  1. Appoint 1st agent to market my HDB Flat on non-exclusive basis this Sept. No offer and fewer viewer coming to Nov time, and upon last viewer came on Sat, check it out and no sign of interest, I decided to look for another agent on next day. 2nd agent call up to my flat and he claim that he only market flat with exclusive agreement. I was hesitated but still signed on without thinking too much into detail as was anxiously wanted to sell off my flat quickly. 2nd agent claim will contact 1st agent about the agreement we signed as they know each other. Less than an hour later, 2nd agent call up and said if the1st agent claim to get an offer from his earlier viewer before the exclusive agreement signed, he wanted to be part of the negotiation deal. I thought it is just a sale talk and don't really interested to know further as no evident show that the last viewer brought on a day before keen to offer. But subsequently, 1st agent called and told me that the last viewer on Sat has expressed keen interest to offer and can close the deal. I told the 1st agent to go ahead to negotiate and finalized the deal if he can. On the coming Wed, I sms the 2nd agent and told him about my intention to let the 1st agent to continue in this week to close the deal if he can and our exclusive agreement to be delay by a week. We spoke on the phone and he agreed after I keep insisting on my decision. The 1s agent managed to close the deal and I inform the 2nd agent and send a letter to this agent company on my decision to terminate the exclusive agreement. The 2nd agent company call up and claim they cannot accept my termination and insist me to go to their office if not they will take the necessary action. I was caught by surprise on this rude and threatening statement. We met up subsequently, the 2nd agent, the company representative from legal and was further threaten with legal suit if I sell by flat now to claim their agent fees. The legal rep even claim that the 2nd agent cannot represent the company to make changes to the signed agreement through any form of agreement. Another word, they admit having such verbal agreement with me but now can denial flatly. Further threaten to leave it to the judge to believe my word or not. I was frustrated at this kind of comments and what the KIND of this agent company reputation is it (DW) ? Now stuck, cannot sell my flat and new house will be ready soon, loss the opportunity to sell at better price now compare to later time ?? As for the agent and the company, what losses they incurred, no advertisement, no viewer brought in and now wanted to have a cut on commission fees for the flat I am going to sell? DONT UNDERSTAND THE LOGIC BEHIND THIS KIND OF EXCLUSIVE AGREEMENT!! Totally no recourse and protection for the seller!! Sigh!!
