    Day 12 of Reno:

    Went up after work yesterday evening...

    Had emailed the pic to Alex, let's see what he can do to resolve this.... :angry2:

    On a happier note, had confirmed my pole system layout with OPSH and installation will be on the 24th May.

    Was surprised to see Jason waiting for me at OPSH yesterday when i went down to finalise the layout :D

    I din know that he is coming but i'm glad that he came cos he helped me with the layout using his professional views else i will be following blindly what was being proposed :P

    Oh Freddy called me to arrange the date of installation and i asked him when u coming to choose the layout. That's why I'm there so that to see and understand more of his layout on whether will its crashed with the work and design not.

    Oh btw, today met Alex and he will be changing the windows for the balcony. Although he told me that he will talk with you, but I had insisted him to change and do it to what I wanted hope this doesn't add up to your burden(u can tell him u leave it to me and everything arrange it with me also can). That wall will not be painted until he replaced the window even tot it will cost me more to ask the painter to come another day to finish up the job.

    Continue to Day 3 of my reno:

    To check with the ID Ben.son:

    to reminder the tiler to do 3 layers of water proofing for kitchen,

    to keep the aircon pipe in place and

    to add a temporary water pipe for the toilet work. The old one to be dismantled.

    Found the ID was quite blur on what to do first and what to do next. The tiler came only at 1pm, found the small vent pipe was still there, to be hacked. He asked the old water pipe to be replaced otherwise the the tiles could not be laid on to the wall. (In the early morning 9:30, asked the ID when the plumber would come, said he would come at 3:30.)

    The ID said he would ask the plumber to change the pipe. So tiler kept questioning on it, I then questioned on the ID too. In the day, the floor was laid with one layer cement mixed with 101 - kind of water proofing materials.

    Since the old water pipe could not be removed by the tiler - no tools to shorten it, the tiler left it as is. Part of the wall was laid with a layer of cement. I found that newly laid cement covered the aircon pipe too! Luckily I saw it and asked the tiler keep a hole with the pipe there! Bit angry the ID did not come to supervise and not tell the tiler too.

    For the floor, it was laid with some waterproofing - to be dried before further works can be done. The tiler left quite early at 2:45 - no other works could be done. The plumber did not come before the tiler left.

    Finally a plumper came at 5:30, checked the water pipe. The new cement layer was not dried yet, but the plumper need to work on the pipe, so stepped on the 'soft' floor - left many footprint, the layer seemed not flat too. Afraid the waterproof might be a problem.

    It was easy for the plumber to cut the pipe. After shortened it, he still left a short pipe (original one) with tap there. Asked him if the pipe to be installed so to leave a space for tiling, he anyhow said the space was enough. Although in doubt, but let him go.

    Called the ID for a better arrangement and keep with the schedule, for today there was almost no major works done. One day 'wasted' because of no coordination.

    Other events:

    Checked when the Windows to be changed - only one week later.

    The items for M.Toilet such as WC, water heater, tap, basin were delivered. Unfortunately I did not open the box to check the WC if there was any problem - later found a small hole on the bottom of the bowl.

    Before the WC delivery, Adamas called to say that the model we ordered has no stock for the size we want, so they asked if we would accept another model with the size we need (similar mode, bit expensive, but they would not ask for extra $). Glad to accept the offer :)

    Day 4.

    The tiler came at 2:40pm. Very late, finished at 5:00pm. To lay tiles on wall. Then lay a cement layer on the floor. The aircon drainage (I bought from the hardware store - $3.00) and the basin drainage was hidden in the cement layer.

    The tiler came at 2:40, claimed to buy the aircon drainage pipe connector.

    Day 5.

    Wall tiling job. Ask the tiler to lay another layer of waterproofing.

    Ask the ID, what is the new water pipe layout because the tiler wanted to leave holes for that. The ID did not have any idea about it. Just said the water pipe would be done later.

    Read from the web the homogeneous tiles can crack if not drilled carefully. Asked the ID, no idea about it.

    Again, refer to some web, it said that need to use the so called 'diamond drill bits' to drill the homogeneous tiles slowly, then no crack! But seems no one do it in the reno industry?

    Who said no one use diamond drills bits in this industry? Not only for homo tiles, marble, granite, can be use for ceramic tiles too. This is to prevent the tiles from cracks especially when drilling for bathroom accessories. Is good that u asked to lay another layer of water proofing membrane as the initial water proofing had been damaged by the plumber.


  3. No leh, haven't check with any master yet. Also, is looking for one good fm at the moment.

    So, u all think shouldn't have start the reno(if reno has not started before the july month) during the chinese july month ah? For my case, shouldn't be any hacking coz is a bare shop space.

    If that's the case very jialat leh. The shop hand over is exactly the begining of chinese calander july. That means i have to pay the rent for empty shop space and carry no reno at that time!! Big losssss

    Can start before the 7th month(but need to choose a good date to start hacking), then during the month doing reno no problem. :yamseng:

    no stupid question la...becos u all are not in this trade, that's why a lot of things either not understand or don't know at all. Whatever questions asked, I'll try to answer to my best knowledge, I'm also learning a lot from the house owners themselves such as how to improve in services, where got good bargains, sales, etc... :D

  6. erh, maybe the way I asked question a bit confusing.. Let me rephrase. What I meant is if I want to do whole unit re-wiring, should I do it together with PUB testing? Or just whole unit re-wiring without PUB Testing? Will it cause any problem when I want to sell my flat in later part?

    When selling your unit, HDB will come and check for any illegal works. As long as all works are done under HDB rules and regulations, the inspector will not stop your 2nd appointment from going thru.


  7. To all brothers and sisters out there,

    I have a severe problem right now. My kitchen toilet sewage pipe is moulding and recently the pipe start leaking and the whole house stinks. mine is a 4 outlet pipe. From what i heard from my friend saying that i need to change the sewage pipe plus the air pipe but we got no ideas who to approach. Contacted a few plumbling companies but they say they don't provide changing of pvc pipes services.

    Anyone know which contractors or companies to contact ? What is the price range?

    Hi emobebe,

    This is a bit too hard to answer so openly here.....by right under HDB terms and conditions;

    1. All wiring installation work must be executed by an EMA licensed electrical worker

    2. Embedding of wiring house in metal/high impact PVC conduit in RC slab, beam, column, wall and in wall plaster or other finishes is not allowed

    3. For all types of flats, diameter and penetration depth of power-driven nails/screws must not exceed 6 mm and 40 mm respectively

    4. For flats with concealed electrical wiring (original provided by HDB):

    a. Please refer to guidelines in sketch Drawing 1 "Drilling of holes in flats with concealed electrical wiring"

    5. Precautionary measures should be taken to ensure anchors (including hammering of nails) into the slab are located away from the concealed conduits as shown in the concealed conduit layout plans

    6. Upon completion of the work, the flat owner shall apply to SP Services Ltd for testing through his Licensed Electrical Worker.

    Engaging a EMA licensed electrical worker is much more expensive.

    I got ask for yr contractor b4 but he forgot n I guess he is too busy.. Mine will b a low budget so I adopt a wait n see attitude who I award the job to.. Now ID n contractor also choose their client de..

    I almost confirmed on an ID firm but I was too shocked/dumbfounded when I saw hw they did for my fren's HSE.. Different ID but same firm also tarnished their reputation as I believed they uses same contractor to do the job..

    I became v stressed after reading the blog here.. Even buying sofa needs to find the right company..

    Anyway, glad yrs seems to b gg well..

    Oh...I'm really sorry about that. :bow: I think for the month of March and Apr, I've been meeting too many house owners that I really can't cope at all. Anyway, recently had found a way to reduce the time for house owners on waiting for my quotation, that is to quote on the spot. I think Wenx also waited 1 mth then received my quotation. :P

    If u r willing to forgive me and give me a chance to meet up( will take ard 3hrs), I'll give you the quotation on the spot.

    My style of working is always attentive to the present house owner first than potential customers. Hope everyone can understand. Moreover now I'm not going to entertain to those who send me floor plan and ask me to quote by mail. I do prefer in meeting up and discuss. Really really sorry for those that I've forgotten, I will change and improve this shortcoming of mine. :bow:

    See the gap at the side of the window, Jason found out today and informed me immediately else i will not take notice for the rest of my life.... The gap may attract dust and insects! :wacko:

    Will be meeting Jason on Sunday to chose laminate and paintings... :)

    Tomorrow is polling day... Vote wisely! :jammin:

    Actually when I went up your place to check on the work progress....the first look of the window already loo a bit weird...becos of the alignment of the windows panels. So look a bit closer was there a V gap at the corner....I was like..hmmm....how to clean even my small finger can't reach till the end. :unsure:


  11. waha! think must customize a player made of gold to suit the THICK console

    he told us it's like that! We quote an example using the dresser table that he did for us in MBR.

    A MUST for 3" thickness?? but the dresser table is normal and not so bulky.

    There is no measurement for this on the 3D design. Never expect to see such a bulky console, destroying the whole look of the feature wall. He has any design sense? it makes one wonder.

    Twist and turn all reasons to find easy way out to make us accept what it is. That is his strength :argue:

    The different in thickness of the shelving and TV console do made the whole look.....a bit weird :unsure:


  12. Oh.. u will be surprised. Cos I have experienced it.

    A very popular with good comments contractor seems to have been pissed off by my comparison and have outright reject my biz when initially I tot I could consider waiting for him after spending much time with him. Was really into the final stage of fine-tuning, clarification and final plea for a better deal prior to signing on the dotted line. It was just less than 2 weeks to my planned start date. I have tried to post a new thread here hoping to warn people, asking for help and seek recommendation for contractor with good workmanship but till now I cant find the thread.. hmm... cant get pass the moderator?

    Actually after posting, I start to wonder if i should share openly abt my experience cos that contractor know my address having visited my unit. ah.. perhaps the moderator tot of that and was protecting me?? dunno.. but I wasnt informed why the thread never show.

    I am happy to share via PM if you wish to know.

    Now I am skeptical abt good comments u know...and I just read another one with good comments now with forummers having problem reaching that contractor...

    Just be wary and I hope they will reveal their wolf's tail before u commit.

    It can been seen that a little gap is left between the 3 shelvings/console and window.

    This is for curtain.

    Noticed the space below the window? The contractor jolly well overlooked the curtain and almost placed the console right next to the wall on the right until we ask him. He really paused for few seconds! I'm thinking, how he can actually forget about the curtain completely and moreover we have curtain pelmet?!? How are we going to move the curtain as it will be blocked by the console which is sticking outwards? :dunno:

    :bangwall: One can really bang the wall when he, with titled on the namecard as "design consultant", gives us the following reply:

    "I thought you want to install HALF height string curtain"

    I have absolutely no idea where he heard the word HALF height from.

    See? Playing roti prata again. Overlook alone is enough, plus excuse.

    Anyway, to add on, the whole visual feel of the feature wall looks heavy. It is different from the picture we show him.

    We realise it lies with the console. The super thick 3" border with white laminate. Trying to bluff his way through that the wood plank has to be that thick

    3" is a bit too big....he may be thinking u want to put gold bars on top :P

    My only regrets is that this is a sliding window instead of a casement one and my FIL just reminded me that because this window is very small so sliding means i can only open half the window at 1 time and it may affect the airflow :~

    But when i decided on a sliding window back then was to make it easy for my gal to close the window in case there's no one around to help her and i totally oversee the airflow part! :bangwall:

    Anyway, its too late to change now so we gotta live with it, my mistake! :(

    As i am going to begin selecting my ID firm to start my renovation also.

    If you did engage ID Note may i kindly request if u could PM me your your kind views on how was his workmanship and overall attitude?

  16. Dear All,

    I've signed a contract with one of the ID firm. Was told to sign first and pay a deposit (kitchen package) so as to capture the GST waiver and free gifts.

    After signing the contract. It takes quite a while before the ID get back to us for a meet up.

    After viewing the quotation it was way over our budget (almost 20K).

    Thus we went around asking for quotation from other ID as most ID could give us a lower quote and close to our budget.

    We got no choice but to chose the ID which could provide us with the lowest quote that's closest to our budget.

    But the initial ID that quoted us the sky high price was not willing to return us the deposit. The service they provided was also far from satisfactory.

    Example: Arranged meet up but the ID was not around resulted us making the trip from west to east.

    For the requote after we said that the quotation was too high, the ID actually did stood us up 3 times again.

    Anyone had the same experience before or could provide us with any advice as what we could do to get back our deposit.

    Why in the first place will u sign up without even having to look at the quotation yet. In this case, just ask the ID to do up the kitchen package that it offer will do. The rest look for another ID or contractor to do it. :yamseng:


  17. I am currently having a bad experience with one of the recommended contractor on this forum.

    The famous guy is Mr Y**k of B****c I***e

    I was really surprised cos I have seen quite number of good comments abt him which is why I have approached him.

    Approached him in early March, now almost decided to sign with him after seeing his works and find his pricing reasonable comapring with 3 other contractors we approached. To me it's just down to fine-tuning stage and last sat we even made a trip down to his office to discuss wih him on the quote. Told him we looking to start around mid May.

    Then on Wednesday night, I asked if he could further improve his quote, he emailed me:

    "I am sorry but I am fully booked in May"

    I cant believe this especially when I have requested him to check with me before he gave away his last slot.

    I have been trying to contact him since his rejection but he was totally not interested in helping me and so were his colleagues. Tried to sms him and call him to see how we can work out an arrangement as we were really keen to sign up with him but he refused to return my call and gave me a very disappointing response which I will share when I have figured what I am gonna do next.

    I am so disappointed with this so called nice guy (which I tot he really is) and now I am stuck. Either I have to wait for him till July or I need to find someone else which is so tiring... Any advice is much appreciated or if anyone has contractor with comparable workmandship and pricing and is a responsible man, could u please reply to this post. Thanks.

    Maybe u took too long to decide and the last slot had been signed by another house owner...this is a first come first serve basis for those who are responsible for their works. They do not want to signed first then delay the project which will not be nice for both parties in the end. I don't think that anyone will check with every customers to tell them whether they can sign with other customers or not(won't it be funny if the contractor/ID call u and ask r u going to sign with me if not, I'll sign with other on the spot now with other house owner and I can't take your project anymore. What will the other house owner think if they were there?)

    Hope u can find someone soon to help u on your reno. :yamseng:
