  1. Hi all, I'm a total newbie here but need some advice on what must be quite a common problem, my landlords agent is messing me around sending multiple contractors to take a look at a problem which needs a little bit of specialist knowledge to overcome. I live in a 30 year old condo and throughout the property the electrical back boxes have started to spoil, the fixing lugs attaching the faceplate to the back box have snapped off leaving the face plates hanging on the wiring. My problem is in the kitchen where the original back boxes are unable to be removed due to tiles overlapping and trapping them in the wall. Is there any product available to counter this problem without removing the tile to replace the back box in the wall? Surface mounted boxes are not an option as one socket and switch is directly above a gas cooking hob and would be a fire risk overhanging the naked flame. Any help from an electrician would be appreciated. Thanks in advance, Liam.
