  1. Hi everyone, Anyone has any experience or recommendation on the shifting of the main electric meter? What will be the cost roughly like? SP Services has provided me a list of licensed electricians but i will like to find out more from here if anyone has done this before. And do feel free to PM me the contact/email of a recommended electrician if you have any in mind. Thanks alot in advance.
  2. Agreed with ***. As long as you have not possess the key of the BTO flat, you can buy a resale. But you must sell the resale flat before you can get the keys for the BTO when its ready.
  3. lol i paid 25k cov for my 5rm 6 months ago. But i think its a very good buy. My neighbour one floor below me sold his 5rm at a valuation price 35k more than mine and he even got 40k cov. The demand is always there regardless of whether is worthy or not. People also will not feel the pain until they are repaying the loan themselves in the long run.
  4. So long as u fail (meaning you didnt gave up your chance to select a flat) in previous ballot, you are still a first timer. Thought you mentioned you have a resale underway? If that is the case and you have utilized hdb grant for your resale application, then you may not be considered as a first timer. Its being a while since i got my resale flat so i'm not too this first timer thingy. Check your status with hdb.
  5. Quoting from hdb website: Income Ceiling Buying a 3-room (in Mature towns/estates), 4-room or bigger flat Your gross monthly household income must not be more than $8,000. If you are buying a flat with your extended family, your gross monthly household income must not be more than $12,000. Buying a 3-room (in Non-Mature towns/estates) Your gross monthly household income must not be more than $3,000. Buying a 2-room Your gross monthly household income must not be more than $2,000. I guess queenstown is a mature town/estate.
  6. lol agreed. more than 5 years ago, duxton's pricing of 200k to 300k plus was consider **** expensive in those days. Maybe your colleague can think of how to grow his income in the coming 5 to 6 years. keke. Frankly speaking, our salaries very hard to scale to the price growth of hdb flats in singapore.
  7. Just creating this topic to talk about the new dawson units. Personally im more intrigued by the design of the loft units at SkyTerrace@Dawson. Perhaps the layout is common in landed properties and overseas apartments but its definitely eye candy for the first time in years from HDB. Price wise for the special loft units range from 426k to 664k. The rest are pretty much above market standards (e.g. 373k - 504k for so call premium 4-rm units.) Estimated completion is around 2016. Estimating some delays here and there, it should be pretty similar to Duxton maybe faster. To qualify for a dawson 3-room flat, both husband and wife must averagely hold at least around $2,350 each.
  8. Hi pinkpetter, finally a post in your topic after so many months of reading up your updates. How is the process to get the meter shifted? I just bought a 5rm unit in tampines too and the layout is 99% identical to yours except some of the dimensions for most rooms and the recess area was bought by the previous owner with the pub meter still within the bought area. I also enquired about the fees to get the meter shifted and it seems like you may spent more than 1k near to 2k to get it done. Plus the stringest requirements that the pub officers have to be there to witness and to test the meters, as well as the contractor to have certain level of specific certification in some electrical mumbo jumbo. All in all, budget exhausted with the new house and coming wedding so i guess for these couple of years, i will just have to read up the meters and submit it on the sp services website monthly. Very easy to read and dun require more than 5 minutes for the submission as well.

  13. A lot of calculations involved before i decide to give it up. First thing first, i can potentially save 150k or more if i go for a resale. Without the high monthly commitment required by a duxton home, i am more cash rich and makes life easier for me in future for my wedding as well as plans of having children. With more cash on hand, i can obtain a more quality life rather than slogging to upkeep a home bought during at its peak price. Secondly, if I were to treat duxton as an investment, it will have to be a long wait. Much more longer than just waiting for 5 or 10 years and selling it. Reason being near 80% of the duxton owners got their homes at almost 150k to 200k cheaper during 2004. By the time after 5 years of minimum occupancy is up, its almost impossible compete with other sellers. For example, a high floor S2 unit bought at 380k is put up for sale for 580k. How can a S1 low floor unit bought at 480k able to compete? It will be an ardous task to upsell such a expensive unit. Anyway these are just my opinion. Probably other people can shed in different light to this situation.
  14. If the parent's resale flat is bought utilizing hdb's grant (e.g. first timer grant) then the first timer privileges are gone. But in this case, can try to withdraw the husband name before he make the purchase of another flat with you. Most likely hdb will be able to grant the first timer privileges to you. I have a friend in the same situation and this was hdb's advise. Best to check with hdb and get black & white confirmation.
