  1. Different condos have different rules and regulations on the renovation. U need to get the copy of the renovation requirement first to understand what are the Do's and Don'ts. These issues can raised up during AGM as things can be changed. As I'm known of, some condos ground floor do not allow trellis or awning or polycarbonate to be built due to facade under the by-law, but due to some issues(pot falling down, etc..), residents on the ground floor built their own polycarbonate, and overturn the by-law. Some condos' Penthouse have the regulation of building of awning/polycarbonate etc... not more than 2m from the roof terrace.


  2. Hacking's done and this week is wet works.

    We received this quote from the electrician recommended by our ID. Would need advice from the experts here...Are we being overcharged here? All the small little costs just add up to this huge scary number. :(

    ah...carpentry of course they can't do it well yet, at least for so far i've seem the work by China workers' carpenter, really not that good. Think I had commented somewhere in the forum regards on china carpenter. Only feel that they do cement screed is better, and also seem and compared with malaysian. I believe there are ID/contractors do agree with me on them doing cement screed.

    I need your opinions. We just bought a resale 4-room flat. Asked ID to help me renovate my two bathrooms. He quoted us 7k (excluding GST) for two toilets. is it too expensive?

    For the common toilet, we only ask him to hack the floor tiles,basin,toilet bowl, bathroom acessories, shower set,existing shower screen door.Lay the floor tiles, install tempered glass shower screen door,new basin and toilet bowl, remove the existing and install new bi-fold door.

    For the master bedroom toilet, we ask him to remove the existing culture marble top with mirror, remove basin, toilet bowl, bathroom acessories, shower set and install new basin and toilet bowl. We asked him to do the toilet vanity and provide us the full length mirror in the master toilet. remove the existing and install new bi-fold door.

    I dont know whether we should ask him to renovate the toilets for us. Please advice.

    $7K are the average pricing for renovate of 2 bathrooms, especially only 2 bathrooms and nothing else. If not wrong, tiles are included right? :yamseng:


  5. My mum just bought a old HDB flat and is currently doing renovation. As you can see in the picture, the old aircon in the master bedroom has been removed and we are left with a hole. The ID said he will just cover up with wooden plank. But we are concerned that this is not a long term solution as rain water will seep through. Anyone know if HDB allows us to use bricks to cover up this hole ? Any inputs or suggestions greatly appreciated.

    U can use alum. sheet to seal the exterior just like the old unit installed the air con. As for interior u can use water resistance plasterboard to seal it. :yamseng:


  6. Hi all,

    Not factoring time issue, how practical/realistic is it to split an entire reno project into different sub-contractors?

    For e.g. doing the following projects in stages:

    1) Hacking and all tiling together

    2) Kitchen cabinet with piping work

    3) All other carpentry

    4) Electricity work

    5) False ceiling, cornices, lightings

    6) Painting

    I'm wondering for Electricity work, can it be done by itself or must it be done with some other project?

    Waiting for the pros thoughts here...

    Renovation is already split into different sub-cons. It was the coordinating of who come first, do what, how to go bout it and who need to come back again after the others had completed, etc...that are the issues and why most house owners prefer to engage an ID/contractor to oversee everything. If mishaps happen(touch wood), who is responsible for it also. :yamseng:


  7. Dear insane, I am so confused...so undeceive nw after seeing all the Reno which went wrong! Dropping all my hair...Nw, I dun even know who to choose...Sigh...n my pirate hubby can still request this n that...I think he hope that my teeth dropped too! Ya...nw 1 molar teeth cracked n left 1/4 inside my mouth Liao cos gritted my teeth too hard!

    My hubby suggested doing stucco wall for kitchen? Can meh? I think hv to ask bro Jaskel abt it and which company doing it? Is it expensive? Might as wll plaster n paint right? My hubby said since cement screed hv so many problems then stucco wall will b gd...He died died wan cemented raw look de...how? Y hair n teeth dropped but not lose weight better?

    Stucco wall aka lime stone plastering, demand is low for residential so pricing wise is a bit expensive, ard $80-140/sqm and only 2 companies that I known of doing it. It can be done is kitchen wall, not much issues.

    Ya just show to the ID/contractor that going to renovate your place is he/she understand not first before doing, if not in future it may cause a problem. :yamseng:


  9. Cement screed will hv alot of problems...let our expert, Mr Jaskel explained it technically...

    Juz worried abt the too RAW look but sparkle sparkle might b too much? Y so difficult de???

    :D Me no expert, just have some little knowledge to share around. Cement screed have its pros and cons on doing it. A lot of time, it still depend on the house owners themselves on what they really want to achieve for their dream house. Those who going for industrial looking theme will mostly consider using cement screed for their walls and floors, cost effective and blend in the theme easily.

    As anglebutterfly wanted a cement looking but not glossy finishing, then cement screeding may not be that ideal at all.

    Pros - Cheaper cost than laying laminate flooring or even the cheapest tiles.

    - No grout lines.

    - Raw effect

    Cons - Hairlines cracks or crack lines will appear very fast.

    - Lesser strength than tiles

    - Porous

    - Need to reapply eproxy coating over the years

    - Bacterial grow

    Singapore is still not a good place to do cement screed as too hot and humid. Crack lines appear very fast and if not seal proper it will become porous and good for bacterial grows. Another point to take note is the moisture rate that it will affect the carpentry works in the house is much faster than other material. Still unable to find a person who can do a good cement screed in Singapore, and China guys is better than Malaysian doing cement screed. :yamseng:

    Just my little pov on cement screed.


  10. Layout proposal n aircon trunking.. Is this the only way to run my 4aircons? Any gd expert advise?

    There is ideal case on how to run the air-con piping but still need to be on-site with the air-con guy then can really make it work. What u have now is the most safest type of laying the trunking which of course a bit too long and too ugly.

    If just to see from floorplann I will plan it in such a way that the middle bedroom air-con to be above the door. All the piping from the 2 bedroom and living to run it outside of the middle bedroom and box it up to make it look nicer, then all into MBR. Look like there is a partition wall built up just to place the air-con. Air-con unit is ard 12", need a min. clearance space of 2" to the ceiling for servicing in future. total 14", water drainage pipe to flow down to your Master bath will take ard 3-4" down from the living room air-con, so the door frames from the ceiling down if have 20" will able to do the ideal plan of the layout. :yamseng:

    I went Taugres today - not bad n we considering coz v patchy. But might b able to achieve raw effect v well...

    Hup Kiong - they said the one u shown is discontinued? It seems lighter which I will b more daring to use?

    Not sure whether SBH @ Changi or/and Hong Lee @Defu do carry such tiles not....hmm...need to check it out..hup Kiong didn't told me discounted...they said awaiting for new stocks to come only as too popular both tiles also sold out.

    A New layout for u. :yamseng: A U shaped shoe cabinet with revolving cabinet for entrance to the living area. A bigger kitchen and a WIW wardrobe @ MBR.

    Insane - it took me quite a while to figure out hw to post pics but quite easy fr iPad n iPhone. I shall try n teach Jaskel if we meet again since he is so kind to help me find the tiles..

    Jaskel - the above tiles pics - r the tiles fr taugres?

    u mean the 30 x 60 cm or 60 x 60cm?
