    you got a really nice house! but i was wondering, you have a feature wall at your tv console, how come your cables are still exposed?

    yah... cos my speakers wires are at the console suspended top, so the only way to get the wiring"into" the feature wall is to drill 2 holes on the top of the suspended... but it will look even more ugly... and if i were to change into a bigger sound system... (meaning those floor standing ones) the holes at the suspended top cannot b touched up le...

    so in the end i juz leave it tis way, but wrap it using the flexi trunking... at least its black... not very noticable... i hope... haha...

    I like your white sofa and rain shower a lot, so nice! but white sofa should be high manitenance hor?

    the sofa... not really... but dont wear jeans or shorts that will "stain" the sofa bah... and normally wat i do is do spot cleaning every fortnight... then apply a layer of leather care to preserve it...

    and cos i have no children nw... so its still not tat bad... haha... if u do have any children... better dont get it... cos children's feet are always dirty... it will cause stain on it... :P

    yup yup. i same block as u. if i remember correctly, i'm 12 floor below u. actually after what happen, now most of the job i getting those i know.

    1. tile work etc, by my uncle partner.

    2. lightning, electric, plumping work, by my uncle

    3. carpentary, my FIL.

    at first don wan to ask them help because, as u said, not that nice and if do not good, hard to tell them. But now budget . . . . . so better ask for their help.

    getting those u know to do for u is, they wont ask u to pay in advance, at most oso start half way then take a bit from u to buy material... otherwise they will pay first then let u know how much, when done then pay them... and

    2nd, sometimes can "bargain" :notti: for more... as in u can ask them to help u drill some holes or install some other small things.. for FOC... haha... 8|

    3rd, normally they paiseh to take too much of work fee.. or in best cases, they do for free... haha... and juz take material money...

    BUT pls rem not to pay anymore cash w/o seeing anything done at all... cos human r hard to say... rem the recent Cartier incident?? :unsure: that guy who took off with more than $7million worth of watches is someone the boss trusted alot one... :jawdrop::jawdrop: so REMEMBER not to pay anymore cash when nothing is done yet... unless we r toking abt an amount of less than $1k... :(

    if anyone wans u to pay first then they start work, saying they need to buy materials first, it will b better to go with him and u do the payment with the seller, tis way, whoever is doing it for u onli OWE u labour job, and not purchasing job... :sport-smiley-003::sport-smiley-003:

    Ya both place is a must to visit if u are staying in jurong

    got one smaller shop in jurong west ave 1 for lighting cheapest so far after i compare the price of some exact same lighting... can refer to the lighting thread.

    Kong Tai been very famous in jurong area small shop but like got 7 sales person around :P if u really want cheaper after u can get quote from Maximum Credit Co. Opp Kong Tai too. Max Credit is the sub of Hong Liang.

    to add on they are another Yi Sheng furniture shop in Ang Mo Kio Blk 728 . but different name think tat one is the main shop

    from my wife, who has been staying here for abt 10 yrs :notti: , she say last time tat shop that Yi Sheng is located one used to sell things very ex one, it was until we nothing to do then go there explore then discover tat the owner has changed and nw tis boss sell one is cheaper, i mean more reasonable la... :dancingqueen: haha... :dancingqueen:

    anyway i bought a mahjong table from there and ordered a sofa set for my parents' place, the sea horse one... (its cheaper than if u buy from sea horse outlet!!) but will take 2wks cos the colour i wanted need some time to do... otherwise have to take the default colour, then can 1 to 2 days deliver... anyway, no hurry, as long as b4 new yr can le... haha.... :bleah:

    for example, thou i save on my elect works, (which is done by my wife's uncle) he dropped his hammer on my floor... then got one small hole... wat can i say?? i cant scold him wat... but if its someone else, i sure get him to replace tat whole piece of tile le!! :furious:

    but for ur case, its carpentary, so u really can save a lot on tat la.... for my kitchen alr spend $4+k juz for the cupboards... and 3 wardrobes for a total of more than $5k. so u can imagine la.... u can save at least one-third lor... which translate to probably $3 to 4k... :good:

    ya, i agree wif u... the prices tat yi sheng offers r very competitive...

    wanted to buy a bookshelf... but yet to decide... in the end juz buy the mahjong table first... haha...

    nw on my list left dining chairs and tat bookshelf... mayb b free then go over n have a look.... keke.. :P

    actually there r other shops (at west side) for home ones tat r very competitive too,

    1) like the lighting shops opposite chinese garden MRT (good service and wide variety)

    2) electrical appliances at Jurong West called Kong Tai (but no extended warranty la...)

    these 2 places i recommend ones!!

    Nex, i m hving problem wif the heater cutting off whenever I switch from tap to shower, also when i turn the mixer to a lower temp..... did u test yours out? They are coming tis sat to check it... sianz... hope its not the plumbling problem....

    ok ok... i checked mine le.... its working fine... juz tat 2 days ago when i went up, it was in the afternoon, so the chill water one oso feels a bit warm... think its bcos live at high flr... the water storage tank is at the top of the flat, thus causing the "warm" in the chill water.

    then i went up again (oso to do cleaning) to check on the water at evening... it was cold le... so i suppose living at high flr will experience tis prob bah... :dunno::dunno:

    haha... everything's done for my ID side... there r still some touching up on my sides of things... eg. the design of my br doors... and others here n there... haha... but nw trying to clear up a bit... cos wife say the hse very dusty... :sport-smiley-003:

    hmm not sure if useful to all. Most of them that got JW st65 changed their wooden toliet door to fold one. wonder if those door is big enough to be used as door for MBR etc.

    y dont u get from them the measurements?? but i think even if can, u got to change ur current door frame to the wooden type one bah... cos current ones r PVC if i m not wrong... ;)

    Nex, did the they test the heater for u? The guy dat did mine jus left w/o even telling me, when I called citygas, they said dat they will send someone over when cooker hob is installed.

    Also, do u find dat the water pressure is low? the main is turn up to the max and yet the rain shower no pressure... the taps also not very strong, mayb now mandatory to save water?!

    my hob, try le... its ok... as for my heater, i still dont know yet, cos the water pipe cannot fit (cos they change my 5L to the 8L one, so the water inlet and outlet diff by a bit), so got to wait till the water pipes r done then i can try...

    erm... hock, MLR oso changing heater ar?? haha... cos my one Sat the citygas person came over to change tat 5L to the new 8L one le... :dancingqueen: so happy... the model is REU 8CG... heehee.... but i waited very long for tat man.... waited from 2pm to until 4.45pm when tat guy finally came... hai... :furious:

    oh yah, there was a lady who came over to my hse see see look look... but i dont know if she is from tis forum... cos she say she lives in the next blk, then got a friend living at the same blk as mi, but on the 5th flr one... when she mention the 5th flr one, i was thinking is it ah hock!! hahaha.... :P so hock, is it ur friend?? haha... :D

    Hi guys, i know reno work is never smooth sailing... but seems like i extra suay..... yesterday when the solid top guy came to make template, he found that the kitchen cabinet carpenter left too small a space for my custom integrated sink :~:furious:. After the contractor left, i cheong to IMM and after an hour of intensive search/discussion going thru each sink dat fit..... we managed to get a stainless steel one dats has the rite depth and width :dancingqueen: . One crisis over, wonder any more in store for us.....

    To think dat i m moving in w/o a usable kitchen :sport-smiley-003:.

    Hey... strange... tot u have to put the sink there for them to take the measurement then they can do the carpentary?? cos tats wat i did leh... oh yah, and the hob as well... so tat its fitting... :good: but how come ur one is cut (the hole for the sink) first then the sink comes in?? :dunno: like tat sure got prob one...

    or u gave ur ID the measurement tat was given to u when u purchase the sink? cos from my ID, he say tat the measurement sure not accurate one, so he ask mi to ask the seller to deliver my sink up first b4 he ask the carpenter in to do the cabinets... ;)

    oh yah, tis sat i chould b at my home, cos the Citygas pple r coming over to change the Gas Heater, and another company to deliver my basins... :notti:

    actually quite a number of us choose the option of hacking away the wall and building a wardrobe in that place ...

    It turns out to be nice and good in terms of our MBR look more spacious ..

    but the bedroom 3 space become slightly smaller ...

    its worth considering :)

    initially i wanted to do tat too... heehee... but wife say BR3 too small if do tat... next time got kids, then a bit cramp... :bangwall:

    check wif u, so ur wardrobe back is the "false wall" for ur BR3?? cos if construct the wall behind the wardrobe will deginately make it look smaller one.... :dunno:

    like to ask all who have done their reno, or have decided on their reno.

    Noticed our MBR entrance have a pretty long corridor.. Anyone managed to install a wardrobe at the side of the MBR entrance? Some of the ID i consulted said its too narrow to fit a standard wardrobe

    hmmm... i rem i came across abt this wardrobe along the corridor... the depth will b shallower so hanging of clothes is quite limited and will eat into ur doorway, so u might have to change to a smaller door to compensate it... u can do a rough calculation; the depth of the wardrobe is abt 2feet, so u c for urself how much it will eat into ur doorway bah! :notti: oh yah, rem to put 1 to 1.5 inch allowance, cos its always not so zun zun one... haha 8|

    . u can request ur carpenter to place the rod for hanging clothes one facing "towards ur view" juz like how some fashion shop do when displaying their clothes, and not the standard way of having the rod across the wardrobe. (u get it??) :dunno:

    ahockz, your mrs is a smart girl, cos she do small things like making decisions and u do the big things like paying for them... i like her already :good: .

    Nex, according to my mummy network, Rulang is now the most sort after school in our area, Princess Elizabeth Primary is another, cos these 2 schools' standard now very high. btw, sec school is based on your PSLE results, unless your pri school has affliated sec school like ACS, MGS....

    My hb jus made a comment few days ago, he said sometimes he feel dat all i want him to do is to pay and jus shut up.... :bleah::notti: . Well, hes the type dat take a while to make any decision, after which he'll asked me opinions and then change his mind another few times type.... so sometimes I feel its jus easier to make the decisions and then asked him about it. He did hv his say in things like TV, home theatre system, PCs, toilets, furnitures, etc, which I had given in, in exchange for my absolute say in kitchen and kitchen appliances.....

    No offence to pple living in JW 9++ or 6++, but that area is very badly designed wif no ventilation or closeness to neigbors (who can watch your tv from their house) in mind. If u been there, u would know dat its airplane paradise.... wif Tuas Naval and Airbase nearby, all of which is definately a :no::no: for us.

    hmmm.... ya, tats wat i heard from my sis and cousins, regarding the pri sch thingy... as for sch sch wise... hope my kids can get in next time lor... haha... cos my sec sch is Nan Hua High (fka Nan Hua sec)... onli offer Express and Special nw... and heard tat entry requirement quite high... hai... :dunno:

    as for the 9++ one, i had a few of my friends who lives there... and their ID were able to design in such a way tat the odd angles can be utilised as well... :good: so i think it still boils down to whoever is designing the hse bah?? :notti::notti::notti: thou the floor area is 110 to 114 for the 5-rm... but somehow it sont seems like tat big... and after some thinking, i come to the conclusion tat its bcos their pipings and elect trunkings r concealed, so tat takes up quite some area of the house le... good and bad for it lor... :bleah:

    oh yah, toking abt the airbase, even mi living at my parents' place nw, at JW 5++ ones, especially when nearing NDP, the airplanes like no need money like tat one... haha... very noisy... :help: for 6++ mayb not as bad bah, cos its considered the furthest away from tat airbase, compared to the 9++ ones... :dunno:

    lolz. Ai yo, don wan her to do too much. I just gather all info, then see waht she like, don like, then decide, but mostly will take her decision mah. if she choose it, then next time regret will not quarrel mah :disturb: .     6++(new) the design not favour by a lot ppl due to the slant living room. But those live there they manage to reno such a way that it will not be so slant. @ first my gf prefer there due to high floor, lucky i manage persude her. :yamseng:

    hmmm.... most of the time is i tell my wife my decision, then she filter and audit it one... haha... :bleah: as for our reno... the onli thing tat i bought by installment is my sofa and coffee table set, cos its interest-free and no up-front admin charges... tats y i pay by installment... heehee... :sport-smiley-004: cos nw no spare cash in hand... got to wait until EOY BONUS!!! :bow::bow::bow: hopefully its fat enuff for mi to buy some other things bah!! haha... :dribble:

    at first i oso told my wife tat i wanted to take 9++ one... cos a few of my friends live there... but in the end, thinking of her convenient sake of going back my PIL hse, so end up taking YS estate... but oso quite heng la, cos of the up coming Jurong Development, the 2nd Biz District... :notti: heehee... so the value of our hse will definately get affected in a good north price... heehee :dancingqueen:

    small things she decide, big things i decide (based on her recommendation). But so far none of the things seem to be big enough for mi to decide. :bow:

    Hi Nex, I know of lots of pple who move bcos of their children going to Pri sch. They want their child to go to a specific sch, so move to the 1km radius to b in the advantage. 1 gd example would be Henry Park Primary in Ghim Moh: The 6 blocks of upgraded 3 rooms flat near it, they r priced at least 15 to 25 % higher than those in the same Ghim Moh area. Another is Toh Yi where Pei Hwa is located, theres no MRT near it, yet prices of flats there is incredible. For a 4 room unit, cash over valuation is around 60k to 80k.

    U r rite to think about these things, lots of youngsters don't, well, i didn't when i was your age... :P

    hmmm.... toking abt pri sch... i plan to let my kids go to Rulang Pri... cos its my mother sch!! haha.... :P thou i havent have any kids yet... :bleah: heard from my cousin whom have 2 kids and she dont stay here, but her kids r able to get in there.. reason is bcos she was last time from tat pri sch oso... so her kids got the priority to get in lor... haha... very heng... if not BP where got any nice pri sch?? :dunno:

    my parents live a street across tis pri sch oso, so can help mi take care of my kids when i have any in the future... heehee :notti::notti: so i dont foresee any issues on tat... except for sec sch lor.... anyway my wifey from Yuhua sec... haha... so mayb can get in there when they need to go sec sch?? and have a higher chance of getting in?? :dunno::dunno::dunno: haha....

    haha... my wifey still say i think too much lor... haha.... cos she always say she dont think so far one... hai.... tats one thing very bad... :unsure: cos some times she oso a bit blur blur one... haha... :P tats y she leave most of the planning and expenditure wif mi... then she can relax.... sit down shake legs... :furious:

    i wouldn't say my ID is the best. cos reno thingys sometimes got to discuss and compromise a bit when things goes wrong... and more often than not, some things, either big or small do goes wrong... so got to try and understand it lor... :good:

    Hi welcome. the food centre is combined of 2 food centres, but it been long time since i last visited. but hear it always pack during lunch & dinner time. :thumbs up: :thumbs up:

    haha.... hmmm.... then u better do some research first... think i heard a few of my friends saying tat Maybank actually offer a better int... mayb u can find out more from the bank...(more accurate wat) :dancingqueen:

    for my case is bcos my parents live near lakeside... and my PIL is living across the street... 3++ there... heehee.... and some times got to go overseas, so my wifey can go back when i m not ard easily... :notti:

    the other reason is more on personal preference, cos i told my wife, its either we buy the biggest HDB house we can afford (tat is 5-rm, and not EA or EM) or we take 3-rm (the smallest tat we r allowed to buy). reason being, if wan to upgrade from 3 to 5-rm, u can feel the diff (of the floor size), if we were to purchase a 4-rm, then upgrade oso a bit of diff (in floor size), then no pt le wat... :dunno:

    then the chance came by when we can opt to buy either the JW 9++ or our current area. under comparison, found tat our YS estate floor area is the biggest... so we took it le lor... heehee.... :notti: tats y i say we dont plan to move any time soon... at least not for the next 10yrs bah... haha...

    Hi guys

    Looks like i missed out.... no choice, timing not rite for me. We r mostly in on Sat mornings, so if u guys want to drop by, just drop me a line.

    Hey Nex, tis will not be your only house, most married couples dat i know will go thru at least 2 to 3 house movings. So, just save up and go all out on your next place. Also, by that time, your child(ren) will be grown out of toddler age and wouldn't cause too much damage. 8|

    We didn't take reno loan too, scared of too much commitments and cannot fulfil and if one of us is out of work, then sure die lah.... :D

    kekeke.... not really miss out la... cos my hse still have a few touch up things... so not much or i should say its still not presentable yet lor... haha... :dancingqueen:

    erm.... as for moving of hse... i alr discussed tat wif my wifey le... haha... most prob will wait until children at least completed pri sch then move lor... if not when they r studying, then move hse, scared might interrupt their studies, cos will need to change sch, this and tat lor... troublesome oso... haha.... i think too far le rite... haha... :bangwall:
