  2. First and foremost, would like to say that this is a great forum... Am shifting to my new place soon.. 5A at Woodlands... 136sqm... Some assistance needed on the following issue... 1. Where is a good buy for ceiling fan with light, lightings (cove light, down lights), air-con sys 3? 2. Is it ok to overlay toilet floor and walls? Went to Expo yesterday.. One shop, they offering those materials that can spray over your existing tiles. Can choose color,surface roughness.. Is this better than overlay, besides the costing? 3. Anyone went Genova get their toilet n bathroom accessories? Any feedback? They sell lightings too now.. Was informed that they will be having a warehouse sale somewhere in April. 4. Presently all bedrooms have existing built-in wardrobes with sliding door. But don't really fancy the laminate design. So thought of changing it.. Contractor quote ard $900 to replace two doors.. Thought of putting wall paper, but asked around and was told they cant do it. Anyone has any suggestion if I don't wish to change the door? Stickers, paint?? Thanks in advance.
  3. Hi everyone... Need some advice I'm an owner of a ground floor EM at Woodlands, about 5 minutes walk to Admiralty MRT. Got the house almost 3 years ago, at around 370k, excluding 8k cov. At that time, did a full reno that costs me around 60k. There are only 3 of us staying in the house... Me, wife n 9yrs old daughter.. Now the house seems a little too big for us... The thought of shifting n selling the house suddenly plays in my mind. Before this EM, we were staying at a 5rm flat at Bt Panjang. So I thought of moving back to a 5rm flat or the older 4rm flat, with ard 110-125sqm, at woodlands area too. At the moment, I roughly estimate the valuation of my house to be +-500k, excluding cov. Is it wise for me to sell now? Or should I just hold onto it? Its not about the monthly installment, cos we can certainly afford this EM. Any opinions or suggestions?? Thanks in advance.
  4. yahoo... i'm gonna collect the keys to my EM later at 345pm.. its been a long wait. hope it'll turn out fruitful.. contractor gonna come in tomorrow and will most prob start the reno on thursday...
  5. yes!! finally got the news.. Selling 2nd appt is 22nd aug, BUYING 2nd appt is 26th aug. but yesterday, owner of EM ask whether i can give her 1 month extension. told her NO, sorry.. cant wait to start reno. went to choose tiles last Sat.. didnt know it was tat difficult!! were there at the warehouse/showroom from 11-4pm.. hopefully, all will turn up fine..
  6. hmmm... still waiting for 2nd appointment..cant wait to start on the 'reno journey'.. hehe.. 1st appointment was on 1st july.. so hopefully they can give me the 2nd appointment soon.. reno will take ard 6-8weeks.. not sure can be ready for Hari Raya on 1st Oct. at same time, dont wanna rush reno else i'l have more headache with bad workmanship.. will be moving out of current flat this sunday as new owner request to move in a bit earlier to do some reno(tentative 2nd appoinment for selling is 22nd aug).. in the mean time, got to carry on waiting n waiting...

  8. good day everyone.. wanna ask anyone out there abt MOVERS. My 2nd appointment will be ard the mid of Aug. Anyone used Hua Yong before? How was it? Here is wat they quote me... $300 - 1 20ft lorry(covered) up to 50 boxes (FOC-no need to return) $40- each bedroom set dismantle and assemble again $40- for any extra stops They gave me a good impression when they came over my place to give the quotations. They'll send me the boxes at my available time...told me to carry some stuff on my own first if possible cos dont wanna waste $$ on a 2nd lorry... I'l have to store my stuff first at my granny's place which is at the next block to mine. Luckily, both granny n me staying on ground floor(yup2, my EM is ground floor). REnovation will take ard 6-8weeks. Hope in time for Hari Raya 1st Oct. Hua Yong mentioned that they'll give ard 20% off the next time to shift from granny's to my own place. But i hope i dont have to use them.. maybe call up some frens to assist(hehehe...)
  9. thanks for the recommendations.. will call the movers and ask for their quotes. as for the surf board, most prob it'll end up at the staircase landing. i'l be extending my living room to the balcony
  10. yup, most prob had decided on my ID. its Weiken.. they have a shop at IMM and TRadehub. Actually, they are contractors. Furthermore, more like fren fren already. they renovated my mum's , my sis's and my present houses.. so can squeeze a lot more from him. think its ok2 la.. but with the reno quotes, not much left though. u do the maths.. bought present house at 208k, sold at valuation 375k and 14k cov. bought em at woodlands at 378k valuation and 16k cov. but burning big hole in pocket for reno.. need help.. any good and reliable movers to recommend? if we have our own boxes, do they still charge us?? one small issue too.. bought a surf board from my recent trip to melbourne.. any recommendations on where n how to hang it? my wife suggested the staircase landing... thanks in advance
  11. finally went for my 1st appt last friday.. tat was my SELLING appt. i cant do contra cos the buyer of my unit is doing contra.. so my BUYING 1st appt is tomorrow. 2nd appt is tentatively 22/08, we took the max 8 weeks. But buyer request to come in ard 2 weeks in advance cos they wanna do some minor reno(like built-in wardrobe). Hopefully i can move into my new unit at woodlands by mid Aug. Contractors told me EM reno takes abt 6-8weeks. just hope that it will be in time for my Hari Raya on 1st Oct... Cant wait to gat the keys and see the reno gets going.. but at the same time sad sad cos gonna part wif abt 55k for the reno.
  12. wanna ask those seasoned EM owners... how much roughly u spend on lightings for the whole house? i was quoted ard 2k for everything. The list below:- 15 downlights- ard $38 each(maybe need to add more) Dining light- ard $400 3 toilet lights- ard $68 each 2 room lights- ard $290 each 1 guest room- ard $100 2 kitchen lights- ard $150 each Should be it. Hope i dont miss out on anything.

Finally had the quotation from mycontractor last week... its 59k ... dont know whether its too much or average for an EM. me n wife thought of ard 40-45k.. but looking back at how much work tat have to be done, i think the price is justifiable afterall. 1. paint whole house( some more its rockstone, have to plaster whole house to remove rockstone and new coat of paint, can choose 6 colors) 2. 3 toilets(major works-- overlay floor n wall tiles, change toilet basin n bowl, add bathtub at MBR toilet) 3. kitchen cabinet(hack existing one.. overlay floor n wall tiles, solid surface top) 4. overlay ceramic flooring with parquat/laminate for upper floor and staircase 5. feature wall, L-box and false ceiling **** room 6. feature wall(to cover bomb shelter aka store rm), false ceiling at dining room 7. awning/roof at service balcony 8. need to get lightings for whole house 9. air-con for 3 rooms on upper level 10. remove sliding door for balcony and make raised platform (living rm area) 11. overlay floor of staircase with laminates and change one side of the railings(box-up) 12. built-in wardrobe at MBR, shelvings under the window
