hi, does anyone encounter a problem on their TV or any feature wall about the visible joining lines and different patterns on 2 laminates?
1. Our ID only highlighted to us in the midst of renovation. He didn't give us any options but to accept the visible joining lines at the center and thus, the 2 sides have different laminate patterns. The 3D Drawing does not show this joining line at all and we were given a very small picture.
2. Is it true that ID will only know the size of the laminate upon fabrication or confirmation of materials? An experienced ID should know before hand that we will require 2 separate laminates (because width is 1.2m only) for a 2 meter wide TV feature wall and he didn't tell us during the 3D drawing discussion.
3. Our ID told us the carpentry started 2-3 weeks ago and he only highlighted to us the problem a week ago. Why he didn't highlight it before the start of carpentry?
I need your opinion on this. Have you guys experienced the same thing? What did you or your ID do to lessen the visible join lines? Can we still ask our ID to replace the laminates? Thanks.

First of all, Welcome to Renotalk.
The laminates comes in standard sizes so an experienced ID will know and would have let you know during consultation. He probably saw the carpentry work then see the lines too obvious and no choice have to let you know. Hmmm i reckon you should ask him to come out with a solution to lessen the joint line. If not possible then ask him to change. Sometimes it also depends on the workmanship too. Many factors la.
The 3D drawings only give a perfect view. But the reality might not be the same and is usually different.

Hi there,
It's cheap. Hmmm... Take note of the quality and workmanship tho. For example, what material are they using for your kitchen countertop? What kind of tiles are they using?
And also there might be missing items like floor protection, haulage, etc. All these so called hidden cost when amount together will become significant. So be sure to double confirm with your ID or contractor.

This is my first posting in RT and its for my new home, a 3I HDB, see floor plan below. Decided to post here to leave behind a journal of the renovation process.
Decided to sell my 5I HDB in Yew Tee. Too inconvenient there, both the lack of decent food and transportation. Right after selling my place I started hunting for my new place, criteria being as close to the city as possible.
Lo and behold, the first unit I viewed is right smack in the middle of the city!

We've just bought an EM in Bishan. We collected keys last week... So excited...
The house is well maintained, previous Reno was done just less than 2 yrs ago..
However we need to Reno de kitchen, kitchen toilet n balcony!! These 3 places r very outdated compared to de rest of de house..
I'll try to post pictures... Trying these out on my own for de first time.. 😁😁

I was looking at forums for ideas and chanced upon this forum. A member suggested I start a t-Blog and I decided to do it after seeing what others have done. I love seeing how a house is being transformed hence I do not mind sharing mine, except that I've not started working on it
We decided to move from the current 4A flat to a bigger place with 4 bedrooms as the 2 boys are getting older and want their privacy. As our choices were limited (we only want to stay near within walking distance to Tamp MRT) we preferred to buy first before we sell. As fate might have it, when I have given up looking, I saw this jumbo flat for sale. Well, in HDB term it is called 5A but the marketing agent called it a Jumbo. Since it is a 5room flat the price is almost 100-150k cheaper than a EA/EM in the same area. Other 5 room flats in the same area will not give us 4 bedrooms unless we want to move away from the MRT. The flat is a combination of 2 3-rooms. It is not hacked and combined by individual but by the government and are considered 'rare' in the area as only a few units can be found in a few blocks of this cluster of 3 room flats.
I offered to the agent on my very first viewing but it took us 3 days to close the deal. The agent wanted to start a bidding game but I refused. I told her I'm willing to pay slightly more than the asking but I want an immediate confirmation. To me, getting the rare unit is more important than anything else. At most I will sacrifice a few holidays haha.
The owners asked for 50k cov and I offered 55k and got the unit
We are very happy as the unit is only 5 mins away from Tamp MRT. It is really a good deal. The unit cost me 520k + 55k which is so much cheaper than getting a EA/EM!
Keys will be collected in October and renovation should start end Oct/early Nov and I hope to move in by December. We are looking at ideas and will hire a contractor to do instead of an ID as it is so much more economical. We especially love contractor who thinks like an ID.

Hi all, just got a 3NG resale in Tampines. Have got lots of information from the forum. Will like all the experts.here to give me advices and ideas, for my design.
Area planning,
1. Knock down the living room and kitchen wall to shift inwards to create dinning space. Will then install 3 moving glass panel.
Questions 1. purpose of 3 moving glass panels is so that I can do cleaning better, as if I have a fixed panel, I might not be able to clean the gap between the glass and the kitchen cabinet. Correct ?
Questions 2. How many cm to move in? Can anybody advice, so that I have space for a living room and dinning table.
2. Knock down store room wall to create a bigger master bedroom, then deal off existing entrance to.both room. Move the doors to face the living room.
Question 1. Both door to be side by side ok?
3. Knock down existing entrance to master toilet, and extend out.
Question 1. Can only extend 60cm right?
Question 2. Necessary to extend, aim is to have a proper toilet, box up pipe, WC, then shower then a nice vanity with illume mirror plus cabinet. Or after extension will still.be too small?

The problem is the design. What will you do with this flat if you are me? I need all 4 bedrooms so none can be compromised. I"m thinking of moving bedroom 2 to beside study/bedroom and then make the kitchen an open concept one. what do you think? Please give me some ideas if you can

First of all, Welcome to Renotalk!
Wow there can be many different designs you can play around with. I would say moving bedroom 2 is okays. In that case you will have a sleeping area, more quiet, and an entertainment area.
You can have walking wardrobe and platform bedding for the master bedroom which i've done for a houseowner. If you would like a open concept kitchen, then maybe can make it into a mini bar counter or can be a kitchen island with dining area at the original bedroom 2. You can have a relac corner as well at the balcony area.
Mind sharing where your new home will be at?
Oh and your home design also depends on your family members whether you have kids and how old they are and elderly;)

sorry for late reply as im not familiar with forum chatting format.....hnk u for the wishes...basically..rehacking all tiles on floor and walls ( my house is an old house so tiles are those small squares ones ) ...then rebuild new one ... toilets ( rehacking of tiles and changing everything new as the toilets is falling apart ( bought it 2 years ago ...and rented out after 2 months of purcahsing as my husband was send overseas to stay.....come back and see the house is in pretty bad shape...hehe..therefore needed renovation...

Wow seems like there is gonna be quite a lot of hacking and wet works and also carpentry works and installation. Previously you asked about the experience of living in during renovation rite? Hmmm the critical period you probably is gonna worry about is the hacking and wet works period ba like mine. Very dusty and all so would recommend that your family not around that period. Can stay over at relative's house or something. OR... RenoWork is from 8 to 5 so you can come back at night to sleep. But note! Unless you got another bathroom... Going to toilet will be an issue to consider and might become a hassle.
Make sure your ID or contractors do a proper job of protection before commencement of work, like mine.
