  2. We have all sorts of new policies implemented but till now I don't see any which really focus/address to the real problem, the supply of a roof over our head. What HDB had came out is only slapping off those speculators/investors but not meeting the huge demand of ppl who needs a home. The sentiments will most probably bring down the COV for a while but when the real open market resale "demand vs supply" comes back to the kick..... I think we'll be back to square one

    What you are see this week, there is a drop in ppl who are selling. Ppl are holding as they may be subject to new rule if they sell and buy again. Property developer are also consider holding new launches. So, genuine buyer are affected, less to choose from.


  3. 1. Address change is to add "weight" in appealling for switching.

    2. Already stayed >MOP already=owners don't need to stay there anymore & the whole unit could be just give "foc" for uncles/aunties/friends/colleague..... to stay = need not to inform IRAS, unless rental with consideration($). FOC whole unit subletting need to get hdb's approval hor

    3. Once IC's address change, IRAS is "supposed" to be notified by the SPF, and know which property is "owner-occupied", and the 4% & 10% "supposed" to be done correctly & automatically. But not the case, IRAS keke....You need to "write in" to inform them and they "acknowledged" then the whole is deemed complete.

    LOL .... The standard property tax is 10%. For new and resale HDB flat owners, you need not apply. The owner-occupier concession will be automatically granted to you

    owner occupied is a CONCESSION, that may be GRANT to you, only if you APPLY, not automatic for Private House :)

    You just bought your home and your are counting your paper gain. Know that you fall under the 1 year rule sell group. Whats the matter ? tracking the trend, worry the new DTL with the 2 new stations in TP gonna draw away your potential buyer :)


  5. Wow, just now kapo check out my area 3'NG' flat at Tampines Resale Price for August from HDB website. Unbelievable that a unit in my block transaction at $380,000.00 . :jawdrop: During July was only transaction at $338,000.00 . The seller must be smiling happily to the bank. What your view?

    August transaction reflects April/May submission. No the current conditions. Thats why even if sales volume drop, true current value will be been felt at the end of the year.


  6. The new report will not supercede the old report. You can have as many report as you want. Each report cost $180. Just furnish the report that you want to the HDB officer.

    I got 2 valuation report prior to my 1st appointment and I used the newer report as I can save a bit more on COV. I did called up HDB to check and they are perfectly fine with either report as long as the valuers are HDB assigned valuation firm.

    Hope this little info can help.

    The date of the latest VR must be before the signing of the OTP date. Need revised OTP date.

    Also the loan agreement date must be after your latest VR date with the revised loan amount.

    No big deal, HDB will advise agent on this amendment. Transaction will be proceed accordingly :)


  7. Change in Address nothing to do with property tax.

    Change in address is mandatory by Immigration & Checkpoints Authority (ICA) within 28 days.

    For property tax,

    If you own and live in a private residential property, you may apply for the owner-occupier concession, by default it is 10% based on rental.

    For new and resale HDB flat owners, you need not apply. The owner-occupier concession will be automatically granted to you

    What if I own both a HDB Flat and a Private Residential Property?

    If you own both a HDB flat and a private residential property, the owner-occupier concession will automatically apply to the HDB flat as HDB flat owners are required to live in their flats.

    But if you wholly rent out your flat and live in your private residential property, the owner-occupier concession on your flat will be withdrawn from the date of letting. You may then apply for the owner-occupier concession for your other private property.

    You need to notify IRAS within 15 days of the receipt of the rent if your property is let and rent is charged for the letting of the property.

    The penalty for non-compliance of the above obligation is an up to $5,000 fine and a 10% interest rate charge on the Property Tax payable (if any).

Renting seems like waste of money, since the amount equates to a monthly mortage payment, and any money that can be saved should be saved (did some calculations and reno + furnishings are considerable, esp without grant). Cannot buy HDB/resale since I don't know when I can sell the house overseas - don't even have an agent yet! And I am prohibited from selling to non-citizens, so my buyer market is now smaller. Any >1,000sqft condo seems to be too expensive. And, not sure if should ROM and continue to stay apart? Parents are quite traditional, and I'm definitely not moving in with OH (nightmare PIL, seriously)!

    I'm just wondering what happens if I simply buy now and be unable to sell the property? Not sure if there's any form of penalty, especially if it's not within my control. Called HDB to ask, and they simply said "write in".

    Yeah, that LKY statement was quite a stinger.

    Yes! write in, appeal, HDB will consolidate all your cases and may decide to let you in through the side door.

    Of course, they will not officially to the press now.

    Mohammed Ismail, CEO of Propnex said, “People who are affected in such a transition, as long as they can write in the HDB, showing the necessary documentary proof, for example, somebody who has paid a deposit of $1,000 and the cheque has been cleared well before the new ruling came into play, HDB will judge the merit of each individual case”

    Case appeal reasons :

    I’ll lose my deposit and the bank will penalise me a few thousand dollars because we didn’t exercise the contract that we signed. HDB has a rule that says if we do not buy, the seller can resell to the market. So whatever difference, we have to compensate the seller.

    You have nothing to lose, even they don't approve, after all, you have decide not to proceed the purchase if your purchase follows the new ruling :)

    Also, guys do you also know that

    You have to stay in the HDB flat for the 1st 5 years, and can only rent out after the 5th. However, if you do leave the country to study, you can apply for permission from HDB to rent your whole flat. BUT, do note that this rental period WILL NOT count towards your 5 years Minimum Occupation Period (MOP). This means, when you come back from your studies, you have to continue living in the flat till you complete the 5 years MOP, before you can sell!

    Guys, be more focus man, the RULE is

    All new application from 30/8/2010 REGARDLESS whether subsidized, non subsidized, new,resale,grant, no grant, hdb loan, bankloan, BTO, DBSS, EC.

    Flat all MOP is 5 years, then can invest in private property .... easy right :)

    Also the Cash 10%, not only subject to HDB,PTE ... blah....

    It is all across the board pertaing to property loan, multiple property with outstanding loan.

    Even for COMMERCIAL property loan ...

    private hospital is charging even more. my hb got to do a root cannal and fix up a cap like fake tooth (and just 1) for his fallen tooth cost him about $4k !!

    maybe can try edwin wang dental at thomson. a old pte clinic. my mum makes her denture there and its only a few hundred bucks.

    NTUC Dentalcare..em why never thought of that. I use them for my routine services.

    But, the dentist change frequently. Thought they only do the norms with some minor surgury

    and X ray. Anyway, will find out more from this 2 options.

    Understand there is a long que at the public dental hospital. ( $3000 ~ $ 4500 ) without surgury

    Judging from the way she manage, she does knows how to handle.

    if doctor can certify that baby do not suffer any physical/mental disorder.

    She can claim herself to be mentally disorder at that time due to culture shock ..etc

    Guess our govt will wanna close this case fast also.

    So off she goes .....

    Maybe she will be ban from entering here again.

    But then again, she may return with another name.


  15. Yes I agree some maids they behave like King they knw how to play trick infront of the employer.

    To me getting a good maid is like gamble, u nvr knw what they put inside the food and feed u, or bring lover back home do funny things or worst abuse ur child.

    If that employer nvr put up the camera, they will nvr knw how the maid treat their baby. :notti::(

    If the maid clever, next time, if they wanna abuse.

    They go to the toilet or their room where you cannot put the camera

    If cannot take it, just leave the baby to cry til baby sleeps.

    At least thats what some do to cure colic baby.

    At least better than toying with the baby causing permanent damage.

    Also why no pacifier meh ?

    By the way, now maid are like king.

    A little bit no happy, they go to Ministry of Manpower.

    Without any reasons, just say miss home, agency/employer must

    send them back regardless of any outstanding loan.

    MOM will tell them, don't worry about the loan, agency no more charge you

    Air tickets , employer will pay for you.

    So they die die wanna go back, don't even want transfer.

    So they take it like a holiday.


  17. all read? either the cable for green and blue spoilt or either the TV/DVD component for green and blue spoilt.

    There are more than 1 compoenent inputs, have you tried connecting to other component input?

    Read most of the manual, except for those function that I don't use.

    Will try using another cable. Can use other RCA ...those of Red,yellow, white type ?

    So long I connect them correctly, so that be okay ?

    Will try the 2nd comp input also ...


  18. previous generations of Plasma are suffering from serious image retention problem, and eventually may become burnt mark. However, newer generation, especially with pixel shift functions, may not have such problem for game play. Just enjoy you games :notti: I wouldn't want my eyes to compromise picture quality by going LCD hee......for anything.

    Yah lor, thats the reason, I go for Plasma due to game & fast moving picture.

    I am not too sure which part to adjust, can check out the manual lor. I dun own an LG. But then, there should be some color adjustment in your menu one. Going service menu maybe too technical for most of us. But if you want to give it a try, at your own risk, press the Menu button on your TV and menu on your remote at the same time for a few seconds. Service menu will pop out.

    Wah, so chim.... I dare not try, maybe, I will just use the "USER 1" picture mode.

    See if I can do some manual picture setting of the colour richness, at least it only affect

    the setup.

    Another problem I face is the component video connection. Try connecting

    the blue/green/blue from Y/Pb/Pr (TV) to Y/Cb/Cr (DVD Player)

    The cable that I use are those provided by Mio TV Singtel.

    But the colour is all red... Wonder weather it is a problem on
