  1. Aiya, the original plan was that I looked after this matter since my mom in law promised to help me look after my baby. But suddenly last night we were told to take care of baby by ourselves n there would be no help what so ever during this renovation period. My hubby only could get half a day off n they started to come with piping quite late.. Then not the correct insulation pipe. My hubby had to return to work n I can't go there as my baby need to be fed n sleep.. Haiz.. I wanted to check on the piping installation in late afternoon when my baby is awake but gotta help fetching my niece suddenly! Nice right? No one helps u but u still have to help others.

    I will adopt the ostrich attitude for now. My hubby said no point worrying. Hohoho..

    Don't worry, be happy. Renovation is always a stressful process, there bound to be hiccups here and there,its a norm, so take its lightly as long as its not those very serious issues. :yamseng:

    well this is an extract of the electrical works i was quoted.

    seems abit weird that i am charged $40 per lighting point but downlights i have to supply/pay additionally. Is this normal? Or is this perhaps referring to the cost of the electric wire laying within the false ceilling etc

    This is normal. 2 ways of doing that for the quotation, 1 include laying of wiring and trunkings with installation of lighting, another is separate laying of wiring/trunkings and installation of lighting fixtures into 2 items. As for what type of lighting fixture, the house owner will need to buy and supply it to the electrician/contractor/ID. :yamseng:


  3. I bought a 3NG, a total a 796sqft. This is the quotation that i might wan to sign with the ID house, but let me know whether it looks ok, reasonable or something fishy is going on.

  4. I dun quite understand. But I've got my lightings from lightings.com.sg. Cannot remember their charges but if I'm not mistaken, it's $38 for first point followed by $7 per point. N they deliver n fix at your convenience.

    Yup, that's for lighting.com.sg, should be $30 1st point follow by $7 but that's the price for 2 yrs ago, think its more ex. now :D ....delivery fee another charges.

  7. Saw this on prody's t-blog and I totally agree to the complete awesomeness of LED tracklights. Yes, they are pricey. But it's just a short term pain for long term gain. ;)

    I do agree on that, short term pain for long term gain. Just like renovation. :). My whole house using LED costing around $4K. Monthly bill is about $2-300.


  8. I also find it entertaining how Singaporeans just love to create acronyms for everything! Which can leave people who aren't in the know, more than just a bit bewildered...

    For example, when I first started reading Renotalk, I'd come across phrases like "FSM" and "MSB" and I seriously wondered what on earth these acronyms stood for and whether Renotalkers were up to a lot more than just home improvement! :notti:

    Hahaha, there are more than that. Such as lol(laughing out loud), etc.... We learning it from the Y-Gen, so that we able to know what they referring too. Nowadays, the teenager are very 'creative'...lol


  9. I've been going through reading the very interesting and colourful renovations done by renotalk forumers - which are mostly fantastic and have presented us with a wealth of ideas.

    However I have also observed some strange words being perpetuated o

    ver and over again. And I am not talking about grammar and all that - I am only interested in the content.

    For the record, and to the best of my knowledge, the words "Masterbed room" DO NOT exist and should not. :rolleyes:

    It should in fact be "Master Bedroom", whichever way you want it.

    Hmmm.... I have not come across on the word Masterbed room but what normally saw was Master Bedroom instead or making it short MBR. :)


  10. Actually, my relative's contractor applied water proofing and still warranty the waterproofing. Just that their finishing not so good. There are also 2 IDs that I spoke to who are willing to do only the floor and wall tiles for the portion that is affected by the hacking of the bath tub. but that is 2 out of 10. I am just wondering if the reason that they say that the whole hacking is necessary to earn more from the owners. I hope that is not really the case. I understand that there are some condo owners from Parc Condo that remove the bath tub in their new condo. Wonder if they hacked the whole new bathrooms??

    U need to hack the flooring and the bottom last piece of wall tiles to do a proper water proofing. Whole hacking is not really necessary, but just to do that alone without any other works, doubt any ID will want to take up the job. :yamseng:


  11. Well, with 2 kids to look after (and a hubby and a sis-in-law staying with us too), maintenance is a key issue. I don't want to get something that looks great but is a real pain to keep clean. :rolleyes:

    Yeah. I think wood tiles would be a good compromise. They are quite pleasing to look at. And will go better with all the books we have in the apartment.

    Sure. Nobody will be fooled into thinking they are real timber strips, but I guess you can't have it all... ;)

    Will just have to cut down on other stuff then. We may actually opt to have less built-in furniture (we can just buy shelves and other such furnishings ourselves) and concentrate our reno budget where it counts (i.e. stuff that you really can't change much once you move in) - e.g. the floors, walls, ceiling, doors, kitchen, and toilets.

    If u able to compromise with some of the cons of the wood tiles which stated in my T-blog, then wood tiles are the one for u. To save some cost, u may consider vinyl wood flooring for your bedrooms(overlay it, save cost from hacking). For those more expensive wood tiles that Newynew posted are those with texture feeling, for those cheaper ranges are those smooth feeling just like some laminate flooring. :yamseng:


  12. Now that you've lived with your wood tiles for quite a while, how do they feel? Are they indeed cold? Can people immediately guess that they aren't real wood? (I'm guessing, yes).

    They feel ok for my family. Not that cold, seriously I didn't notice that, maybe used to it already :).

    Immediate guess is no. I'm having wood tiles becos my wife like wood, but I also know the cons of laminate and parquet, furthermore I have two kids.

    It all weighted down to look, practical and lasting for me to decide using the wood tiles for the bedrooms.

    In my reply to hafiizh (above), I mentioned wanting to install a jib door between my master bedroom and service yard. For the benefit of anyone who doesn't know what on earth a jib door is (I grew up in the UK, so I've seen jib doors my whole life. They usually lead to the service areas in large houses - my parents' house in Highgate, north London, had one connecting the dining room to the kitchen.     If you look carefully, you can just see the outline of the door cut into the wall, partially covered by the picture. The only thing that gives away the presence of the door (other than the faint outline) is the keyhole just below the dado rail.

    A jib door is bascially a hidden door used to access service areas of a home. It's hidden because there's no reason to attract attention to the presence of a door there. It usually doesn't lead to anywhere important (to guests and visitors anyway) and, in the past, it was usually used by servants only, so it was not deemed necessary to make them stand out or be nice to look at. Now, it's merely a practical thing to have and can improve the design of a room / wall by creating a seamless appearance.

    Jib doors...ah...not common in resident but most shopping center shops they do have it, mostly cover with wall sticker/wallpaper to hide the store room. Is also used for concealing the bomb shelter or book cabinet too. It depend on how good the designer design it to make it look unnoticeable. :)


  14. Hi all, I would recommend Sebastian from JAE electrical & renovation. He's is one of the recommended electrician here i guess.

    Got my 4 room flat re-wired by him. At first, i have been sourcing for Mr Ong, Ah Keong or Mr Quek's to do my house but cant get them, guess they r busy. Then happen to see Sebastian's number here so give it a try. Well, all i can say is he is really very responsive and nice young guy. i called him to ask for his unit price, he just says he would come over to my unit to take a look and give me a rough quote for free. Of course i accepted. Guess he's the few contractors i've seen to be always be on time for meeting. when i reach my unit from work, he's already standing outside. Although he is young (27 yr old) but he is quite experience. he would come into my unit asking what i need and my requirements and then he will start to give me advise on what to do and what not. Well, before Sebastian, i've called up an electrican also from here to come to quote but he only ask me what i want, and thats all. ok. After seeing my unit, he quickly give me a price range and say he'll go back and sent me a quote by that night (he left my unit at around 9.30pm). So i waited, and he really did sent me the quote, at 10.30 plus. well he is responsive. He have been very patiant with me and my wife as we went around checking the price. after 2 meeting at site to confirm everything, we signed the agreement with him.

    They started work soon after my id gives the go. Well at the start i am afraid that my id might not get along with him as he is my external contactor. but guess Sebastian blends in well. what i cannot imagine is, he (The boss of the company) leading his team of 3, do up my electrical wiring 3 days. i even ask him why he have to do the job himself. he says he always likes to work together with his worker and he will do whatever his worker is doing. (Bonding)... Hard working guy, can even skips his lunch just to complete the jobs he's on. Seriously, UPS for him !

    Once the renovation is about to complete, my id called him to come to do all the lighting installation, guess what? he came with just one worker and completed the job in one day! Ok my renovation ended about 2 weeks already, so far, i'm really satisfy with everything and also no to mention, the good workmanship, service and attitude from Sebastian.

    Liked your Formica 2mm glossy laminate for your kitchen cabinets. Wanted to do the same for mine too but strong objections from family. Said it will peel due to heat in kitchen when cooking. What's your experience on this?

    Also like your living room tiles but family said it looked like Kettler showroom tiles. I really like the glossy effect. Do you know if they come in other colours for these series of tile?

    So far, so good. done 0.7mm glossy laminate at one of my house owners and so far, no peeling occurs.

    As for the tiles, sorry, only come in this colour, but there are other colours with different veins that u might consider at too. :yamseng:

    My husband and I had many long discussions on the layout of the house. The designer actually came out with quite impressive ideas for us and he worked with us to see what's the best solutions. This is the proposal of our hacking plan. I requested for a walk-in wardrobe (AHAHA), and therefore hacking of the walls are needed. The walls indicated in red will be hacked away and to create a bigger space for the wardrobe. ^^

    I am surprised by the idea my designer proposed for the wall at the living room. The walls indicated in blue are to be hacked half. Ya, just half of the wall will remain. The designer suggested to have tempered glass on the empty area, this make the living room look more spacious and we can check on our daughter while we watch tv at the living room. HAHA. The 1st draft of 3D drawings are done and he had emailed us. My husband and I love it, we were just wondering if it's too out of the box becox it's don't look like normal house in singapore.

    I really like the texture on the wall! The ceiling looks nice too. I really wonder how it will look like real life. ^^

    Congrats and welcome to the t-blog. :D Hacking of the walls and having clear tempered glass is common especially there are quite a no. of forumers done that already(but mostly the room is converted to a study rather than a bedroom due to privacy). Since this is your daughter's room, maybe its not a good idea to have the tempered glass at all, imagine that she do grown up and need her own space and privacy. Looking nice and being practical always crush with each other. :yamseng: Wishing u a smooth reno ahead. :D

    P.S. Oh ya the platform steps do look nice but there is a HDB height limit on that (2.4m from floor finish to ceiling).
