    Guys, finally settled everything for my renovation. Cost was way much lower then my budget. Let me list few of the items and share with you guys. The contractor had been very nice and patient to answer all our doubts. Didn't really ask for discount, but he rounded off the figure for us which i think it's quite reasonable.

    1. Painting for whole house (max 4 colors) - $1250

    2. silver aluminium sliding window at yard area - $280

    3. 3nos laminated door for bedroom @ $250/ea - $750

    4. 2 set frameless shower screen @ $380/ea - $760

    5. 6ft wardrobe at mbr - $1170

    6. 5ft wardrobe at room 2 - $975

    7. 5ft wardrobe at rm 3 - $975

    8. 32 ft top & bottom kitchen cabinet for both sides. - $3040

    9. 16ft quartz table top - $1520

    This are basically some of the items that im doing. Renovation starts next thurs! Thanks "bengpoh" for the good recommendation! He told me you didn't even visit your place till the renovation is done! Is that true?!

    Hello.

    :help: Im getting my 4 room BTO flat in a few months time and had been sourcing for a few contractors. Not doing floor tiles as i will be taking it directly from HDB.Would appreciate if you guys :good: can advise me on the quotation as follow as im having a tight budget. Had not add in electrical works. What is the est cost for electrical work for a 4 room flat ?

    i was thinking i prefer to buy a BTO flat with my bf, rather then buying a resale flat, where i have to pay the COV which might be slightly higher then the levy im gonna pay. if i buy a resale flat, beside paying the COV, still need to do renovation etc.....

    We were thinking of buying those BTO left over flat. we check thru hdb website, price range is ok, perhaps just need minimum reno.

    But i never bought flat directly from hdb before. Mine was a resale 4 room flat. just that we took the grant so that to stay near parent.moreover, that time my ex husband n i were stupid enough to took up bank loan.

    in anyway, which means, even if i were to contribute to the monthly housing loan , i still need to 'cough' out the levy in cash.sigh...... thats the same, might as well, buy BTO flat with my future spouse, whatever it is, still need to pay levy too...

    Hi, sorry, was busy with work, so hardly check your replies. Well, im going thru a divorce with my hubby now, so we are selling off the house.. he called me that there are buyers asking $8k above valuation.. i dont really know how much cash i can get back... cos i really need the money to raise my kids.. my hubby is a total jerk.. not giving me $ at all.

    Hi my husband and i intend to sell our 4 room flat. both of us are the house owner. Our agent is from ERA. But the exclusive agreement only bears my husband signature. So is the exclusive agreement consider valid? If i intend to look for another agent from other property company, do i still have to pay ERA commission after i sell my flat ? Another question is... i bought my flat at $240k, if my 4 room flat valuation is at $290k, how much cash can i take back?

    Hi, im new. Been reading the forum topic and found lots of information here. But would still like to seek advise from experts here. Pardon me for my poor english. i intend to find a 3 rm flat at toa payoh. But cnt decide whether to find those without move in conditions cos im planning to do renovation OR look for those with move in conditions. Below is what i intend to do. i already have a rough design of my house. just looking for contractor with reasonable price and good workmanship. Do pm me if you got any contractors to recommend. Millions thanks.

    1.change living room, kitchen and bedroom floor tiles.

    2.hack away existing kitchen wall to make it a open concept kitchen.

    3.replace toilets tiles and toilet seats.

    4.New Kitchen cabinets.

    5.Customized TV console, shoe rack and altar.

    6.change main door rand 2 bedrooms doors.
