Should I Ask For A Revaluation?

Hi guys.

My valuation report is out today.

The new valuation price is $380K. $20K more than the old valuation report :D

Now i no need to pay the remaining $17k COV le cos my option fees $1k and excrcise fee $4k is more than enough to cover.

Hehe. A bit reget leh...i shouldn't place so much deposit $5k if not i can save $3k cash. Anyway is ok la, i still have to pay in the end.

Congrats on a higher valuation. But that will mean got to fork out slightly more for the monthly home loan. Nevertheless, can use the savings for nicer reno liao. :)

Wow congrats Smartbuy!

Just sold my flat at 15 cov and confirmed the purchased of my EM with over 20K cov. Does anyone know if

we receive the cov immediately from the buyer after the 1st appt? (Am thinking to use that to cover the cov I need to pay). Also, do you think I should do a revaluation to minimise cov? Same like smartbuy, if valuation go up, at least I have more $$ for reno :dunno:

You will only get the profit of your sale of your unit on the 2nd appt. (selling your unit)

But you must remember this, you will need to pay up cov for your purchase unit ard 2 weeks before the 2nd appt (buying the unit).

Guess it will be a good option as currently, the valuation will seem to be going upwards and if the nx valuation is higher, you may need not pay any cov at all....
