  1. Sorry! Gonna disappear from Renotalk until my wedding is over! In the midst of preparing for our wedding in less than a month's time, and planning our month long honeymoon. Please forgive me! :sport-smiley-018:

On hiatus until 1st December! Anyway contractor J&E has told me to advise everyone not to contact them for their services until next year because they are so packed, they can hardly breathe. HAHAH <-- They say one.

    Sorry! And thanks (:

  2. Hi Lucidacid

Can you PM the contractor J and E contact number ?

May I know where you get the sofa and TV console. it so beautiful. :)

Pm-ed you! Got it from Sofa is from Castlery and Tv console is from grafunkt! (:

    Hi,

Could we have the contact of your stucco contractor? How much roughly did you spend on your stucco?

    Thanks.

    PM-de you! Spent about 2.5k?

KenCan's concern is exactly my concern too. I was actually very keen to engage J&E as my contractor, after reading so many good reviews about them here. However, I also read from HDB's website that it's a legal requirement to engage a HDB registered renovation contractor to carry out renovations in a HDB flat (doesn't apply to private property like condos). The fine for engaging non-HDB registered contractor is up to $5000. :jawdrop:

    http://www.hdb.gov.sg/fi10/fi10324p.nsf/w/HomeRenoGuidelines?OpenDocument

When I get a chance, I will call HDB to find out. Meanwhile, if anyone can shed some light, would appreciate it too. :)

Ok, to answer my own question, I have actually just called the HDB hotline. The officer said clearly that it's a must to engage a HDB-registered renovation contractor (as per their website). No 2 ways about it...

Alright. I understand your concerns. To answer your questions, I actually called HDB again and clarified from J&E.

It is a must to engage HDB-registered renovation contractor if you are planning to hacking works. (Do check the FAQ section on HDB's website) Your fine of $5000 only applies to those who did illegal works such as hacking the ceiling in order to conceal the wires for lighting, etc.

For any firm or contractors to register with HDB, they have to be in the industry for at least a year. So for J&E, they engaged their sister firm (Sub con) which is HDB-registered to do any hacking works. As of now, they will be HDB-registered in 3 months time.

I would appreciate if you call J&E to clarify with them if you are interested because ultimately I'm not their ambassador. Information is so readily available, I was baffled why it wasn't understood. Regardless, they are now full and will not be taking any more projects this year. Also, they advised people who are afraid or scared should not engage them. So if you still feel apprehensive about it, I would suggest that you give J&E a miss. Honestly, when I engaged them I did call HDB to check and I got a green light. Could be the way the question was asked or understood. You scared me quite a bit there. Hope I answered your question. :sport-smiley-004:

Do you mind PM your contractor details? TIA!

    Pm-ed you!

    Hello lucidacid,

Could you please share your contractor details?

    Thanks.

    Pm-ed you!

    @Lucidacid:

will you mind elaborating on how your contractor actually managed to achieve the thin frames, e.g. is it 1(or multiple) big panes of glass then he paste the metal strips on top of the glass, etc.? What material is the metal? Mild steel of aluminum? & as someone also asked earlier, how thick.thin is the horizontal/vertical cross-section of each metal strut?

    Thank you.

My contractor had a huge piece of glass, and glued the thin strips of powder coated aluminum. It does not hold any weight of the glass. It is about 15mm - 20mm wide!

Hi hi, can you pm me the contractor contact? Seem like ur msg box is full alrdy. Can we engage him for quotation before my house key collection?

Pm-ed you! They don't quote until they get accurate measurements from the actual site (:

Hi Lucidacid, I refer to the first pic above. What and how did you do those vertical lines on your household shelter hole?

My contractors removed the metal cover, placed plaster board over the hole and cut out the vertical lines! (:

  7. Have u tested the fan light?

Yes! The light is bright enough for my living room and the wind is okay. I wouldn't consider it very strong but it is enough for me! (:

    Hi Lucidacid,

Could you share where did you get the track light?

    Hi!

I got it from Ambience Labz in Ubi!

    Hi Lucidacid

Your place looks amazing. Can you share the contact of your contractor? Thanks so much. Hoping that my Reno will turn out as great as yours.

    Pm-ed you (:

    Hi Lucidacid,

Paisey once again, forgot to ask u is the fan provide strong wind? Is it noisy?

    Hi,

The wind produced by the fan is okay. I wouldn't consider it very strong. There are stronger ones by fanco but we chose this instead. Nope! It is not noisy at all! I can only hear the wind if I switch it on to high speed.

Love love love your place! Please share the contractor's details including the ones you didn't end up using :) TIA!

    Pm-ed you! (:

    Hi Lucidacid:

Would u mind sharing the contact of contractor A and Contractor J?

    Hi Lucidacid,

PFR is per foot run. Was wondering if you can share with us what is the PFR for wardrobe, kitchen cabinet, TV console and your flooring?

Thanks you and happy taking over.

    Well done!!!

    Hi!

Er... I don't know ley about the wardrobe and the kitchen cabinet actually. The price changes after each quote because we constantly asked for discounts. We looked at it as a lump sum and did not divide it into PFR. We bought the TV console as it was. So there is no PFR! Our flooring should be $6.90 psf! Sorry and hope these help!

Hi, can PM me the contacts for the 3 contractors & the one that you engaged for the stucco wall?

May I also check where did you buy your tv console? Its looks awesome!

    Hihi!

Pm-ed you! Thanks so much! (: I bought it from Grafunkt! I love it too!

    Hi,

    Thanks for sharing.

    Your new place looks great!

May I know contractor J is from which company?

    Are they registered under HDB?

Do they provide warranty for the competed work?

    Thanks in advance.

    Hi!

Contractor J is the boss of CX reno. Nope they aren't. Yes they do provide 1 year warranty, but after that 1 year if there are any issues, you can still contact them!

Hi keen to buy over some tiles. Tried to PM but think ur box cld be full. Cheers

    Hi spydy!

Really sorry! Cleared em' mails already! Will pm you!

    Hello Lucidacid,

    Much thanks,

    G

Hi! Pm-ed you! Hope everything will go smoothly for you!

  10. Hi,

Finally you are getting what you called a HOME. Congratulation!!!

Hope you have bought a Robot vacuum cleaner (Roomba/Samsung/LG) so that IT can help you to clean while you are out shopping and dinning.

Can you share with me what is your PFR for wardrobe, kitchen cabinet (top/Btm), TV console and your flooring?

    Thanks.

    Thanks XinYi88,

My current house (parents') has a robot vacuum cleaner and we find it to be quite useless. Grateful for your suggestion though. Hope you find no offense in my personal opinion. What is PFR? Pardon my noob-ness at abbreviations on reno stuff!

    hello lucidacid,

could you please share your contractor details? you hired multiple ones to do different things? do you have any contacts for electricians too or do they do it altogether.

    thanks! :)

Pm-ed you! All done by one contractor! (:

Congrads on the completion of yr lovely home.

Contractor E will soon be bombarded with my WA msgs. 😁

Thank you thank you thank you! (: He is already bombarded! HAHAHA! All the best to your reno! (:

Could I get the contractor contact too please?

OMG absolutely in love with your living area/hallway flooring! Mind letting me know the item brand/name/code? Thanks!!

Pm-ed you! Hahaha! It's Rustic Light Oak from Woodculture, a subsidiary of Hafary! I didn't like it initially but what you said encouraged me and got me thinking again! Thanks a lot! (:

    Congrats...

    Thank you DoubleEM!

where did u get ur sofa from? It looks really cozy and nice!

It's from Castlery! (: It is really comfy, no doubt! (:

Hi! May i get the contact of ur contractor? U may email me at khaian89@live.com.sg.. Thanks!

Sorry! I pm-ed you! I don't know how to email from here and I'm not comfortable sharing my email since it's mainly for work purposes! Hope the contact still gets to you! (:

    Hey there

The glasswork on your study room is beautiful - love it because the frames and lines are thinner than the usual ones that are seen, which can be pretty intimidating. The lines on your glass panels are exactly what I have been looking for.

Do you mind sharing the cost of the glasswork for your study room, and the thickness (width) of each horizontal and vertical frame line? Oh, and the thickness of the glass? PM me?

    Thanks!

I understand what you mean! Initially I wanted the thick frames too but I didn't want my house to look bulky and clustered. I'm sorry but I'm afraid I really don't have the answer to your question! It costs about $3000+ including hacking, clearing of debris, making good, glass, aluminum frame and the door. Not sure if it's cheap!

If you are engaging Contractor J like me, I told him I wanted the thin kind and this is what I got. So you can say the same!

Sorry I can't be of much help...

Congratulations on the completion of your renovation Lucidacid! I love your aluminium framed glass panel. I did aluminium framed glass panel for my study too and I regret not doing a thinner frame like yours :(

    Thank you SaltedCaramel!! (:

Nooooo! Thick frames are nice too! Depending on the theme you are going for! Industrial and Scandinavian theme would go well with the thick frames! I never knew the existence of such frames until it appeared in my house one day... hahaha!

  11. It's handover tomorrow morning! Finally, we can clean up the dusty house. Even though they have already sent the cleaner up twice, it seems to be constantly dusty because everyone is renovating their flats. The playground on the ground floor is being constructed too!

The house is actually done up, but my husband/fiance (Can't decide what to call him because our relationship is so ambiguous. It's like we have a flat, but we are not married yet hahaha. Fun.) I tried to take photos of the house, but I think they probably aren't doing justice to the actual works... Will take more on Monday after I clean the place up and put all my accessories into their places!

I actually spent much more time choosing and buy accessories than the furniture. Furniture makes it a house. Accessories make a home! (:

Meanwhile, it's 2 weeks to wedding photoshoot and I have so many things to do!!!:jawdrop:

  12. what a beauty studyroom, Mabel!

    happy for u!

Thank you for your kind words (((: Makes me feel like all the hard work is worth it :notti:

    Hi Lucidacid,
your study room glass panel looks great.
Your ID/contractor did it for you or u source yourself?
    Could you share the contact?
    Many thanks.

Thank you! My contractor did it for me! (: Pm-ed you! (:

    Hi Lucidacid,
I just saw the pictures of your glass panel door and wall for your study and I love it! Was wondering what was the quote for the glass panels? I'm planning to do this for the wall in my kitchen so need to budget. If you could PM me that will be great! Thanks!

Thank you for your kind words! Pm-ed you! (:

can i have J&E's contact number? Thank you. . thank you. .

    PM-ed you! (:

  13. The panels you have chosen are slim and near. Really nicely done. Gorgeous

Thanks! :sport-smiley-004: So happy to hear that!

    Hihi,

Nice reno you've gotten.. Really impressed.

Can i enquire who did you got your tiles & laminates from?

Can share share as i am also thinking of outsourcing it.

Would you deem it will be cheaper rather than getting from J direct?

Thanks a lot! :D:D We got our laminates from Woodculture which is a subsidiary from Hafary. Regarding the tiles, we got it as a personal favor from a friend who works for a condo developer. So we can buy all the unused Italian tiles.

It will be cheaper if you choose to stick within range of tiles with the given budget of $3.50 psf, but it will not be cheaper if you are going for Italian tiles! :good:

  14. Hi there

Can you please pm me the contractor contacts.

    Thanks in advance

    Pm-ed you!

    Hi Lucidacid,

Great to know u did background check as reno cost is our hard earned salary. Care to share what kind of background check u did?

Enjoying your reno journey write-up and thought of engaging a contractor (without ID) like u. But at the same time, doesn't want to run into problems with HDB regulation.

    Happy Living.

    Hi KenCan,

I've been to their showflats, in fact they are flats renovated by them and is almost completed. On this forum, I've checked with the people who have engaged them how they were like and if they were HDB registered. I even called HDB to check if it was even legal without mentioning their name. I wanted to keep the costs as low as possible. I asked them questions to check if they were well-informed about the restrictions and requirements of HDB.

Maybe you should call HDB and check with them all your concerns. I am afraid I cannot address them as professionally and accurately as them. Being a first timer, I am as clueless as you are. Also, I don't want to be held responsible for anything that isn't 100% accurate when it comes to legal stuff since I've no expertise on them.

    (:

    Hello

    photo_2015-08-03_22-27-14_zpsldjeygm9.jp

Sorry this isn't me but yeah, had to post this because I forgot to take one without a human in it. This is my friend who was so excited to come and see our house even before housewarming. So grateful for friends/relatives who have been so concerned about our renovations and feeling excited with us.:wub::wub: Loving my friends, family.... and my wall. :sport-smiley-004:

    photo_2015-08-03_22-21-28_zpsu5wr222r.jp

Our settee with storage is up! I was so against it when my husband wanted this. Our flat is already so small and I thought it would make our flat feel very claustrophobic. But I'm loving it! Gonna store all my books in it.

*My husband chose and insisted on this un-photogenic floor :(

It's going to be done. It's going to be done!!!

  16. Hi Luciacid,

I am renovating my HDB flat soon. Chance upon HDB website advising home owners to engage HDB/RADAC accreditated contractors. May I know if the main reno contractor(J/E) is HDB registered?

What are the implications between contractors that are HDB/RADAC registered in terms of payment/warranty/legal context and those that are not?

Because I have received many flyers at the doorstep and 90% I checked are not HDB registered. Is it so important to have a contractor that is HDB registered?

HOPE fellow renotalk bloggers and readers can explain further?

    Hi KenCan,

Contractor J isn't HDB/RADAC accredited contractors. And precisely because of that, their prices can be competitive and yet the quality of work is still so good. I understand that to be registered, one will have to pay a sum of money to HDB to stay registered. If you engage an accredited contractor, it is sort of like an insurance of their work and an assurance that they know every restriction and requirements of HDB renovations. So far, I'm not sure about anything else but using a non-accredited HDB contractor hasn't caused me any issues.

If you engage a non-accredited contractor, you cannot claim if they just disappear or run away. That's the risk. But I know contractor J won't since I did many background checks, so I took a step of faith and went ahead.

That's my understanding but feel free to correct me if I'm wrong (:

    Hihi

If u dun mind, would like to request the contact details of contractor A and C.

    Tia

    Hi Xinx,

I don't know any contractor by the name of C... Pm-ed you Contractor A's contact! (:

    Hi,

Able to share the contacts of your 3 contractors?

    Thanks!

    PM-ed you!

  17. Yes, if you can share the supervisor number with me as well, that will be great. Can't wait for my defects and screeding to be done soon...... :P

    Hi shiwei71,

PM-ed you already! Hope everything will go well for you! (:

    Hi Lucidacid,

Hdb contractor (Ah guang) called me, said he will be doing the screening for my bto. I asked him for his supervisor's number and he refused to give me.

I got read your post about he done a bad job on the screening. Do you have his supervisor's number? Can please share with me.

I can call his supervisor if he done a bad job on my screening. Thank you

    Hi vincentwt,

Yes he is very shady. He refused to put his name or anything on the receipt/invoice issued to us. PM-ed you the supervisor's contact. He is the highest you can go already! I really hope it will be a smooth floor rendering for it. It gave us a lot of headache.

  18. Lelong Lelong! We bought too many tiles!

    photo_2015-07-30_10-58-04_zpscdrgkne0.jpphoto_2015-07-30_10-57-43_zpsbjrikvjt.jp

Letting go of these D91529 porcelain tiles (150mm x 900mm) at $1.50 psf. Approx 5.8sqf (4 tiles) left! This tile is one of the best thing that happened to me. It really looks like wood. In fact, my MIL came and asked us why we use wood for kitchen flooring and toilet feature floor.

    UPDATE: SOLD.

You can use it for your toilet as a feature wall or floor. It's really the best thing ever! (:

    photo_2015-07-30_10-57-56_zps7snzz0yc.jp

Ignore the ugly feet :sport-smiley-018: Italian tiles, Fiordo Marendo (300 x 600mm), letting it go at $2 psf. :notti: Approx 28 sqf! (14 tiles left) left!

    photo_2015-07-30_10-58-01_zpssy0hqjz5.jp

Matt black Native Stone Italian tiles (300mm x 600mm), letting it go at $2. My favorite tiles because they are matt!! ((: Maybe that's why I bought too many... approx. 79.8 sqf (41 Tiles) left. My employer bought some of this tiles and used it in our centre's toilet as flooring! Works well if you have ventilation. If not, I find it abit slippery.

    photo_2015-07-30_10-57-30_zpshffxy6fi.jp

Common toilet wall tiles... I don't like this the most  . But this is my husband's favourite! Hahaha. Our most expensive tile - Mikonos Italian Tile 300 x 600MM. Letting it go at $3. Approx 19 sqf left (10 Tiles).

We also have two doors, so neighbors, if you want them, do contact me! (:
