  1. Does your keyphone works as an intercom system too? In addition, is there a camera for you to see who visits you/ a voice recorder for the guest at the gate to speak with you when you are at home?

    My keyphone is a Panasonic system, and I can call and transfer calls to other rooms in the house. At the gate, there is a cam to view the visitor. When he presses the bell, I can on the LCD ( separate one) to view who is outside and then activate the gate opening. If I pick up throu the phone upstairs, I can verify who it is before activating the gate opening, but the phone cannot see the visitor.

    are u just doing an autogate system with new gate, or will it include CCTV, Alarm, keyphone system (which can activate the gate opening) etc.. My whole gate and alarm system was done by a nice guy called Andy. If you need, pm me for his contact.


  3. I'm in the same shoes as ome of you guys. Completing the sale of a single storey 2000 sqft inter terrace in the next few weeks and I see the monumental task of A&A or rebuilding ahead.

    I have major A&A on my semiD just completed, which lasted more than 10 mths. It is exhausting but also fulfilling in that we get to design the house to fit our living style and each room is reno to the individual's taste. All in all, our family has been extremely happy living in the house now.

    I am totally new here to begin!

    I am also in dilema.. i've actually got an architect to do my structural( need to hack walls in the house and beams on the carporch) Also i plan to have additional flooring(bondeck) on the 2nd flr. The problem is, she is taking her own sweet time to do up the plans. . I have not done any contract with her just yet. So, i'm thinking of finding another.I need an architect to draw a structural plan for me. Anybody know of a good a resonably priced achitect here? BTW, i have the foorplan (taken from BCA)of my soon to be new home.

    P.S.. i'm not looking for any interior designer cuz i want to design my own home..

I have already shortlisted a builder.... after so long... just finalising on the plans... guess can only start work after mid october... so it is about 750k for 4500 sq ft... hope everything will turn out well.... haha this is tough.... honestly i have got quotes for 500k... which i got scared off by the difference in pricing...

    ur 750k is a good price but how long is it going to take? if ur builder is small, they may face rising prices and then later part of the work they may start delaying or shortchanging u. As mentioned by some bros here, better get a reliable one or get perf bond. Does ur quote include any ID work? If not u gotta budget another sum to have ID done, like kitchen cabinets, cupboards, curtains etc..

    My sympathy to you. Sorry to ask but at such a high price, shouldn't you have enlisted the services of a qualified architect to do all the initial planning work and drawings, and then to get 3 quotes?

    Does your contract provides for mistakes made and penalties? Your setback from the front - is it the 7.5m allowed? Perhaps you should seek advice from a QP or architect if your main con is not so qualified.

    Once again sorry to hear of your plight. I am in the midst of getting my plans submitted for a re-con so I hope mine will be smooth.

    need advice from gurus like MaCe. I got keys for my rental house, but will only move in around June. However need to go in to clean and do stuff there and also start moving some small items there. One FS fren says initial moving no need to do all the actual Kai Men stuff, just choose good time to go and start cleaning. Only actual moving in then do the full works. Is that true? :dunno:

  9. cabinet not blocking wat. it's the passage to the wealth pos that must be free of obstacles.

    need to have backing/shield without windows for it.

    So if the wealth position has a rosewood display cabinet or table sitting on it - is that ok? I was also intending to put something on my wealth position but worry la..

    sorry to digress too... was intending to display the Officer sword in the living room above the TV. Is that ok?

    Can ask - was told that at wealth position cannot put anything there to block, especially cabinets or chairs etc. Should be left open and free of obstacles. Also need to have some form of wall to enclose the wealth so as not to let it run out. Is that true?

  11. No, if you confirm going to do homo tiles, you cannot do screeding. If the area meant to be tiled has cement screeding, your ID will have to knock them out in order to put the tiles, and you will probably be charged for that.

    Usually I ask the structural engineer involved to recommend a CoW. Typically for A&A projects, the CoW is there to supervise casting of concrete so best to get one that has worked with the structural engineer before.

    $2000+ is not unreasonable for a CoW, salaries have been rising. However, if you have a floor plan showing the extent of structural work, I probably could give a better guestimate.

    If the engineer is cannot recommend one, you could try TEC2 Resources. I'm currently engaging them for a semi-d A&A project of about $600k

    tks for ur response. My architect has a recommended one but I thought I could ask around. However, after much pondering, I think I better stick to the recommended one who could work with the architect and the SE otherwise if got problems not worth it.
