OVERVIEW:

After visiting about 7 - 8 houses, my fiance and I finally settled on a 3A unit in Yishun. When we decided to buy the unit, we knew we had to change EVERYTHING. The whole unit is bare without kitchen cabinet or built-in wardrobe. The grilles, gate and doors were in their original conditions. And the wiring is a mess.. I hate to see the electrical tubing (or whateva u called it) running across the walls. My parents' place used to be in Sengkang and they had all the wiring concealed, something that might not be possible for old units.

ID COMPANY: IDEAL HOUSE

After visiting about four ID companies, we settled on the last ID we visited as their quotation was the cheapest and we've heard positive reviews about them from this forum. Sean, our ID was very accommodating and he gave good suggestions for our unit. Below is the first layout plan that he planned for us. Along the way, we made many changes.

LIVING ROOM:

- hack flooring and skirting

- plaster wall

- at the main entrance, "foyer" with pebbles

- featured wall and tv console

- L-box with lights

- ceiling fan

- air-con

COMMON AND MASTER BEDROOMS:

- hack flooring and skirting

- plaster wall

- air-con

KITCHEN

- hack flooring

- plaster wall

- cabinets

- glass panel

- base for washing machine and fridge

KITCHEN BATHROOM:

- hack and change everything except for the pipes and window

MASTER BEDROOM BATHROOM:

- hack and change everything except for the pipes and window

- wet and dry area

- install vanity cabinet with mirror

- install shower glass door

DOORS, WINDOWS AND GRILLES:

- designer door for all doors

- sliding tinted glass windows

- wrought iron main gate

- wrought iron grille for common bedroom and hall

- aluminum grille for kitchen and master bedroom

ELECTRICAL:

- change distribution box

- re-wiring the whole house

- change all single socket to double sockets

TOTAL DAMAGE:

- Reno: abt $30k

- Wiring: abt $2k

- Bathroom accessories & Lightings: abt $3.5k

- Furniture: close to $10k

Renovation works has already started since 14 Dec. Yesterday when I visited my unit, hacking of the whole unit has been completed. For the next few days, they will start on tiling and plastering works. Below are some pics of the unit.

It's been a while since I last update on my reno progress... So far I'm satisfied with the workmanship although I have to keep in mind that nothing is perfect.. I would say the house is 60% to 70% complete.

Done:

Tiling for whole house

Painting (except for kitchen)

False ceiling

Air con

Wiring

Base for kitchen cabinet, fridge and washing machine

Rubbish chute

Not done:

Kitchen cabinet

Doors

Fixing of bathroom accessories

Window grills

Main gate

Featured wall & TV console

Electrical sockets

The air-con trunking and air-con ledge area really irritates me! As for the ledge, it was stated in my quotation that it will be boxed up. So that is not a prob at all. Initially I wanted to have the trunking closer to the ceiling but the air-con guy was against it and so is my fiance. They claimed that if there was a leakage, the walls would turn ugly. I had no choice but to have the trunking very close to the floor.. I was prepared to live with the ugly trunking.. However, Sean was soooo nice.. He told me that he will box that area up nicely FOC!!!
