  1. paise paiseh to both! dead tired....its FY year end at work so like half dead now... not forgetting i am bz looking for a replicate lock case for my room doors...sigh..i'm so worn out...gng to be sick anytime....you guys should have met by now..

  3. dear jaskel sorry but another question on paintworks...my house wall has been re-painted 2 times already due to wrong colour and now need to repaint..wont it be too thick and starts cracking? usually for wrong colour what are the normal procedures? do one repaint white then repaint the colour which the owner wants OR do one 'sand' away the wrong colour ? or its like neither and just repaint over the wrong colour with many coats to get the final 'right' colour? :unsure:

    Normally will use a base coat(which is white) to paint over then follow by the correct paint.


  4. I was sick on and off for a week liao...I guess due to heaty...i am a housewife... occasionally will take up some part time job to do so that y the timing all cannot confirm...but a few things can confirm now.

    Wesak day > I can't make it >> In law request to pray at the temple so i guess whole day will be gone after that.

    22nd May > Final inspection on site. Seller haven't let me know the timing...sighs.

    23rd May > I need to meet my lawyer again to settle some stuff.

    25th May > Bro coming to sg. I need to pick him up from airport...

    We still can meet Jaskel at his place or his area. Jaskel, don't worry about the transportation... Singapore is a small island. All are linked up with MRT and bus. I also can ask my husband to send me over.

  6. Hihi jaskel I went back to check the paint my chalk white 1135 from nippon turns out greenish white! I looked ard only 1 can of org paint the rest in a big pail and the guy told me they pour out took away the can liao cox can sell for $$!!!! Is that true? ? And he also say see catalogue and on big wall colout will turn out diff one ... Didt know how chall white can turn out greenish and stale :(

    Hmmm..........cardboard can sell for $$ so is the can tin......I do know that painters do like to pour 2-3 cans of the same paint together so that they able to paint faster as they use bigger roller. But some dishonest one will also mix the paint with cheaper paint or water and then discard the cans immediately. I did fired one of my painters before when I found out that he try to con me by doing this so that able to pocket a few hundreds more. Too bad for him cos he didn't know that for every house, before or during the painting work, I'll do a check on all the paint and whether the amount is correct not.

    As for your case, yes the colour do will vary a little bit from the catalog but from chalk white to apple green is a bit too out. I can't said your painter is dishonest or trying to cheat u as I'm not there if not I'll be like framing him. Ask your painter to take a new can and paint it on another wall to see the different. This is the best way to verify. If it turn out to be 2 different colours, I do like to hear his side of explanation. Another things to take toke if the existing paintwork of the wall is green, then the 1st 2 coats may turn out a bit greenish too, but after a few more coatings, it will be the colour close to the catalog.


  7. hihi jaskel quick question for painting of wall usually one will not mix matex with main white that one is colouring for the entire unit right? I mean usually the can of paint is open and can be used readily already right ? Is there any mixing or diluting required ? I just need to ensure cause i'm worried that painter may mix matex white with the chalk white which i've picked. :dunno:

    also..my rooms colour salah..supposed to colour 1 piece of wall with darker colour..end up entire room is coloured..i hope they can "clear" the part which is suppose to be painted chalk white and let it turn out chalk white and not turn out more yellow as the beige base is there already.......kams siahs again :sport-smiley-003:

    There shouldn't be any mixing or diluting required. But mixing it is one of the ways of cutting corners. Save cost earn more.


  8. Hi jaskel, I have read many of your valuable comments in the forum. Many thanks.

    Understood there should be some good ones using such drills in the renovation work, but I did not encounter one :( The ID I engaged seemed not clear about it, just said the kind of tiles was easy to crack, but never proposed any solution to it. Same comments from the tiler, the plumber, the workers who installed the glass door. Maybe they knew but felt expensive, so no one wanted to use that drill in the practice? The bad thing is the ID never say anything about it - just said the tile prone to crack. Is the diamond drill bit expensive? Anything to pay attention when using such a drill for tiles?

    As for the waterproofing layer (day 3), I asked the tiler about it on Day 4. He said most of his projects used only one layer. If we wanted, he could do it. Then we got to see the delay of the work - he could not complete the tiling in time for others to continue the jobs. Anyway there will be another waterproofing layer (day 5) and one layer of cement + W1 to be laid on the floor before the tiling. So we did not insist for the repair of the first layer.

    Is it true with cement +W1 the floor will be waterproofing? Or with enhanced waterproofing property?

    A cheap diamond drill bit cost ard $10 but won't last long, mostly 1 project over and need to throw away liao. I usually prepare it for my plumber, electrician and glass installer to use it. Most of them is take and no return so didn't pass them the more expensive one to use. When using, need to drip in water quite often cos it will become very hot after a while...prolong the lifespan of the drill bit.

    Ask the tiler don't anyhow do, if there leakage in future, who going to responsible? Min 2 layers of water proofing. W1 is bonding agent. It is to strengthen the cement properties when dry. Old timer tiler will use this as waterproof but is not as efficient than using water proofing membrane.


  9. wah jia lat i didnt know gt formica laminates as selection also...cham...and it looks nice..more cham.....and its like my selection thats delaying the process now =X :jawdrop:is this brand more expensive? i'm quite surprised why this is not in my collection of 5-6 catalogues....

    Not expensive at all especially for the wood grain laminate. If choose deco metal then is very ex. I staying in North East. I'm fine with next week. Meet at Bugis Junction if this more convenient for both?Anymore joining?

    I am actually not comparing quotes rather looking for the chemistry wif my selected ID/contractor.. I felt tired juz by looking at 5 n I picked 1.. Then was a huge disappointment.. I kept finding out more lies fr my shortlisted ID!!! Sigh.. I am really upset..

    Nw I need some cooling period cos v exhausted... I am actually planning for a revamp for my 5rm as my twins hv grown up.. MAYB if the right person doesn't comes by June then we will defer the plans to Nov..

    Oh I remembered that your floorplan had a very odd layout. This month a bit too busy because 3 projects were given to me on a very tight a schedule to meet. Mostly my renovation project will takes 2 months but this 3 projects are less than a month time to complete. If not, they will be 'homeless' :P . So I'm rushing my ideas...eating 2 big packet of M & M's...etc to get it done. Moreover i bidding for a commercial project in Sept and need to submit the drawings by end of this month so being squeezed tight tight.


  11. Let me put disclaimer, I am a house owner so it's coming from my perspective.

    In GENERAL, it's expensive. But of course there is exception. And that is where Jaskel can help.

    On the other hand, there's no harm if you request quotations from several IDs/contractors.

    From there you can get a rough feeling whether this particular ID charge you expensive or not.

    I confirm, double confirm that u r a real house owner. :D And yes, there is no harm asking for more quotation. :yamseng:

    Laying of floor protection, I think will be from main door to the kitchen. Then after completion of the kitchen flooring, lay another time for the kitchen floor. So most likely using max. 2 big rolls + labour.

    If I'm causing some confusion, I'm sorry bout that, here there are mostly house owners that had completed their reno and still giving some good advises to other newbies. Let me sum up everything so that it will give a clearer picture on how the quote come about.

    Doing whole house is different pricing then doing small areas or things.Eg. doing false ceiling for living room only is different from doing it together with 3 bedrooms, 1 counted as lump sum, the latter is by psf. The workers will charge higher, so make the ID/contractors charge higher to house owner. If end of the day, they don't earn that amount, they might as well don't do.

    Most importantly, the ID/contractor must be trust worthy, honest and responsible. No point paying cheap but got a lot of issues. As there a saying, cheap doesn't mean good and good don't come cheap.

    As also advised by ngunadi, no harm trying to get more quotation to compare.

    Also give everyone a quick and easy guide. Reno a bathroom est. cost is ard $3K, a kitchen is ard $7-8K. All this is without carpentry works, glass, doors, etc....just wet works. Hope this help. Money is hard to earn, so I do understand that money must be well spent.


  13. hi sng28, it is a very tough decision but i love your parquet. Very nice colour. For the matching tones, I think you can ask Jaskel for his opinion..this is indeed very tough decision. if match wrongly, will look very weird....:) emobebe

    Hmmmmm..........ah........... :P From my understand that u do like dark wood colour as seem on your selection of laminates. if u do like the laminates that you have selected, then pls go ahead with it. That's 1 thing that you must remember, that is neither your ID or me or anybody else is staying there, it was you and your hubby so most importantly, you have to like it. Individual have different taste and likes, what I can do is to offer you some options and advises but u still make the final call.

    Parquet flooring already consider a med. to dark colour wood, and the laminate that you have chosen is also dark + black glossy laminate. Doesn't mean it won't match but the laminate that u choose must have the impact or impression when one step into the house/room will notice it first(1st impression count).

    Remembered what u like about the coffer table? The type of woodgrain and black glossy laminate mixed together. See the different of the woodgrain that you have chosen.

  14. Angelbutterfly, i guess my No.1 contractor had explained his delay in quoting to you... Well and he was right, he was the 1st person i met up and discuss but the last person i received the quote from :curse:

    I had to call him up and ask him to meet me at my place after a few reminder sms to email me the quote but no news! zz

    He came all the way from punggol despite his car broke down and we had great discussion and i decided to engage him on the spot! he is not pushy and most importantly he give very down to earth and professional advice... he was very attentive to present customer and i think he got quite a few projects on hand tats why a delay in replying you... but rest assured that you will be in good hand if u eventually decided to use his service....

    Dun feel too stress thou i know its impossible! i dreamt of my reno almost every nite... not because of my No.1 contrator work, with him i'm at ease but i'm more worried about the figures... so scare will overspent!! :o

    I'm so sorry about the delay of quotation. :bow: Hope your hubby don't get angry about it. :D
