  1. Hmmm.funny.How come need to pay 10% of purchase price?? I thought if say bought at valuation, even if u pay 10% deposit..its all cpf?Even taking bank loan juz need to pay 5% rite.. Anyway which area did the threadstarter buy ah..50k cov.. i aredy feel heart pain payin 30k cov.

The recess area has been purchased by previous owner,they did up the grilles,tiles,window grilles except shoe cabinet..guess got to find it off the shelf or customise.

  6. Ya lor..agent really registered 45days after signing OTP. The letter state received my application on 07/07/08. and the appointment has been fixed on 04/09/08. Seems like its decided by HDB leh.. 25k cov...heart pain to part with so much $$..could have used the $$ to change my car..guess now no change car for next few years...current ride is nissan sunny..fuel consumption is so bad..it appeared in an article in sunday newspaper.

Finally received letter from HDB..1st appointment in early sept..815am..so early.hope can wake up.everyone got to take leave liao..including parents in law.since we taking near parents grant. cov got to pay during 1st appointment too hor? pay cash or cheque or cashier order? heart pain sia..1st time will be giving away such a big sum of $$...
  8. brick wall something unique but i feel like make the EM feel more cramp leh.. I always wanna remove railings on the EM(more open concept).. but scared old people dun wanna climb up coz no support & children jumping down from 2nd floor..
  9. Wah..buy from HDB oso so exp..no grant some more.. earlier someone bought around the area at $530k including COV.. almost like no diff from buying resale... but why are they removing the cornices...hehe..if can choose the type of tiles..at least save on buying new tiles.
  10. Used to remember when young, my dad always light up cig in the house..House stinks siah...hated cigs then.. but i myself picked up the bad habit but not heavy...now i always smoke outdoor,preferably far far so the smoke wont come into the house.

Dunno agent got really go send letter to HDB or not.He say last week send liao but till now have not received anything from HDB. Wah..u took over 2 months ago and HDB still doing rectification?Wat kind? Btw which blk u buy ah..& how much?

Asking price then was madness...all thinkin every buyer is a millionaire. Waited for so long before findin my dream home at an ideal price. Yes,im 1 of them who is gg purchase EM at >400k.. if price drop wen i gg sell...i dun tink i b selling off..stay there till finish paying..
  13. Called agent..he say posted application to HDB last sunday. Should receive letter by this week or next week. Y he dont use the net..it be faster.. Roughly estimated date for 1st appointment is late aug - early september..wife expected date of delivery is late aug too...cialat..+ confinement etc..drag again....

  18. 2day veri happy to see on the classified, a unit at my block...valuation $480k.I called the agent 2 confirm, agent say unit mid floor, corridor,reno so so.. I asked..isit really valuation $480K..She say ya..i ask cash asking?.she say view to offer...then i say wah.valution so high...agent can say.."yah lor..high horr"..haha. valuation really gg crazy..siao man.

Now im more worried about when can handover,faster handover,faster can charge charging...hehe. say after they hand over to me, i realise there are things in the house damage.....who have to pay?
  21. Thanks for ur advice..the agent is not mine..its the seller agent. In fact i did not wish to pay agent fee too but he managed 2 psycho owner sell at my budget & willing to accept 0.5%..so i say ok. Hmm ok,think i insist on at least $2k when the time comes.
  22. >$2k?how much exactly..think the seller agent trying to mark down price.He told me market rate for EM is $1.8 or lesser for unit fully furnished.So if he using his own furniture,should be lower. Feel like telling him,out of goodwill i renting out to you..i can rent out much higher..also not as if he selling me below valuation siah..i still need 2 pay $30k. But..out of respect i didnt la..hehe..coz agent & seller is old malay uncles. Dont wanna strain the relationship..maybe wen bridge comes then we cross it..hehe.
  23. Juz now called agent, after 1 month i place deposit to buy my unit. Seems like owner got trouble finding a suitable unit. Agent say will register for 1st appointment by this week,wont be doing a contra so will be faster (isit true?). Now he say owner might need to rent the house from me for 2-3 months. Wonder how much should i charge him...hmmmm
  24. wah..ok..guess u gained from the sale of ur sengkang flat. COV is reasonable. My valuation was $450k at st22,cov 30k. which floor is ur house ah?mine on the top floor 12th,corner. Tink my place & urs is about 10mins walk.. TODAY's paper was saying resale index up due to PRs buying over HDB flat. guess valuation will still increase but COV will drop mainly coz no more en bloc.
  25. wah..tamp central are very exp siah..valuation alone around 500k & above.. Viewed a few units around that area dat time..all askin $550k & above..
