Oh yes! Cover up the window only, but it will still be accessible when necessary!

That's what we thought too initially, but after installing our two air-con compressors, we realised that the window is not meant so much for ventilation, but more for servicing the aircons! It is also quite an eyesore to be looking at the exposed compressors and the rubbish chute! So in the end, we permanently closed up the window and covered it up. Many people who have renovated have also opted to cover this window up... One area for consideration if you built an additional room is aircon and aircon-truncking related problems. You will have to assess if a normal 3 unit system will be sufficient and if the additional trunckings will affect the looks of your living areas.... Cheers!

This is actually the killer item on my reno cost. It may not look like much, but the whole room could easily cost up to 5K...the bifold doors are settees are very expensive. An alternative is to just have glass and glass sliding doors without the wooden structure, that could cut down cost quite substantially. Cheers!

Hi Redwyrm, Photo updated as requested. It is not really an extended room. My 3 bedrooms are still intact. The additional room is located at the living room and is constructed with mainly glass. it is currently designated as playroom for my son, but can be transformed to a video projection room, gaming room, study room or even Mahjong room in the future!

Hey thanks for the nice comments! But do note that there is some distortion in the photo...it's just a plain textured wall behind the feature, but the picture shows as if there are interesting swirling designs! The water feature is bought off the shelve. Wanted to have a built in one initially, but then realised that there are a lot of restrictions from HDB and also concerns about water leakages. I think the price is quite reasonable, less than $300 if I remember correctly...but looking for the one that we really like took a loooooong time!

Hi, mine is actually a 5 room...the ledge is quite spacious I must say (which also explains why a 110sm unit can be so small internally!). Is yours also a 5 room unit? My window can still fully open with the compressor stacked. Aiyah...you have my number wat....I am staying here already, just sms me if you are coming down!

I installed two compressors. One stacked on top of the other. Had no choice cos partitioned another room in the living room and thus got 4 rooms + 1 hall to cool down! Hey thanks for the invite again! Would definitely like to see your house again under better lighting condition! But I cannot really confirm a time as weekends are usually spent running after my son! Will drop you a note again if we can make it!

There are two drawers below the front settee that are used to hold our misc junk now...I suppose they can be used to contain shoes too...but that will have to wait till CNY is over when we have some real time to unpack! The dining settee also has concealed storage underneath....cheers!

Hey thanks for the nice comments! It's my wife's idea...she wanted bright red from the start! I am personally quite happy with the black glass backing too. But the downside is that the white solid top really needs special care. Also, not shown in the picture are the unsightly laundry hanging from the ceiling and the messy laundry basket and pails hidden from view on the right side! Nice camera trick here

Bought mine at Lorong 7 market at about $7.50 each. It's the big hardware shop near to the POSB ATM, next to the joss-stick shop. Very happy with them!

This is quite unlikely...my guess is the cost of rectification and touch-ups would definitely be much, much lesser than the 10%. It would definitely be silly for the ID to give up solid profits after they have invested so much time and resource in completing the project. I would more tend to believe that the last 10% forms a good part of the profit margin for the ID - without which, the project would not make sense. The only situations I can see this happening is if: - The contract price is a rip-off from the beginnning...but if everybody has been doing so much shopping before signing on the dotted line, it is also very unlikely to get ripped-off so easily! - The work is not fully completed and the ID runs away! Just my two cents lah...

Hi Alister, The list does not look that bad, I think everything should be rectifiable by today itself provided the manpower and raw materials (esp the mirrors) are readily available! The only thing big is the full length cabinet, but even that can be done in a few hours. Hope to pop by your place to have a look after work today! Cheers!

Just checked mine...but its very different cos the items are not the same...Some more mine include the cost of the downlights as well. The breakdown isn't so detailed, but the final price paid is $2590. This includes: - 32 downlights - lights + points + installation etc etc - 2 florescent light in the toilets - tubes + ballast + installation etc. - Relocation of all switches and cables (including providing new switches and extension of lighting points etc (quite a bit or work come and think of it now...) - Installation of other lights (Dining, Bedrooms, Kitchen, Toilets etc) We don't have fans, or kitchen cabinet lights (already built into hood)... Hope this is of some help....

You may like to rethink the base if you are repositioning your washing machine....The base also serves as a structure to hide the drainage pipe from the washing machine to the original drainage outlet in the kitchen. I guess it will be quite unsightly to have exposed drainage pipes along the kitchen. It also helps to protect your very expensive kitchen cabinets (if they go all the way to the floor). I already had an unfortunate incident where the water from my washing machine backflowed and the whole foor was flooded. Had it not been for the base, the cabinet would have been soaked in soap water for a while and who knows what will happen next!

That's very generous of your ID! It is better off getting a brand new set. If you have left them lying around like mine, they would have been badly scratched by now already...

The problem is not with the heater but the long pipes. I have the same problem with my 30L Ariston Electric Heater. The fastest way to get hot water is to switch the mixer tap fully to HOT and run until the warm water come out, only then do you adjust the temperature. But there is still a difference between storage heater and gas heater. Storage heater, as the name implies heats and store the water. From my current experience, if I heat the water up in the morning and then off it for the rest of the day, I can still get warm water in the evening without having to turn on the heater again. But gas heater will have to be on everytime you need hot water. The storage heater is also noiseless too...just my two cents...

I have installed one, but only for the MBR toilet. I am at the 31st floor and water pressure is ok...you won't get thunderstorm type of rain, but slow and light shower, just about right... BUT, you are very right about the boxed ceiling! If your rainshower system does not have an adjustable height or does not readily fit into the wall, you cannot use it! We were tempterd to see so many different designs initially, but good thing I measured the allowance first and the salesperson confirmed that the fixed length ones cannot be use as they cannot fit. Yes I know what you are thinking...maybe can saw the rod, right? No, you cannot do that either. So in the end, we settled for an adjustable rod that has to be connected seperately with the mixer through a hose. it won't be as nice as the all-in-one system, but it still looks quite impressive lah

Just to share my experience, I have installed an Ariston 30L Electric Heater and mine is a 5 room unit. The hot water will ALSO take a while to reach the taps in the toilets. I suspect that the problem is not the heater but the long water pipes running from the kitchen wall to the toilets - the hot water needs to travel longer before they reach the outlets (this has nothing to do with the heater). Therefore, you may like to think twice before you rip off the CityGas heater - I seriously think that they are not at fault here...
