiley-004:

    gallery_59794_363_104741.jpg

Will post further development and updates when i have the time again. Thanks for reading. :yeah:

  12. From the quotation that I have received,

1)usually it is charge without the surface top at abt 100 on average plus pfr of the surface top.

    Eg.

So kitchen cabinet charge = total pfr of kitchen cabinet + pfr of surface top.

So assuming the pfr of the kitchen is $1. The surface top pfr is $2. And the kitchen cabinet is abt 20 ft.

Assuming the top and bottom cabinet is 10 ft each or equal.

    Cabinet charge =(1x20)+(2x10)

    =20+20=40.

    2) I have also seen quote whereby the top and bottom kitchen cabinet pfr is different. Top =120 and bottom=150.

    3) the price for the kitchen cabinet surface top depends on whether u chose solid surface top, granite or iquartz.

I have also received pamphlet that charge abt 78 or 88 pfr for kitchen cabinet which claim to be direct from factory. Disclaimer: not sure if what I post is correct.

  13. Day 8 - Sat, Met up with the electrician to finalize the scope of work and also accept the delivery of cooker hood and hob.

Some of the works that was completed earlier on.

Iniitally did consider buying lights from Taobao or buying in SG but after purchasing kitchen and bathroom accessories from hoe kee, the sales uncle recommend us to go JB to get some lights. So we bought them from JB and spend a total of about 250 SGD on about 13 lights for the flat. I guess shopping in taobao would definately be cheaper if shopping in JB can get 13 lights. But the cons of taobao would probably be the shipment time and the lights might be broken during shipment or dead on arrival compare to JB. In all the lighting shops i went , they do give discount on top of the listed price . Plus all the shops in JB we purchased from, actually helped us to test all the lights are in good working condition before we left.

Day5-7 Wed-Fri - Minimal work was being done as there was some hiccups on the scope of the electrical works to be done.

  15. Hi MerryLand,

Try to get a few more quotes for comparison, after getting a few quotes i think you will probably know the market rate roughly. Of course try not to get those id quote that are reputed to be $$$. Lastly, price is what you pay value is what you get.

  16. Hi lookaround,

Would you be interested in putting up some wallpaper or wall design?it would totally brighten and enhance your room. Pls contact us at 97335173 if you do.

    Thanks,HarperWD

    Hi HarperWD,

Thanks for the offer, i am not considering any wall paper at the moment as my IDs have proposed to paint the wall in different shades to enhance the place.

  17. Hi

Can you advice regarding the haulage disposal. I have receive qoute from the ID. Before sign up, i need your feedback.

Need to pay for the lay corrugulated paper and additional tiles? Thought it already include in the quotation.

Whom to get for the haulage.

    Thanks.

    Hi,

I think this ID will tell you upfront the 2 additional costs on top of what he quoted.

1)Haulage disposal - this is done by town council appointed contractors, any ids you engage will have to engage the haulage contractor. But some ids/contractors will include this into their package but it might you more. For this ID S, he will charge you based on what the town council contractor charges him(fixed rate), which is billed to you. ( If you want to play safe, maybe you can press him for the receipt.)

If your flat is a bto, you can check your storeroom if there gave you some complimentary tiles, if it is not enough then have to buy, you maybe refer to my 4 room flat breakdown below.

For my case, the total haulage fees is about 600.

    -Haulage fee 350

    -Lay corruglated paper 50

-Additional tiles from HDB is used for the wetworks 200,

Also for my own personnel experience and reading on renotalk, some id will charge you a premium for haulage fees. So far the 3 quotes that i have posted on this thread, the haulage disposal is still ok.

2)Electrical works, you will probably also need to consider what are the electrical works that need to be done before confirming the reno package. If not it might cause unnecessary delay to the reno. For my case, it is about 600 as well for electrical works as well.

So far my total reno cost is about $14300.

As my reno is still in progress, you may wish to follow my thread in the reno blog.

  18. When i first look at the 3D drawings, i was abit 'wow' as i did not really expect a decent 3D drawing from the ID as my reno cost is pretty small scale(about 13K). Most id either quote a reno cost of about 30-40k to provide free 3d drawings or those who request payment for each piece of 3D drawing rendered.

There is the 1st draft of the 3D drawings provided by the ID.

Living room view 1, yes i build a wall partition to prevent prying eyes from looking into the flat and also a full lengh shoe cabinet. Plants and paintings on the wall not included. :P

    gallery_59794_363_36400.jpg

Living room - Wrong 3d drawing orientation by the ID, anyway the scope of my work does not include fan , tv console, coffee table and feature wall. Once again, paintings are not including as part of the reno.

    gallery_59794_363_109.jpg

Kitchen and service yard 3d - Mr ID forgot to add on colors and thought i chose plain white and black. Kitchen accessories not included

    gallery_59794_363_9661.jpg

Toilet 3D - Does not comes with potted plants and vanity below.

    gallery_59794_363_87267.jpg

After looking at these 3D drawings, i wonder if most of these drawings come from a certain standard template set as some of the items are not included in my renovation. Not too sure if any bros or sis could advice if 3D drawings are really made to measure.
