    We did buy track lights from Taobao but the track seems very flimsy. My contractors and even the electrician suggested that I don't use Taobao for electrical items that will be fixed permanently. Another owner used taobao, and not even one month after the renovation, the lights started to flicker. He even had a video to show me... At first we were very skeptical... Maybe he wanted to introduce us some local shop and earn our commission.

    But he didn't. He didn't even have any shop to recommend but he just suggested that we don't get lights from Taobao!

    So... to answer your question, we got it from a local shop (:


  2. Thanks neighbour! Anyway read about your experience with the hdb screening. It kinda seems like ah kwang(guang) is the contractor for fvrg. So, fingers crossed for my screening... did J/E suggested for any self levelling screening to smooth e floor?

    Yeah he is... J+E did suggest self leveling screeding but the height of the screed cannot be changed anymore since it was already done, and it was the highest that they can go already. Plus, self leveling cement is very expensive! :jawdrop: hahaha! (:

    I didn't hack anything. Actually, I still find it very small... It's really probably the lighting. Once the light was fixed, we were all wow-ed by the kitchen! Before that it looked really dark and small...

  4. Hi can u kindly share what is the laminate code used for the kitchen cabinet(the brown side panel), bedroom wardrobe and dresser?

    Choosing of laminates is giving me a headache.

    Oh trust me, We forwent our sleep in order to choose the laminates, and personally, I still regretted my decision to do such a complicated pattern for our bedroom wardrobe...

    For the Bedroom Wardrobe, we chose WY 1248D, Gomera Nogal Horizontal for the border, and it's brother WY 1247D, Costa Nogal.

    For the dresser, it's WY 1248D.

    For the kitchen cabinet, it's Alfonso Noce Roma, WY5241D.

  6. hello neighbors! how long does the whole house take to complete renov by J and E?

    does the 35K inclusive of flooring and electrical works? if not, may i know how much u spend for both and your reviews?

    am collecting my key really soon and yet haven found any contractors /ID.

    For J + E, because they are in demand, our house can only be completed by the start of August though we contacted them end May when we collected our keys. Its $32k now including electrical works. They overlayed our toilet and kitchen wall and floor tiles for us, we provided the tiles. We outsourced our living + bedrooms flooring as we got laminates! (they only do tiling) (:

  8. hello! understand tat you did laminates for your flooring and got HDB to do cement screeding~ is there a need to increase the screeding height (hdb provides height of 40mm) and at any additional cost? Thanks thanks in advance!

    Hi Chower!

    Yes I'm doing laminates, which is 11mm thick. I got HDB to do screeding for 50mm height, which is 10mm more than the standard. I paid $550 for it and they used prepaid cement for my house. We did give the workers some additional money but it didn't work. We merely gave them the chance to tok us. Just call the supervisor if it's not smooth enough. Their supervisor's word has more power than money. Depending on your district/estate, the allowance for bumps is 2-3mm or 3-5mm. Unfortunately, for Ang Mo Kio Town Council, 3-5mm is their allowance. So if we have bumps within that range, it is still considered smooth. :jawdrop:

    You can check with some of the RT forummers on the brickwall from TB. Since they are the home owners, they can tell you if the "flaking" stops after a while. Personally, i will go for stucco as cleaning is never fun for me especially not brickwalls.

    But at the end of the day, if you look at the wall & sigh, then might as well go for something you really like. It's your home and your walls after all.

    Thank you so much for the advice. I was thinking I'll probably not get many replies and then it will still boil down to my own preference. There are too many posts and since I'm so occupied with the renovation, it's tough to scroll through the many pages and check out the details. Nevertheless, I'll do so next week when I have time. After all, it's a decision i'll have to face all the way till I decide to move out!

    2) Will it be difficult to work with the contractor as I have no experience in renovation?

    3) Do they provide warranty as well?

    I have no prior experience in renovation too. If you are sure about what you want, working with a contractor will be a breeze. Even for a fickle minded person like me, I still find it manageable. Though hiring and ID will probably be 10 times easier... IDs don't require your approval on every single detail. That's the difference I guess.

    Yes, 1 year warranty. If anything is spoilt after that, can also contact them to access the root of the issue.
