  1. not much glass feature in the hse so that might improve some look on it (easy to clean since its just a rectangular glass feature)...cleaning i aint that worried cos i have been the one cleaning the masionette and after renovation,its gg to be much easier on my part... now most of the stuff (furniture like rosewood) all belongs to my dad....after renovation it aint gg to look cluttered the other 2 ID i have spoken to is I-bridge and *****
  2. sales tactics definitely..i went dwn 2-3 weeks ago and they also said package ending on that day... the offer was same as yrs but 3k. i didnt sign wth them but BHG or beng hwa
  3. open concept cant cos the beam's there...its just hacking a part of the wall(1/4) into a rectangular shape and a glass will be placed in so u wont get all the living rm dirty but yet able to overlook the kitchen.. went to expo yest and spoke to 3 IDs.....unimax offering free 3D design, so see hw it goes
  4. my dad keeps washing the balcony cos my dog eats his food there and its all over the place so repetitively if the boxed up area is being washed, afraid it might "erode"...hehe the marble is not the mosaic/flower types, hmm its whitish with grey-ish lines running over it...nt sure if u knw wad i mean... laminates cant,my dad wont agree (hard to maintain also - seems like my dad is the one ruling the place but cant do anything abt it).. below are the changes that i have thought, not sure if 25k is enuff.. 1)hack the MBR floor and convert to parquet (might do the same for study room) 2)customised MBR wardrobe 3)hack the MBR toilet flooring and tiles; box up the ugly looking pipe; creating a cabinet with basin on top; shower screen. 4)hack the kitchen floor and wall tiles; new cabinets; changing position of stove and washing basin; hacking part of the wall into rectangular shape to overlook the living room. Hack the kitchen toilet floor tiles and do some touch up (this toilet's rather small so wont be doing much) 5)create a "bar top" counter (no cupboards,just a counter) behind the wall that is hacked so when sitting, can overlook the kitchen (nt sure if u understand..heh) 6)wall feature for MBR and living room any valuable comments appreciated

  6. heh tks ya though i m half hearted abt buying over this EM..long story but its at kim keat ave...at toa payoh area...146sqm i think the marble flooring has been there for 18yrs,dun really like the design n color tats why...even though my dad nag and nag,trying to delay my renovation "do it after CNY, nw sand so expensive!"..arghhh actually cant think of anythin i can do wth the balcony if the washing machine is gg to be there...putting a dining table will be real odd and theres a big pipe at the side, and also to hang clothes...wont be putting water feature cos that be like "fengshui" and my dad hates it! junkay,that's too pro!now i wana google it..=)
  7. after scouting for a new hse with my bf for so long, we have decided to buy over my dad's hse (which i am currently staying)...a major reno will be required as i hate the type of marble that's used as the flooring currently. A qns, wad do u do with a balcony (beside the kitchen) which is squarish besides putting in a washing machine and hanging clothes?Its rather big though
  8. so lucky that i chanced upon this thread!! ...was there at IMM last weekend when the Red Apple store sales fella by the name of Stephen approached me and my bf as we were looking thru their items..Pretty nice and chic i may say...then their salesman offered a package of 3k, inclusive of 4 items - sofa, tv console, coffee table and dining table which i thought **** cheap (but made in Hk??? )! But wanting to look further at other stores, we chanced upon another : BHG...not sure if anyone dealt with them? In the end we took up their package which was 3.5k but only inclusive of sofa and 2 other items which we could pick.. This was more ex but some of their stuff are made in italy and local , and all their furnitures can be customised so we thought well..just take lah.. handed in a deposit of 1k plus (when my bf and me havent even got a hse yet!hahaha..already actively looking for one so if no prob, should be able to move in by next yr).. They do allow like Red Apple to kiv your goods on hold for one yr which i thought was rather good..
  9. aiyo hw to when u dun even know where the flats which are gg to be sold at? dun tell me u wana call up the agent, let the agent bring u up to view the flat then someday later, go up to the seller straightaway? If tats the case,i tell u, u r definitely gg to be scolded +++ by the agent
  10. i am one of the buyers looking actively for a flat, thinking that i can do without the help of an agent by preparing all the documents that is required. However, as most of the sellers engage agents themselves, when we go thru these agents to express interest in the deal, it is unfortunate that it is market practise that the buyers pay these agents the 1%. I had an unhappy experience (unhappy cos he was **** bloody rude) with an agent from Roots Realty whom insisted that i pay 1% even when i specify that i dun use his service and am prepared to do my own paperwork. When i spoke to my cousin whom is a property agent (shes neutral in this situation, aint acting for me etc), she explained that its difficult to get a hse that u r interested in if one refuses to pay the seller's agent as the agent might refuse to deal with u straightaway and ur hunt for the hse can go on and on. Reason is that there are some paperwork that the agent will need to submit for u blah blah. Another alternative is to negotiate with the agent the amt to be paid to him even if u dun engage his full services....pondered for sometime but i guess saving on this part is rather difficult..
