  1. Congratulations on finally settled down with your ideal ID. I had a strange encounter with Kevin. He came to my place, took measurements, and emailed me a layout plan and quote. And that's it. He never follow up with me to advice me what's the next step... I am not sure if ideal house is ID or contractor. What's your experience?

    I got my Rain Shower, Kitchen Sink, Kitchen Sink Mixer from Universal (Geylang) and the rest from Poh Joo.......

    Towel Rails & Toilet Paper holders; I got them from Ikea when I buy my curtain rails because price are much cheaper.

    I'm in the midst of the Reno of my HDB Apt and would like to find out some info on Power Sockets.

    I was wanting to get the Legrand Malia switches & sockets and found that the power sockets would still require an adapter in order to plug in a 2 pin plug.

    My question is if there's any Power Sockets in the market whereby I could plug in a 2 pin plug without using any adapter? I called CM earlier today and was told that they do not carry any of such Power Sockets..... Does anyone knows which brand of Power Sockets can perform this task and when can I get it from.

    Can agree with you on Kevin and that's one of the reason why I choose to work with him....... at least for the time being :)

    As for my kitchen, I'm going to use glossy laminates.

    actually i also have the same headache as where to place my dinning table. but after a LONG tinking and discussion wif my wife and contractor PLUS alot of on-site measuement, i decided to have it in the kitchen. i will leave 7.5ft for dinning. level it up to same as living rm. cause i feel kitchen no need to be too big.haha.

    as most of the time my family will b at the living room. just my feel. for sharing with u.

    btw nw i am at 5th day of reno. all hacking and removal done. re-position of masterbed room done. all tiles delivered. today doing entire hse wall and ceiling pastering. paiseh....got no pic to show u all.

    btw check wif u hor....ur hse got goverent gas supply?? or u use cylinder type? i was told my entire flat got no gas supply. so got to use cynilder. i was BERY SURPRICE.....

    I dun have a choice on kitchen because we do some heavy duty cooking at times (My wife & myself loves to cook) hence we need additional preparation top and it is also because I had allocated part of the kitchen space as laundry yard so the total kitchen space got shortened.

    I'm using cylinder gas as well and my understanding is that most of the "old" flats in HG do not have PUB gas.

    Actually, I also have the same question how you partition your living room in order to have a dining area? I have seen this type of design before during my searching for resale flat last year but it is a bit unique. Will it be cramp??

    I will do some wall partition too but i haven't finalised yet where to put the partition wall. LOL

    Yes, my living room is goign to be smaller than what it is now but we have no choice due to our needs...... Kitchen does not have any space to fit in a Dining table. We could well do away with the partition wall but as we want to "hide" our dining table hence no choice but to erect it.

  8. Went around trying viewing some stuff over the weekend, no purchases has been done yet but had made up our mind on which lamps to choose.

    Sofa - Vhive

    Comtemplating on whether to buy this 3 Seater Recliner Sofa. One hold back factor is the material. The surface is using Microfiber and we are worry that my littles princess might "mess" around on the sofa and that's it..... :(

    The other factor which had me thinking is the price. Not that it cost a bomb, just that I had originally thought of getting a L-Shape Sofa with the price range of $500++ and if I go for this, I will be about $300 over my original budget but if the surface is PU Leather and at teh same price, I think I will probably make the plunge even if I overshot the budget slightly.

    Anyone knows where else sells this kind of sofa at the price range of $700+ to $800+?....... Other than Novena......

    Dining Table

    Will be getting this Dining Table from Ikea. Like it mainly because it's "Expandable". We will have it "shrunk" to 4 seaters most of the time and will only have it "Expanded" to 6 seaters when we have guest. Felt it suits or tiny Dining area :)

    As for Dining Chairs, will probably make a trip down to Gnee Hong Furniture @ Eunos to take a look on what they have and their prices as well. Browse thru their web catalogue and their stuff looks quite nice.

    Bathroom Stuff

    Went to Poh Seng & Hupfarri to take a look but couldn't find something I wanted, will be making a trip down to Poh Joo this weekend and look around.

    Will be hunting for 1 X Rain Shower, 2 X Toilet Bowl (Sitting), 2 X Bathroom Sink, 1 X Kitchen Sink, 1 X Storage Heater, 1 X Instant Heater and other Kitchen & Bathroom Accessories.

    Anyone can recommend places for me to hunt such stuff? Not looking for those high end stuff..... basic to mid range will do.

    Went to Sim Bee Huat to look around for ideas and think we managed to visualize what we want but will probably make another trip over to Hafary @ Defu to take a look as well this weekend. Would prefer to get it from Hafary @ Defu because it's nearer to my place :)

    I'm going to buy a Built in oven soon and am wondering which Brand & Model I should get for my wife. Was thinking of Electrolux & Bosch, could any one tell me which brand/model I should get based on the following requirements :

    1. Must have Fan Function

    2. Must have Auto Cut-Off Function

    3. Must have the "Eco-Self Clean" function

    4. Must have Top Only, Top + Bottom & Bottom Only heating function

    5. Prefer to have 3 Layer Glass

    Could any gurus enlighten me based on the above and I would be most grateful if you could let me know how much it would cost me to get the recommended brand/model.

    Btw, I'm staying in HDB so not sure if there's any restrictions on power....

    My living room also will look a bit cramp with the dining table there. But what to do.....LOL. Buy smaller dining table and squeeze in. Anyway, I won't be shifting the MBR entrance cos that is my husband and mine's best direction. By the way, for the storeroom door I maybe change to tic tac door. Not sure whether you heard about three doors cannot be placed in together. So, to break it u need to camouflaged one door. This is what I read from books and internet not from FSM. I have been "nomad" since young so more or less I know what kind of direction which is suitable for me. You will know someday when you move in or first time you enter your place...

  11. Had just made a trip to Lighting.com in Jln Besar with Kevin t look at some lightings.

    Due to some criteria set by FSM, we had a tough time trying to find something suitable but I think we had managed to come out with a solution while browsing thru the lightings there.

    Will be making another trip again with my wife before comfirming the lightings and will probably go over to Poh Joo to look at the Kitchen & Toilet stuff on the same trip.

    Will take some photos during the next trip and upload it.


  12. hi, i am also doing up my resale 4A flat at hougang. Same layout as urs, just mirror image. HaHa....

    I plan to engage Alan. True his quote is abit loosely written, but after talking to him for a few times, i feel he is sincer and not pushy. Seen his work and feel its ok.

    Most likely i will start reno end April. Partly is his quote is the lowest among all i have taken. No choice, due to tight budget.

    Anyway, hope i have not make wrong choice....haha......

    Hope to see ur 3D drawing soon. I plan to put the dinning at the living rm. Wats ur plan??? Might share??? Thanks

    Now I understand why Alan called me the other day to clarify himself :notti:

    Anyway, I think he should be pretty ok as the Aunties whom I knew in the market were praising him on his work done in their houses. :D

    For me, I was initially moved by his quotes but due to previous bad experience in similar situation, I prefer not to take any chances even though the quote was the cheapest.

    No offence on your decision and I'm sure he will be able to do a good job for you.

    On my layout, I will have my dining in the living as well because my wife needs an additional preparation table in the kitchen. After the reno, my living will no longer be a complete spacious sqaure anymore because due to FSM reccommendation, I need to do up some feature wall to block up certain area. Also, I will be shifting my MBR entrance as well.

    Will upload the 3D once ID provides it to us, kind of excited now :)


  13. Short Term Rental

    Finally, had managed to secure a short term rental in Alexandra area. It's kind of tedious as I would still need to make 2 daily trips back to Hougang as my daughter's nanny is in Hougang..... actually same block as I am.

    Made the decision to take up this unit party due to cost and timing, had tried to look out for units in Hougang, Sengkang & Punggol and it's either I was quoted a Sky High price or the timing just could not fit into my plans.

    ID/Contractor

    After receiving the quotes and thru several family discussions, had decided to go for Ideal House-Kevin. Pricing is not exactly the main factor that we decided on him but still, he was able to cover the stuff I needed within the budget I have in mind.

    Among the 5 quotes I had received, his quote is rank 3 highest i.e. smack in the middle and other than some personal reasons we are chosing him, the other main reason would be his attitude. No offence to the rest of the ID/Contractor, all of them are helpful as well just that we felt more comfortable with Kevin.

    Will be meeting up with him later to go thru the "final" quote before I sign on the dotted line and fingers crossed that I'm making the right decision.

    Understood your displeasure with Henry amd of course I have read up his thread before getting him to quote.

    Btw, getting a rental unit has nothing to do with whom I'm getting to do up my place as I will make sure that whoever I confirm will have to meet my schedule and moreover I have not set on confirming which ID/Contractor I would be using.

    Quotes from ID/Contractors

    Out of the 5 IDs/Contractors I had invited, 4 had sent in their quotes. Below would be the 4 who had submitted their quotes + some comments :

    1. Max Engineering & Contracts - Kenny

    An associate of my brother-in-law, looks like an OMO setup to me. Quite professional in a way but quote presented is the highest out of the 4. Quite a surprise to me when his overhead is supposely to be one of the lowest.......

    2. Ideal House - Kevin

    Out of the 5 IDs/Contractors I had invited, think he's the youngest and appears to be one of the most "ready to help" type. Quote rank 2nd highest out of the 4 received due to the fact that his company's quotes carries a 7% GST.

    So far, he's one of the IDs/Contractors whom I would like to work with due to good attitude (hope it does not change if I really engaged him) but the look of that 7% GST turns me off big time.

    3. ID Note - Henry

    Out of the 5 of them, Henry appears to be the most experienced and confident based on the short 45 mins encounter with him. Quote is rank 3rd highest. He will be one of them whom I will approach again for a re-quote next week after FSM report is out.

    4. Alan Furniture & Renovation Contractor - Alan

    An OMO setup, got the contact thru one of the neighbourhood aunties. Cheapest quote out of the 4 received but am quite skeptical due to the way he presents his quote. Quote seems to be quite brief and everything carrys the clause "Price subject to changes on actual measurement".

    Was quite curious & surprise on this clause because he actually came to my house & done the measurement hence not sure how he derives his quotes.... Best part, items which I had asked him to quote, gone missing.... items which I had never asked and had told him I don't need it, appears...... 8| but after getting him to add in the missing items, quotes still the cheapest of all just that I'm not sure if the price is going to change dramatically if I ever confirm him hence even though his quotes is the cheapest, I might just drop him due to uncertainty in prices.

    FSM Report

    Suppose to get the report end this week but FSM told me the report won't be ready till next Wednesday so LL have to wait. :(

    Short Term Rental Unit Hunt

    This has been the most tedious exercise. Have been trying to hunt for 1 high and low for the last 1 month and till now, I have yet to be able to find one. :bangwall: Had shortlisted some units and hopefully able to arrange the viewing this weekend. Wanting to confirm an unit by end this week and off-load this nerve-racking process.

    My target would be to confirm the short term rental unit by this weekend and next weekend, my target is to confirm the ID/Contractor. Based on my timing calculations, next weekend would be the lastest timing to confirm the Id/Contractor if I want to start the renovation by begining May.

    Will provide updates again sometime next week.

    Nice to see your reno T-Blog here. Was waiting for your FSM audit report. Remember that you wanna update me...LOL...

    Anyway, I think I can only start my reno by end of May or early of June. Next week is my first appointment. I am still looking around for suitable ID or contractor to do my place.

    I will start my blog after I confirm the selected "one" to do my place. Have a smooth reno journey!!!
