  1. One contractor that saw this few years back (when the leak was so small) is the one propose to drill into the based of that glass wall. He believes the issue is on the ceramic that will be cracked and I don't have the original one to replace them.

    And this is water pipe.. the pipe leads into my water heater and then to shower head.

    Since Pipe is exposed, why don't lay them on top [not on the floor]

  3. frosted glass mount direct to wall.

    My layout is toilet bowl, washing basin, shower screen.

    Only when using the toilet bowl, you might see a dark patch.

    The Silhouette is very blurr. Can't even make out what is it.

    My door is never wet, cos there is another shower screen.

    I have 2 kids in their primary, they use them quite often.

    They enjoy using my toilet. investment worth :rolleyes:


  4. 1. Not true. Monthly installment = monthly principal + monthly interest. VL=Monthly installment x approximately 23yr. The longer the loan tenure will hit the VL because of the monthly interest amount.

    2. OA usage is very very limited, gov is smart. Depending on individual's comfort zone, 2yrs reserve should be quite ok.

    By the way,

    VL=Valuation Limits=is the lower of the purchase price or the value of the property at the time of purchase.

    Govt worry we may use too much for housing and run out of CPF for retirement so they set

    AHWL=Available Housing Withdrawal Limit

    This is a "LIMIT" that one can use, after which, you have to use cash, unless you meet another criteria, the "Minimum Sum" which is for your retirement.

    This limits do not consider the outstanding loan. It restrict what you can use.

    If VL=100k, CPF use=70k, Accrued Interest=20k, You have 10k to use before you blow this limits.

    So, to avoid this, either you pay full, or you stretch you loan. If, you pay upfront 90%

    with 10% loan stretching 20 years, you acrrued interest will eat into your AHWL.

    For your case, you had maintain your minimum sum, thus, you can still withdraw after hitting your AHWL

    I bought a resale 3 room flat last year (under single scheme)... Did a lump sum prepayment out of my OA, one month ago... HDB informed me when I did the lump sum prepayment, that the balance of the valuation Limit can last me until the 19th year (from the Valuation Limit)... Ie from 20th-30th years, I need to fork out hard cash every month...

    Lucky for me, I get to know this "Valuation Limit" early, so got to start saving or renting out spare room soon...

    Please go check with HDB and plan your finances early... We might earn an good income now, but whatabout when we reach 55 onwards??

    The AHWL is a moving limit.

    Using your CPF to make a lumpsum/capital repayment on your housing loan may make you reach the AHWL earlier, but it will reduce the interest charges.

    CPF informs members three months before the VL is reached and the AHWL becomes applicable.

    I'll be doing a road trip from SF down to LA then to LV & back to LA.

    Can anyone recommend some budget & decent accommodations in SF, LA & LV?

    As I'll be taking the coastal route & probably stopping for 2 nights between SF-LA leg, any suggestion on where to stopover?

    Other advises, recommendations & suggestions are most welcome too!

    Kinda rush, rush for 2 days. Accomodation depends on your itinerary. Suggest you get at least a 2 litre car. Insurance is expensive. Watch out for Police car on the way to LV.

    Suggest you dun miss the 17 miles drive & mystery spot. grab some peaches along the way.

    best peaches I ever had! Chain hotel/motel are the budget ones. SF lombard drive. Sept....

    All the flowers die liao :( LV got very cheap food. almost free :) If weather permits, might wanna go grand canyon. I miss both times due to weather :(

  7. Furnish or not, should not be debate here.

    Just rent as it is, different tenant different lifestyle.

    Mine was fully furnish, tenant dun want, I sold and threw away them.

    After 6 months, tenant go broke.

    Ever since, I rent them as it is.

    If they want more, top up some rent, I will arrange.

    Landlord still liable for appliances repair within certain period and amount.

    Main thing, must make sure your things are usable.

    Doors.. sliding, shower tap leaks, bulb, cooker hood.

    Keep them well maintain and neat, especially after every rental renewal

    Nett income is only 10 mths, considering, minus 2 months from

    Agency fees, conservancy fees, income tax, property tax.

    You really no have any budget to spend on furnishing except repairs.

    Rental yield for private is only 3% nia ...

    Trust me... tenant will appreciate more is your house is well maintain than furnish one.

    I bought my property under Residential Property Schemes and took a housing loan before 1 September 2002. What happens if I refinance my housing loan after 1 September 2002? Will the new housing rules - the revised CPF Withdrawal Limit and financier's first charge on the property apply to me?

    A: When you refinanced your housing loan (i.e. there is a new contract between your bank and you), the new bank will have the first charge on your property and a Withdrawal Limit will be imposed on your CPF usage. The CPF Withdrawal Limit will depend on the date you refinanced your loan (determined by the date you sign the contract with your bank - please refer to Table A below for the various CPF Withdrawal Limits. Once the Withdrawal Limit is set, it does not change with subsequent refinancing.

    If you are below age 55 and your housing loan is still outstanding when the total CPF usage for the property has reached 100% VL, you may continue to use your CPF Ordinary Account savings to repay the housing loan up to the applicable CPF Withdrawal Limit, if you can set aside half of the prevailing Minimum Sum. Savings in the Special Account (including the amount used for investments) and Ordinary Account can be used to meet half of the prevailing Minimum Sum.

    However, if you are aged 55 and above when 100% VL is reached, you may use the excess CPF Ordinary Account savings to repay the housing loan up to the applicable CPF Withdrawal Limit after setting aside your Minimum Sum cash component shortfall.

    When you sell the property, the sale proceeds will be used first to pay off your housing loan, followed by the CPF principal amount withdrawn and the accrued interest.

    But do note that DBS tie up the legal fees as 3 years ....

    Legal fees: Costs for legal services rendered in the property purchase and mortgage documentation relating to the bank loan; typically there is a 3-year clawback period.

    This may not affect you since your purchase you sgin the loan after 2002. But if not,

  10. For Studio Apt, do not need to pay resale levy.

    Its almost like renting from HDB, rental = $200 ~ $250 per month

    Difference is you pay 30 years upfront.

    Money is not always a considering factors.

    Sometimes, elders choose not to stay with their children.

    As they can have their life style.

    But, I do hope that HDB build SA together with other sizes.

    In this case, parents/child can live in the same blk but different home.

    Too many dedicated SA now, wonder why they wanna congregate them together.

    i looked through the HDB guidelines and no mention of that, so I'm just gonna take it that there's no regulation for that.

    Examples of Renovation Work Not Allowed

    Partitioning with combustible or toxic emission materials (e.g. plywood, plastics, asbestos etc.)

    All rooms must be properly ventilated, if fact the louvre on top the top of some old style HDB room should not be conceal.

    Also, if case, there is any fire evacuation via the window, there is no access.

    Wah, you chim le. think i go grind down the japanese horesradish. No lah just buy from Meidiya in tube..

    Got mood, put some radish below the salmon, never put the shiso leaf also la..

    think what, my kids eat faster than my cut.

    best way to eat is to apply some wasabi on the meat, then dip into the soy sauce.

    That way you get to taste the full flavour, not by mixing wasabi into soy sauce.

    What, I start to get hungry liao.

    you seem to be knowledgeable abt sashimi..

    What to do? My family of 5, all love sashimi. Once in a while, I will order from those supplier that supply to hotel/restaurant in 1 carton of like 10 air flown salmons, and we split among colleages. cost like $25 ~ $28/kg. For Chinese New Year, it is a must.

    The most diffiult cut is the toro, but taste the best, the tail is an easy cut, but my kids dun mind unlike me.
