Seeking Advice: Any Room For Negotiation For This Quotation?

Hi peeps,

first time doing renovation for our resale flat, a bit confused as I got a few quotations from IDs & contractors but the itemized prices differs by a lot.

Am seeking advice whether the following quotation is reasonable and if there's any room for negotiation:

Our humble 4-room flat - 84sqm/904sqft

1. Supply & lay new 600mm x 600mm homogeneous polished tiles for living room & bedroom 3 c/w skirting ($2.40 psf range) - $2550

[Labour to hack existing & clear including new screed $700]

2. Supply & install laminate flooring c/w underlay/skirting finish for master bedrm & bedrm 2 - $850 (saw the samples, brand started with Ace something. Need to top up if using Supreme or other brands. Should we choose Supreme since it's highly recommended by many others?)

[Labour to hack existing & clear including new screed $500]

3. Supply & lay new 300mm x 300mm homogeneous tiles for kitchen including raising 1 part flooring with polystrene foam to match living room tiles for dining area - $1250

[Labour to hack existing & clear including new screed $350]

4. Supply & plaster whole house ceiling & walls with plaster finish to make good - $1350

5. Supply & install L-box for living room up to new dining area & install cornices for 3 bedrms - $850

6. Supply labour to hack off existing mosaic entrance door beading to bedrm c/w plaster finish to make good. - $90

7. Supply labour & materials to lay wall tiles (Glaze/$2.20 psf range) to ceiling height for kitchen - $2300

[Labour to hack existing & clear include new screed $550]

8. Supply labour to demolish existing store room & clear include 1 bedroom partition wall & erect 1 new hollow block wall c/w plaster finish - $780

9. Supply labour & materials to lay wall tiles (Glaze/$2.20psf range) to ceiling height for two bathrooms - $2380

10. Supply & lay 300mm x 300mm anti-slip tiles for two bathrooms ($2.00psf range) - $660

[Labour to hack existing & clear including new screed for wall/floor $900]

11. Supply & install 2 nos. S-Trap toilet bowl(Johnson suisse) include pan collar(white) - $480

12. Supply & install 2 set normal wall hung basin c/w tap/waste & bottom trap for 2 no. bathrm c/w inlet & outlet pipe connection (white) - $220

13. Supply & install 2 set aluminium bifold door for 2 no. of bathroom (Acrylic panel) - $380

14. Supply & install 2 pcs shower divider for master bathroom (10mm tempered/clear) include construct shower kerb with tiles finish - $370

15. Supply & re-run new stainless steel pipes for 2 bathrooms & Kitchen - $620

16. Supply & install 2 set instant heater (Amasco) c/w shower set - $280

17. Supply & box-up 3 no. door frame ventilation louvres with plaster board -$150

18. Supply & revarnish/stain 4 no. existing bedrm doors & main door - $180

19. Supply & box-up ELCB board with cabinet door using laminate/abs trim finish @ main entrance - $180

20. Supply & repaint whole house with ICI/Nippon emulsion paint finish c/w sealer coating & enamel finish for all pipes/door frame (max. 4 colours) - $1200

21. Supply & construct L-shaped cabinet platform c/w tiles skirting finish (kitchen cabinet base) - $220

22. Supply & construct headboard feature wall in master bedrm with gysum board c/w cut-out size for display & plaster finish to make good (1500m Length x 150mm depth) - $350

23. Supply & re-run wiring for whole house - ??? [have to evaluate & quote, anyone know what's the average pricing for re-wiring and any recommendations? :)]

Terms & Conditions:

Works Duration: Sixty working days upon commencement of work excluding Sundays & Public Holidays

Payment Terms:

30% deposit upon confirmation

40% progress claim

30% in full upon completion

Warranty Period:

One year upon completion

We have the option to over-lay if condition of our current wall/floor tiles is okay. Hacking fees inclusive of clearing debris are highlighted in red.

Have attached some pictures for better understanding of the quote. This quotation is from a general contractor instead of ID.

Hope you guys can help. Any advice or recommendation is deeply appreciated. :)

I don't know whether he's good so I'm not sure about recommending yet. :dunno: Anyway I searched all the forums but no comments about his company at all. :unsure:

Don't want to recommend now until I confirm his service is delivered as promised. However compared to other contractors he's quite easy to communicate with and we are quite comfortable with him. He's the only contractor who came to our place to discuss what we need him to quote; so i think that's one of the reasons why we shortlisting him. (find him more sincere in doing business)

But still considering.. some of his items reasonable compared to the other quotations I have now but I find the hacking + laying of homo tiles more expensive than others, and the tiles price range he gives is quite low. >_< [total hacking $3000, laying of homo tiles for living + small bedrm $2550, think area covered less than 450sq ft cos our flat quite small]

The above quotation excludes electrical works, kitchen cabinet and wardrobe.. so for $20k I'm not sure whether worth it mah?

Another company I am considering is Lego House, which gives competitive rates compared to other IDs. They have good and bad comments also.

yah... the wardrobe & kitchen cabinet at least 4-5k

last week i went to IMM and this shop allow me to choose tiles up to $1.80ct which i think is the lowest no wonder the code is cheaper

$1.80 think it's too low? Try going to tiles company see see look look, usually the average ranges from $2.40 onwards. City Plaza & Tanjong Katong Complex got some contractors & IDs, you can try go there source for quotations too. :sport-smiley-003:

thanks...might drop by this weekend

my frd engage home design which allow selection of tiles up to $2.50
