  1. I don't think there are any standard payments; different firms have different contract payment terms;

    There are

    1) 30% Downpayment, 30% Upon Commencement, 30% progressive, 10% Upon Completion

    2) 10% Downpayment, 40% Upon Commencement, 30% Upon Carpentry Work, 10% Upon Completion

    3) 20% Downpayment, 30% Upon Commencement, 20% Upon Carpentry Work, 30% Upon Completion

    Then some must pay design and consultation fee first. Basically, you should request for whichever payment you're comfortable with. You do not want to pay too much in case the ID/Contractor is a fraud. You also can not pay too little cause they won't be able to buy materials/supply labour and stuffs. Most companies I've talked to are flexible with the payment terms.

    just to share with you guys.

    I have recently renovated my place with this 50+ years old contractor who is working with his son. I decided to settle for him because he was able to answer all of my technical questions and his son was able to provide good ideas on design. I went through several IDs but most of them either lack the technical know-hows, or doesn't seemed to be bothered at all; prices were very high for textbook designs.

    I also went to talk to my neighbors who told me that the contractor left an apology letter for causing noise, and even gave them noise reduction ear plugs. I have never been more impressed with any other service. In the end, a few of my neighbors also engaged their service for a few minor work.

    My contractor was able to take care of my place for me, keep clean, constantly supervising the work done by his workers, and quality check for me. As I had some difficulty in generating income, they actually told me that they'll do the electrical work, and a few miscellaneous for me themselves to save cost.

    I thought that renovating and moving house would be a harrowing experience but they proofed me otherwise. No doubts I had a few rectification works (chips off wall, minor repair work on carpentry, additional power points), but I wasn't afraid to call them back to assist me; I actually felt like they were my friend already.

  3. My contractor painted for me first before I called the grill person down cause he didn't want any paint on my grill. the grill installation posed no problems for me. He also helped me supervise cause he also installed carpentry while my grill contractor installed the grills. After everything installed, general clean up and touching up of walls. for chipping he will plaster, not with cement but the whiter and softer one they use to patch holes. After patching he painted over and it looked perfect.

    He told me for patching they will straighten out to uniform with the wall before painting over.


  4. If small place... and if you do before june.. 6k should suffice for a small room. Must take note of any removal of wardrobes also. Might as well you call me contractor ask cause got some stuffs that we normal people don't know haha. PM me for contractor contact bah.

    If you want really cheap.. tiling find contractors. wardrobes find online or IKEA.


  5. If I understood your post correctly...

    Inside a power socket, as you have peaked, have 3 wires, one red, one blue and one brown (Live, Neutral, and Earth). When you see 6 wires means they are for two sets of sockets(or just placed inside because there's an extra set). An electrician would be able to connect another set of wire to your existing socket to create another set of socket, or use the exiting set to create another socket. You can basically create a few others but the safety amount, I'm not so sure. Judging from your items... those are pretty normal for work desks. I don't think you will have any issue.

    Don't trust what I said, learnt from my electrician hahaha. Better to call an electrician down to see. If you want PM me for contact bah. Since it'll be better if you call him and ask him directly.


  6. Why your wardrobe so expensive? Thats like 400 per square feet... and additional for being above 5.6ft? normally they charge for full height and no additional for being above a certain height.. My contractor quoted me lesser than this amount for about the same length and full height.

    I think quite expensive for your carpentry. maybe your contractor cut you carrot on carpentry. the rest seems okay.

    You might want to ask a few other contractor.

  7. Data point and SCV point should have been included in the original quotation no? mine was included when my contractor came down to quote me. maybe yours work differently.. but i was charged..

    1) Data point - 65

    2) SCV point - 90

    Of course maybe he charge me better price cause he did my whole place. so electrical he didn't earn much from me cause he showed me his payment to the electrician; slightly above cost price nia.

    and for the acid wash.. abit don't make sense. usually they charge by per room. The acid wash they buy cost only how much. I'm not au fait with this so don't take my word for it. just my two cents worth. I was charged by per area; I also clarified if I didn't want to wash an area what will the new price be. My contractor told me he charge me by per room so he will take out by per room.


  8. My contractor was willing to do cause I always let him settle my house needs.

    I think goes both way.. using logic;

    1) Relaminate - Easy fast money, lesser.

    2) Tear and reconstruct - Harder slow money, more

    Depends on the contractor I guess? Carpenter may not necessarily charge cheaper cause they won't sell you at the price they give to contractor also; got chance earn money they confirm will. I find that the older generation contractors more willing to help cause they want to build relation. The newer generations IDs and young contractors won't really do so cause they want to chiong the big projects. Two cents worth


  9. I did my previous old house. really depends on the build of your cabinets and wardrobe lo. Mine was laminated so my contractor relaminated for me. changed the hinges and door handles too, and to soft closing. I forgot the pricing cause it was quite a while ago, but it was reasonable. The cabinets and wardrobe came out looking and feeling as good as new. Better to relaminate if you're okay with the current dimensions of your cabinet and wardrobe.


  10. Scared lei. I'd rather pay a lil bit more and buy what I've seen and felt. besides, there're alot of carpenters in singapore who can customize for you and you can choose the laminates. I looked online for 'designer' level furnishing and showed my contractor to build for me. Quality definitely enough for me. from paying $1200/- for a wardrobe compared to $6000/- for the same thing, better quality, I'd say its a good deal.

    Lorenzo furniture loos gooooood though. I think going down to a shop to look, feel, and buy is a very good experience in building a home with my family. We had lots of fun sourcing for furnitures ourselves. just my two cents worth.


  11. Yeah, my contractor advised me against quartz because it is still synthetic. I'd say its a very mixed review. I went for the granite because of 'feeling'. I'd prefer putting my food on natural stones rather than synthetic material. Personal preference I guess. There's also a big hoo-ha over the radon gas. so.... safety to my family and my stomach.. granite!
