  1. For homogeneous properties such as HDB flats, the common valuation method adopted is the direct comparison approach. This approach is similar to that used by a potential buyer when considering the purchase of a flat. He would look at the location, consider the age, size, design, height and other important characteristics of the flat and compare the prices paid for comparable flats in the locality. Just keep unit clean and tidy, offer refreshment to cool down his monotonous job. Throw $500 on the bed. Should he ask, just say"Eh, duno whose one leh" :)

  5. oh, u mean the one with Atco magnetic ballast? Tot magnetic ballast lasts longer than electronic ones?

    Last longer, not sure. PLL lamp is the patent name given by Phillips. As for the ballast, my friend change all his ballast to Electronics type, so far so good. Instant start and quiet.

    As for me... dun like all the simi ballast, will look for CFL lights. 11W can make 80w :)


  6. I regretted getting water-saving W.C.s. The reason why it's water saving is because the flush is not strong.

    I bought Claytan one-piece toilet bowl - you need at least 2 flushes before toilet paper completely disappears (and it's not as if I use half a toilet roll). For "chocolate cakes", you need to flush SEVERAL times - defeating the purpose of it being water-saving.

    1 piece Baron bowl 2 ticks, with soft closing seat. 1 flush okay. Of course need to use bidget to spray choc cakes first la :)

    I had use Mit Elect & Elect, both quite and cold (26c at low fan) All mounted on top of the room door.

    Only regret using ceiling rect 2X36 PLL rect lamp. Flickers due to the ballast and bulb fail in less than 6 months. Got time, will change to those CFL type. But initial cost a bit higher.


  7. Don't think govt will do like the Aussies. It contradicts Singapore policy. Foreign investment has traditionally been welcomed in Singapore. Tax Free Haven. Under OECD blacklist.

    Think they just got out of this list this year, after signing more than 12 agreement.

    This is like really a classic case of leasehold by HDB on FH land. But the land belongs to HDB.

    HDB just leasehold to occupant at a affordable price to those aspiring to stay on landed.

    Buyers may still be subjected to bank restrictions. 800k for 60years balance leasehold.

    Because, when further discussion with the cheaper one, I notice a lot of hidden cost.

    Also, the 1st contractor offer me realistics thing like why some reno need not be done to save cost, not cut on quality, Finally, he gave me a lump sum discount. Of course, since his is not a GST reg coy. I also save on the 7%

    It is okay, if from same bank.

    HDB check if doc is in proper order means.

    (HDB transaction)

    Bank LO date and quantum should be accompanied with OTP and valuation.

    Bank cannot offer LO without OTP and valuation report

    Thus, if valuation date is revised, Bank LO and OTP date must revised.

    Of course, the sales will be go through, HDB will advised buyer/seller to amend the date so that HDB records are in order. Subject to both party agreement (Buyer/Seller)

    Another support that T & P discharge PVC pipe should not go into drain hole.

    "Once siphoning occurs, the liquid (be it dirty water, household chemicals, oil, etc.) will be drawn back into the water heater tank, thereby contaminating the household drinking water supply".

    If PVC discharge pipe terminate at the drain hole, if your drain hole is choked and full with dirty water, your water heater tank will be contaminated.

    About the T &P valve:

    "A safety device called a temperature and pressure relief (T&P or TPR) valve, is normally fitted on the top of the water heater to dump water if the temperature or pressure becomes too high."

    Thus, if there is water coming out of the T & P discharge PVC pipe, there is problem with the water heater (You are right, it may not be in the T & P valve). It is either in too high pressure or too high temperature that your water heater generates. Another possibility is that the T & P valve is spoil (loose or damaged).

    If the discharge PVC pipe terminates near the wall and filled with gushing water from the water tank due to too high pressure or temperature, the wall will be wet, isn't it even if there is no pressure? If there is water continuously dripping from the PVC pipe near wall, the wall near it will be wet isn't it?

    LOL ... siphon occurs due to pressure difference, from high to low. NO WAY, from drain hole to heater.

    Okay, just to tease your mind. Why when you suck your straw, water travel up. Thats because our mouth create a vacuum (low pressure). Blaise Pascal theory still stands, unless you have new discovery. Then I guess you can save using those submissible pump for construction work :)

    You would want to replace the T & P valve if you have water coming out of the pipe and it is draining either on the floor or in a floor drain.

    You are right, The T&P valve should not be connected to a drain. If the valve did open, a sign that a problem exists, you might never know that it had opened. But then there are tell tales sign coming from the water heater tank that sounds like it is spitting water out or banging.

    Okay, T&P valve open if T&P exceeds in the tank. Once T&P normalise. Valve will be close again.

    Inside the heater, there is a float valve that close supply once desire water level is reached.

    2 valve, my dear sister, 1 for T&P another for water level. So water will NEVER CONSTANTLY drip to the PVC.

    Unlike the Copper, if stop cock is constantly open, regardless whether you use em or not. Water is still constantly coming in, due to your siphoning theory.

    For PVC pipe leaks, you find wall is cold,moist and fungus liked, but water will never seeps through wall.

    Only Copper with pressure difference due to "SIPHONING" can squeeze water through you wall.

    You don't trouble shoot T&P problem by the PVC pipe. If T&P fail, basically your water is not hot or is trickling in small drips.

    PVC pipe is to drain excess water, thats all.

    Okay, lets get this straight, Copper = close end (pressure) , PVC open end (only gravity)

    PVC(without pressure) will not cause water to seep through walls. You need some pressure for the water to seep through walls.

    Open you floor drainage hole, the PVC pipe is IN THERE!

    The gushing sound are the other PVC pipes from your wash basin.

    Like I say, it is the Copper not the PVCs....
