  1. hi Cyn,

congrats that you've chosen the ID. finally something off your mind, right? looking fwd to see the pics once your reno starts.

OT abit, i've about like 50 pairs of shoes too... so, am hoping my shoe rack can take all in. :help:

    Hi Geryl!

Haven't confirm yet but more or less shortlisted... Can't wait to move in... All the small little details to look into... sigh...

Guess you will need quite a big shoe rack for all your shoes too :notti: Remember to leave a few empty slots just in case there's more coming...

    :yamseng:

  2. Thinking about starting my own reno t-blog for months.. Dang-Lang.. this is it... finally got the time and mood to sit down and start typing.... thanx for gastric problem..MC at home today.. :(

Anyway, my reno finally started -- since last week. Gosh.. it feels like I have been 10 yrs older since the day we started to look for IDs.. etc.. fortunately we've decided to stay at the new hse for the next .. at least 10-20 yrs.. else I really dun know how to go through the whole process again~~~ :bleah:

Sorting my photos now.. come back just in a while's time...

    Congrats Yan!! :dancingqueen:

Hahaha... know what you mean y aging 10 years... My reno has not even started and I'm already getting that feeling :(

    :yamseng:

  3. was also wondering about this. for me, what i intend to do is to go up to the flat on the day of handing over keys with the agent and seller. then go inspect the house make sure everything satisfactory. get the keys, change the lock to my own, then pay the comm to the agent.

if anything amiss, either dun take the key or take and lock but still dun give agent commission until everything rectified to my satisfaction.

budden if u doing major reno, really nothing much to see. in fact the more they take away the better. save me the cost of hacking/removing. lol

so to me unless roof falling on my head or wall collapsing then got problem lor...

70pairs -_-" i dun know if i have 70pairs of shoe in the years i've lived.

anyway, u'll probably be the first tau tblog here and i'll be very interested to see how it turns out since most of my other shortlisted firms have already got tblogs. :)

Hahaha.... it's a woman's thing... Shoes and bags... My hubby can't figure it out too..

Yup, if everything is ok, guess I'll be e 1st Tau Tblog here... hopefully this will ease the tension over the other side..

    Cyn, 70 pairs :jawdrop:

HDB right now re-decorating our blks. I left an old pair of New Balance trunning shoes outside like I normally do. Next day gone. Suspect worker but have no proof. Good thing he/she pilfered an old pair and didn't touch my relatively ex FootJoy golf shoes. Now all shoes inside.

To be fair my wife doesn't have 70 pairs ..... yet.

Aves, ok I go check your blog.

:notti::notti::notti: , I'm sure your wife will be catching up soon.. It's not safe to leave anything outside the house at all.. My mum just called me and told me my bicycle at her place has just been stolen... Are those ppl just that poor??!! :furious:

  4. nope not confirmed ID but already got alot of quotes and shortlisted a few. still gonna meet up a few over this weekend. prolly not going to meet more new ones tho... i think they take around 2 weeks average to respond. all these ID super busy one. one thing i have to agree with others is that if u email and 2 mins later reply with quote u also will scared right? that ID must be so bored and no biz till sitting and waiting at the computer for request to come in...

so so so... cyn... who is the chosen ID huh?

    Hi Aves,

My chosen ID is ...... Kelvin from Tau Interior, that is if he is able to meet my budget... Know that there's a lot of unhappiness over the other thread but to me, most importantly I must feel comfortable with the ID and he is able to give me good suggestions... Will see how it goes when he comes back with the quote on Monday...

    JCase,

Just started packing the shoes and realise I've got 70 pairs and my hubby, 6 pairs :notti::notti::notti:

  5. hi cyn,

did ask the agent when they getting a hse...his reply is always they saw a condo n like it bt still duno wana buy a nt..last week call to remind mi of the appt then i ask him again..he say they buy bt clearer picture gt to wait till 1st appt then will noe...

I oso have a set of the letter sign by them. juz hope they dun wana ext coz wana move in after mi marriage..

u found a ID? mi oso looking for 1...tink we gt the same layout..mine is oso 5I..

    Hihi Sanji37!

I believe they are taking you for granted. Why must you wait til the 1st appt to get a clearer pic? Maybe you can tell your agent that you need to make plans as well so insist on date. If they are buying a condo, the transaction will also need about 3 months. If they did not state a time frame in the letter, you can. If they say you agree to extend, you can tell them you agreed, even if you extend by 1 day, it's also extension. Sometimes we do not wanna be mean but in situations like this, whereby they are clearly taking advantage of us, we should like them know that they can't push us around. At the 2nd appt, we have officially paid for the house and its ours, like I've mentioned in my previous posts, it's out of goodwill that we allow them to extend so they should be nice :bow: to us and not the other way round... Oooops I getting very long winded :rofl:

I've shortlisted 2 IDs but only one came back with the final quotation so have decided to drop the other as it has been 2 weeks already. Now at the stage of bargaining, went down to meet him the other day and did a comparison chart of his prices and other IDs and let him sleep over it :P Shortlisted him cos very comfortable with him and he replies and answers every call of mine. Unlike some IDs, even before I sign, they are not replying my sms... Where's your new place??

Does your place have any overhead beams?

    :yamseng:

Hi why not do as renting to them?maybe can ask your lawyer to make a letter, i think it's more save. :dunno: .

    Hi CutePinkElephant!

Found out that even if they sign the lease agreement, it's not legal. Found that out when reading the Bank Letter of Offer ad HDB website. Lawyer will be able to make a letter but if something happens, the letter is also not recognize in the court... No win win situation for kind hearted buyers like us :~:~:~:~:~

  6. hi cyn,

i think im in the same situation as u..bt the diff ting is i sign the extension letter with the seller.

thats e condition for selling the hse to mi coz they hafnt got a hse themselve.

Friday is the 1st appt..hopefully they gt a hse n dun nit to extend so that by 2nd appt i cn get the keys...

prying hard..by nw going to be 7th mth so dun think they will move hse oso...

    hai...

    Hi Sanji37!

Dun be sad :( .... I know how you feel... Why didn't your agent follow up for you on whether have they bought a place or not... How long an extension did you agree? There should be a time limit... Think you 2nd appt should be on the 2nd-3rd week of Sept... Feel that you should give your agent some work to do and have him find out all the details for you... or the seller should have the courtesy to let you know... It seems like nowadays, when we buy a house from them like owe them our lives like that.. this must give in, that must give in...

No doubt you sign an extension letter, but after 2nd appt, even if they get kick out, they cannot use that against you cos there's no such thing as extension... likewise for me, I allow them to extend, if anything happens after the 2nd appt is going to be my and not their problem... but my letter for them to sign is going to state that even if the letter is not accepted as an agreement by the law, they will still have to bear my legal cost should I sue them...

You should have them sign an extension letter in favor of yourself too..

    :yamseng:

  7. 2nd in line :dancingqueen: ... Congrats, Congrats! :D

I was initially looking at a place with the same layout as yours and was in love with it... but valuation was not out yet so didn't offer and a few days later the agent told me sold to a relative :furious:8| ...

Looking forward to seeing your pics!

  8. Seems like the kitchen pic and the floor plan different. Stove and sink swap places?

    Hi Mr Chong!

The kitchen and Living room pics is the current layout of the seller. Will be doing a major reno once I get the keys.. The drawing on the floor plan is what I have in mind for the new layout. Pls advise.

    Thanks!

  9. Hi Cyn,

I think u worry too much already. Normally the beam is detrimental if it is directly over the the stove and it will affect the female owner of the house. if over the sink, no prob. Even if the beam over your head when you do the dishes, it is not a a prob since it is only a few minutes. The sofa also no prob but avoid the part where it is directly under the beam. That's all. Not everything is a feng shui problem.

    Cheers

    Hi Kinryu69!

Thanks for the advise! :D Think I'll shorten the length of the sofa cos if no one can sit under the beam, no point having one that extends below the beam.

  10. We did our wardrobe and doors with Besglas, pretty happy with their service and promptness.

Sorry not answering your question but its my 2 cents worth. Maybe you can consider Besglas for pole system wardrobe. There are photos in our blog.

    Hi Groovygenie!

Thanks for the info! Do u have any idea how much does Besglas charge pfr?

    :yamseng:

  11. Their WIW and kitchen very nice but a little ex. Was keen on the kitchen but 15ft + solid surface + the Hettich? system was quoted at 5.1K :jawdrop:

    Wow :jawdrop: ... Very ex..

Called them and was quoted $170pfr and additional for each drawer installed.. Will probably go down and take a look

    :yamseng:

  12. Hi Mr Chong,

Would appreciate if you could advise on the overhead beams in my Living room & Kitchen. Below are some pics

    Overhead Beam at the Kitchen

    OverheadBeam-1.jpg

Overhead beam at the Living room before dismantling the Balcony Sliding Door. Will dismantle the door and as my sofa is long, a small part of it will be under the beam. Pls refer to my drawing below.

    OverheadBeamL-1.jpg

Below is my layout for my Kitchen & Living Room..

Orange- Position of the Overhead Beams.

Yellow- Location of the Sink. The sink will be directly under the beam- Is it ok?

Light Blue Dot- Position I'll be standing when doing the dishes. Is it ok?

Grey Dot- Stove- To avoid facing the toilet door

**My sofa is long therefore a small portion of it will be under the beam as seen in the drawing- Is it ok?

    Plan-1.jpg

Is there any cures? Pls help!!

    Thanks!
