  1. Hahaha...what to do? Already shifted in liao. There are lots of cut leg feeling here and there.

Anyway, other than that danm tiler who screwed up my floor, the rest of the renov is good. I have no complain.

And the after service is good too!

Anyway, before this, I nearly to sign up with De Palmco.....luckily I did not.

The others such as Ho Bee and Jade.

lol. Yes I have read ur blog too. really quite a nightmare.

I dun think there will be discount or compensation given. At most it's retifications. Since in the first place, already set aside tat sum of money for reno, jus dun wanna exceed budget and hope everything do nicely will be happy liao.

No amt of compensation can compensate a poorly designed house right?

  2. Yeah, I agreed with you.

I do encounter not a good experience with the id also.

I complain to them and glad that they have sack the granite tiler.

I should have ask the tilers for compensation! I forgot!

    But what done is done.

    I just moved on.

It's not easy even when it's recommended by frenz or in the forum. Really cannot 100% trust too.

Dun expect perfection but expect up to expectation. :bleah:

  3. Actually the blum system is very cheap and easy to install.

Just ask Tony to help you install lark.

If you have the driller, just drill the nail onto the blum system.

Of course the nail must not be longer than your cabinet widith.

thanks h4happy for ur feedback. well my carpenter turned out not to be ah hai. guess jus have to try out the runners. spoilt then change lo.

Since gina's runners are heavy duty '3-layer steel track', which some forumers said tis brand is ok, I din buy blum or other brand runners, so save $ ba.

  4. You forgot to factor in kitchen cabinet, kitchen top, etc....

    That cost money too!

    Thank you for your replies...

Let me just explain why we're looking to totally renovate the house. It may be my phrasing is wrong, I don't know. The technical terms are just quite overwhelming. Heh.

We've seen quite alot of 3 room flats on resale. And most (if not all), have not been renovated for 10 years at least (from when the first owners bought the flat), and poorly maintained. These are about 200K - 210K (220K max for old flats in good condition) - Valuation Price. COV most of them want 10K. Those renovated ones are about 235K - 250K - Valuation Price. COV, most of them want 15K - 25K.

Hence, my husband obviously wouldn't want to buy those renovated ones, since firstly, it's not worth it. We'll be paying about minimum 250K for 3-room flat, renovation already done for like, 5 - 10 years? As compared to if we buy one that needs total renovation, if we pay say 10K COV, renovation, if I give high estimation, say 25K, we're effectively paying 245K for a brand new flat.

Secondly, the renovation will be catered to our liking, to his design. Of course, we'll still try and be practical and not get those very high end tilings and all. =) We'll still want to have what he designed for the house, but we'll do it within budget. If overshoot the budget, we'll just have to forgo some stuff, etc.

But thanks for the replies so far, have read all and some of the T-Blogs. Have a better idea what we want, and our budget. We do have cash saved up, and we can afford to get a loan which we can repay in 3 years maximum. =) (My aim actually, which is doable =p)

  7. I also have this encountered before.

But that was when I already moved in.

The air con suddenly turn on by itseld.

    Mine is Mitsubishi Star Mex.

Called the air con man to check.

Due to sensor, something like that.

    After adjust, all ok liao.

Anyway, I think if you still not move in yet, turn off the main swtich (compressor).

    Hope that helps.

well tml the air-con technican coming to check lo. but i already upgrade my pipings to thicker inslation lo. dsc00557y.th.jpgdsc00555e.th.jpgdsc00556xwb.th.jpgAiyo like so lousy waste $ upgrade. :bleah:

  8. My kitchen cabinets, display cabinets, all doors have.

I think is the normal type as I saw my neighbours (same id) also using the same.

    So far, ok for me.

I seldom cook, and door always closed.

So, cannot really give any feedbacks.

But if you go to ikea, their blum system is kind of good stuff.

Except my drawers dont have the blum system.

You may ask for one for your drawers.

    Hi all,

Need to check whether anyone use Ah Hai's own brand of runners i.e. his normal ones, the soft closing ones and the heavy duty ones.

    Any problems with tat?

    Or buy own runners safer?

    Appreciate ur feedback. THanks!

  9. If your painter is Vance or Ah Guan, you can 100% rest assure.

    His skills is very good.

Before painting, normally he will like to talk face to face about how they do...

    Thumbs up for the painter.

Hmmmmm...mine (grouting line) also like that...but it is better to have the whole floor wash up, then feel it with you leg for any cut leg feeling....

    Good Luck!

But I thot the width of the grouting line should be even. If not looks weird on the floor with some having thick grouting lines and others with thin ones.

Painter dunnoe yet. Next Monday do air-con installation. So Tuesday then do painting.

  10. The gap (grouting line) is for expansion especially during humid days, the tiles will expand. If no gap, the tiles might crack if it expand.

    Btw..who is your painter?

Pinklady I dunnoe the standard guidline, hence post the pics out. Actuali can see increasing thickness from the T-joint to the sides. If it's the norm then I'm ok with it. Cos white grouts can be a nightmare as the bigger the gap, the easier it gets dirty. :bangwall:

And thanks pinkpetter for the explanation. But won't those paper get stuck there when the cement dry?

  11. Hello YG,

    Watermarks??

I did not notice that for my granite top.

There is 1 incident that during heavy downpour, my granite top (imperial golden) was soaked with water!

A small mini poo cos the water did not flow out into the bottom cabinet!

Now actually I did not bother wll those watermarks liao.

    Too lazy to clean.

Aiyo...I need to instal the door bell, forget all about it!

    HAPPY

we are not the same contractor la, lol..

btw i heard from many people that they also have watermarks leh

  12. SINGAPORE : It may be a property buyers' market now, but the poor economy has brought woes to another segment of the housing industry.

The business slump is turning contractors into casualties of the recession, forcing some to tout for business.

Residents in Punggol have recently become the targets of touts. Several callers to Channel NewsAsia's news hotline said they had been approached by many contractors seeking to do renovation work on their homes.

Checks with these contractors revealed that they have resorted to such tactics because of the bad economy.

The Singapore Renovation, Contractors and Materials Suppliers Association said the renovation business is undergoing tough times.

Many contractors said new home owners are now holding off plans to renovate. Those who do plan to have work done are asking for lower prices.

The number of customers defaulting on their payments has also risen in recent months.

On top of that, the Housing and Development Board's (HDB) Build-to-Order scheme, which offers flat with standard or premium finishes, has drastically reduced the need for contractors.

"Many of our members say they haven't had any jobs since the start of 2009. If the situation continues, nearly half the contractors in Singapore might close down," said Lim Ah Bah, honorary advisor of the Singapore Renovation, Contractors and Materials Suppliers Association.

Under the HDB's Registered Renovation Contractors' Scheme, registered contractors are not allowed to tout or solicit for business in HDB estates. Those found guilty of such offences can be fined S$500 and given demerit points. - CNA /ls

  13. Hi Neighbours

    1) How about extra 3 hole plug in the master bed room? How much is your con charge?

    2) How about tv point? For 4 room?

    3) How much is installing light includes running of wires with casting?

    Thanks Neighbours!

    Hey

    did you dontate rice?

Today, 2 ladies came, I donate 1 packet (2 kg rice).

Wanted to buy 10kg, but too heavy!!! No strenght liao.

    Hi Vitamin C,

Guess yr price should be alright bah. My contractor's inhouse electrician is charging me $35 per extra lighting point, and $10 for installing per light. :furious: Your rate is cheaper than mine. What's yr total amt?

    Neighbours,

How much did you spend for the whole hse electrical services? My as of now is $1.8k, might still have add-ons later! :bangwall:

  14. Hi YG and guys

When you experience water keeps flowing and even you off the tap, dont panic, below there is a tap, just turn off that tap will do. Even the basin, toilet bowl all comes with hdb extra tap in case the tap spoilt, you may off that tape.

I can only help that much.

    HAPPY

$8 per downlight is abt the market rate..

lighting point i m not quite sure, forgot liao

My mbr tap spoilt. When i on the tap, no water came out.

Heard that some case even worse, they on the tap with water flowing but when off the tap, the water still flow.

call town council on last Wed. Town council said they will ask hdb contractor to call me. Wait till sat morning still no call. I cant wait anymore, so i called for my own plumber instead. Bought new taps and installed the new tap. Now everything is working fine but cost me nearly $80 for the new tap with installation.

The contractor who build our hse is "China Construction". booo

gave us all the lousy material. Service is poor also

    Thanks!

    HAPPY

  16. Hi MACE and fellow forumers

    Need your advice urgently.

I am not happy with the granite tiles being laid. (Already moved in liao).

The grouting lines are rough and some even got cut leg feel.

    What is the remedy?

Until now the granite tiles are patchy.

When I think of it, I feel very upset.

    HAPPY

  17. Yes, just came back, is a charity event.

You need to buy $10 tickets for the games and food.

Nothing much, just do a bit of charity, bough 3 tickets ($30), and let my kids play....just a charity lah.

Good thing that my living room is facing towards the TB plaza! So, cannot heard much.

Anyone has any idea of the event today organised by HSR? Super noisy and the KTV is unbearable. :(

  18. Hahaha...anyway, bring my kids......bring them to play games, and my kids have the face keychain too! Food is ok, drinks are nice and coffee is good too!

And each unit also has a metal cup. You got it?

ya, maybe one of them is me. my dog was a mini schnauzer... :yamseng:

Hello JAZZ, should sms me and I can help you take the food!

gone down to take a look but too pai seh to eat the free lunch heehee....

  19. Just my 2cent...poh joo did sell toilet accessories (package) as there is a display set near their back door. I bought 1 set and after use it for more than 4 months, it started to rust.

Yeah, the guy told me it wont rust. But it really started to rust.

Go for chicken brand, it expensive but it worth it. I bought 1 and installed at my toilet wall next to the water heater. Unitl now, no rust! Value for money.
