  1. Hi. Welcome to the reno world!

    So it is not weird or awkward right to make the ID waited for months for us to be ready? Because I am doing that before I can decide.

    Find it tiring to repeat the renovation scope and specification to those renovators sometimes and the pressure also kicked in when relatives know that we have gotten the keys for months and yet to start any work. At times, although we told the id about our budget and requirements, they still propose a renovation that is higher then our budget or etc.

    btw just curious, ur ID left the remaining cardboard to u? Thought they usually lay the floor and keep the rest?

    I have no idea but it has been left in the storeroom each time i went up to inspect. As per the quote provided by him, this cardboard is provided and lay by town council. I was also billed seperately for this. So i guess i am the owner of this.

    Till date, He had provided me with 2 draft of the 3D drawings. i will upload the 1st copy i have received.


  3. Hope i have replied and cleared all the PM requests. Lastly, i have also uploaded the 1st draft of the 3d drawing.

    Current Total cost of renovation=14300 (inclusive of electrical works at $600, there was some miscommunication in the electrical works that cause the progress of the renovation to be delayed.)

    To all bros and sis in the forum, probably need to confirm the electrical works first before signing the contact.

  4. Day 2(Sat) reno pictures, went back to the flat to meet electrician and id to finalize the materials and dicuss about the electrical works. Also did receive the 1st draft of the 3d drawings.

    As per the work schedule, today is basically wet works, nothing much to update.

    Took a few snaps of the house reno when the workers went for their lunch break.

    Before we left, a group of workers delivered the materials for building our partition.

    Day 3 (Mon) - Aircon installation

    SO took leave to coordinate with the id on aircon installation. Meanwhile also took some pics of the state of our reno

  5. Will share all mine ID/Contractor reviews in another post once i have the time.

    Anyway to cut the story short, after the signing of the contract, our ID arranged for work to be done on last friday. Thus, decided to make surprise visit to the flat to view the progress.

    Day 1

    Attached are the work that have been done on the 1st day of the renovation. Basically the entire flat has been wrapped with corrugulated paper. The delivery of sand and hdb tiles already arrived on that same day.

  6. Somehow not able to logged on to renotalk for the last few days. Anyway reno works have begun and the cost for haulage disposal is $600.

    Breakdown as below.

    Haulage fees $350

    Lay Corrugulated paper to entire flat $50

    Purchase of additional tiles for service yard and kitchen 200.

    Total cost of renovation=13700++ (currently still negotitating on the final electrical works that could potentially be a low 200 or additional 600)


  7. Is my electrical quote reasonable. I think that its too pricy. What do you think about it guys? what is the market rate? Many thanks.

    2. Reposition lighting point concealed - $65

    3. Installation of telephone point - $65

    4. Shifting of double power socket - $65

    5. Installation/ relocation of SCV point - $180

    6. Installation of cat 5 point - $180

    7. Installation of hod point - $150

    Comparing your quote with my quote, your item 5-7 seems much expensive then what i was quoted for. i was quote about 110 for item 5, 90 for relocation of CAT 6 network point and 40 for installation of cooking hood point

  8. Got my keys in late Dec 2013 and finally after months and months, weeks and weeks of meeting IDs, contractors of all shapes and kinds. When most of the neighbours in the same estate have already moved in.(Sometimes, do feel abit awkward when the neighbours have already moved in for months and we are at still at the prospecting stage of the renovation, meeting IDs,contractor at our flat for dicussion.)

    After countless of meeting, we finally managed to commission a ID to do up our BTO flat and the works will be starting on friday.

    Our ID have also drafted a plan for the delivery of the work.

    Friday- Haulage work

    Saturday-Tiling and meeting the electrician (Will consider to get my contact if the price is too steep).

    Monday-Build partition, Aircon installation, Aluminium work measurement

    Tuesday - Vesak Day(No work)

    Wednesday - Electrical work, Glass works measurement

    Thursday - Painting of flat

    Friday - Painting of flat

    Saturday - Painting of flat( Delivery of items required for renovation items, lights, storage heater,kitchen sink,tap,mini spray, spray valve, miscellaneous accessories, cooker hood and hob )

    Monday - Lights installations

  9. The ID charges u GST and does not include the electrical work in the quote, ask for a more itemised quote from your ID ?

    No GST from the contractor, the haulage fee from the contractor seem abit high ? How come there is 750 quote for installing bathroom items ? what are you installing in your bathroom?

    Lastly, please do not take my comments seriously as i am a noob. According to the ID doing my house, the haulage fee is charge by the town council or etc, there will be a receipt stating the amount.


  10. Sorry was busy with hunting for accessories needed(Fridge, washing machine, kitchen sink, aircon) . As planned, my renovation would start this coming friday 9/5/14 and hopefully end in few weeks time as per planned.

    Crossing my fingers and hoping that the renovation would be smooth.

    Note: the above quote does not include electrical and haulage disposal. As per the ID, i would need to meet the electrician to dicuss the electrical works needed.

    Lastly i hope i would be able to manage and keep the entire renovation budget to less than 16k. (ideally in 15 k, not inclusive of furnishing)

    In the end, we settled for quote 3.

    - Budget and price, i have met countless of IDs, freelance IDs and contractors, even after i tell them my expected budget, they still exceed the budget and included alot of unneccessary stuff i do not require.

    - Time , i have been meeting all this renovation ppl for about 5 months and most of the neighbours have already moved in to estate.

    - Missy seemed quite keen on engaging this ID as she has seem his work.

    - The quote seem pretty ok as compared to some of the quotes that i have seemed where certain items are inflated.

    From the 2 quotes, which one you feel more comfortable with?

    • Quotations?
    • Quality of materials?
    • Workmanship?
    • Meet to your expectations?

    In the end, i settled for Quote 3.

    -Quotations:

    Quote 1 has GST and since i wasn't sure if i can cfm the contractor thus i never try to negotiate for it to be waived off.

    Quote 2 din include GST and seem to be cheaper as it is a friend's dad who is a subcon, but we are worried also if the friend's dad never do a good job and etc. So after getting the quote, we never ask much.

    -Qualtiy of materials:

    I am noob in renovation, thus no sure how to gauge the quality.

    -Workmanship:

    Unable to coment as well as most of them just showed pictures of their completed works.

    Meeting expections

    -Both contractors in quote 1 and 2 are able to point out and highlight some points which the other did not notice, so i guess both have different view on how to tackle this reno project.

    Lastly, i guess both contractors just listen to what we wanted to do and gave their opinion although i guess if i listen to their input first, the outcome might be different.
