  1. i did ping nparks on this... and it seems like hor, if the tree was planted by the previous owner, and you as the new owner dont like it, i think you can work out a tree replacement with them based on the approved list of of tree from Nparks and they will bear the cost of it. at least this is the initial impression i am getting

  5. hi all, had a good experience with both my Soil Test vendor (Geospecs) and Surveyor (Lee Boon Haw). Having experience them, i have the confidence to strongly recommend.
  6. Lol... guys, i'm totally not aware of this! help me understand if i'm reading this correctly, as a home owner, if i want to visit my own work site, i will need to be swabbed every 2 weeks? what if i visit the site only when the workers are gone in the evening?
  7. in case anyone is keen on the reply from URA to submit lodgment for Lift protrusion, here you go (maciam got say like never say): Generally, we are prepared to consider lift overrun which protrudes slightly beyond the envelope control (i.e. 0.5m as indicated in the landed housing e-advisor). However, this is subject to evaluation based on the specific design of the proposal on a case by case basis. As a general guide, the lift protrusion should be limited to the lift shaft only and should not be overly extensive overall. As long as the proposal complies with the lodgment criteria and the prevailing development control (as indicated in our handbook and e-advisor), the works can be submitted as a lodgement application. on a separate note, my Prelim Soil test just came back - they terminated boring at ~27m as they have hit STP 100 blows @ 210mm at about 24m (Kallang Formation on top and Old Alluvium at the bottom) curious if anyone know if this considered deep or still ok? with such results, what does it typically mean to piling depth and estimated rough order of magnitude costing for the piling efforts?

  12. tks for the advice @snoozee i can sense my architect it trying to talk me out of it as he feels the compression in floor level is not worth the extra space - he seems to value this a lot, which i kinda tend to agree

  14. yes, my mezzanine floor will be entirely glassed up, so i shouldnt have a claustrophobic feeling and it will look down to the dbl vol living rm.
  15. here is what i am left with: Attic 3m L2M 2.7m L2 2.7m Living room 3.1m you are right, esp with false ceiling, wall fan etc, will be low, fairly similar to a HDB setup i suppose?
  16. you indeed have an excellent eye for detail, yes, as my mezzanine will only be at the front half, the room behind will be massive (which calls for an idea of a small loft for the room at the back). we prefer not to add steps to enter the balcony. half of my lviing room is already dbl volume, its just the "other side" that will be compressed. 3.1m should be floor to ceiling.

  18. hi guys, was wondering if anyone has considered or implemented a mezzanine floor before? it will compress the height of the rooms a fair bit which i think we can still accept (living room down to 3.1m) but our only concern is car porch will be dropped to 3.1m as well which will inhibit light and lack of spaciousness feel. any thoughts?
  19. Update 2 I have just engaged ID. Went for Museworks. Somehow wife and I are attracted to his works. Thus far a very good experience with Shawn (owner of Muse). His ideas are fantastic and very practical.
  20. Yes... most are not that willing to provide floor plan design in great details during presales stage. High level still ok. Three E builder was willing to, which i though was comforting. 3d nobody will do it till you sign i suppose. My builder did provide a fairly detailed timeline. Let me share. Build is about 10 to 12 months. But dun forget to add on all the paperwork.
  21. Tks bro... builder says now SOP os cat7...wahaha Oh yes... powerpoints are always a scarce... thought of having one below the dinning table but heard it wont pass TOP. Yes. Car charging a must, was recommended to go wif three phase 100A. Cant see the ROI on solar lei... and heard solar also need regular cleaning?
