Hope u can advise. Tks alot...

Thanks for your compliment...and yes and sorry that the chosen one is really ugly for a big pieces of area....To get a rustic matt cement tile, there should be actually quite a few models to choose instead. As Presently, I not at the tiles shops to give u the model, but I did saw these type of tiles before but not sure if it was to your liking. Will take and post it at your t-blog when I get it. :yamseng:

  3. Hey Jaskel! Shall trust u...So u talking abt their bifold doors? I also considering glass panels, bifold doors and even bedroom Movi Doors!

Will I b crazy juz to buy their bifold doors? Fixed panel for shower screen is $270, 1panel sliding abt $850 for kitchen, bedroom door I think also abt $750... N their walk in wardrobe, I will confirm too...V V broke le...Juz tell me the must buy items ok? Tks ya bro!

Ok, normal alum bi- fold door be it top hung or bottom track, the life-span is ard 2yrs. As for besglas they are ex because of the quality of mechanism used are better. Not the glass nor the alum is better.

As for fixed glass panel, all using tempered glass so don't think it make any different. May it be10mm or 12mm thinkness, it won't be my 10mm is better than yours 10mm.

As for sliding door or door panel, it the track, rollers and hinges they using high quality only.

WIW which I think OPSH, closet design, etc is only fine enough, going for besglas maybe a bit ex, not saying they are not good just the other also not bad what they are good is only the sliding track for the door only.

I am dumb leh...still cannt upload my pics! Sigh...ok, ok, try try...

For the bifold doors, its here - http://www.doctordoors.com.sg, the prices r v v attractive but I dunno how's the workmanship! I looking at their doors, windows, bifold n tempered glass. 1 thing good is they got alot of things for u to choose! Still thinking of besglas bifold doors if someone can assure me that quality is v gd? Paying double lor...

I can ensure u that besglas is v :good:. :D

  6. hahah thank to you bro! i'm like expert taking down all the xovers! but 1 thing i bought putty which didnt turn out too white when dry..how come i see those that they use are like white white ah..and mine like not so white..did i use wrongly..shouldnt it be putty to mend the cracks on the false ceilings?

Maybe they using cornice powder. There also another type of wall putty which is more white rather than the creamy type u brought. :yamseng:

  7. Now headache as what to do what my initial dinning. As you can see from my floor plan, it's directly at the entrance. I dun really like the idea of having dinning room at entrance. Not really eye pleasing to me....hehe :notti:

Any idea how i can make use of this space? :dunno:

How bout do a partition of water feature wall then follow by a rect. dining table behind it. Or hack the kitchen wall, then do a bottom kitchen cabinet join with the island as the dining table.

Master bedroom do wardrobe at both side of the wall with the bed hidden at 1 of the wardrobe.

  8. Dear all,

I am about to embark on the journey of renovating my newly purchased resale flat. It's a 4NG at AMK. I have just gotten a quote from my ID and need some advice from the more experienced forum members here. Please give me some advice. Thank you in advance.

Personally, I think it's steep and over my budget. My budget is around 25K and in the case of over-runs, NO MORE than 30K. Is this possible if I use an ID?

  9. Hi Jaskel! Thanks so much!

Yeah, im wishing too that the reno will be smooth but i guess every reno has it's bumps.

Got a word from our contractor 2 days ago, the neighbor downstairs complained that there is a leak on their toilet ceiling due to the works done in our toilet.

When our contractor did an inspection on their flat, the stains are already dark yellow, meaning it's an old mark and not due to our reno.

waaaaaa!!!!! !! Neighbor downstairs probably thought that since we are new owners, they can get away with it. :furious:

Our contractor settled it with them and offered to paint their toilet ceiling. Lucky them, got free paint!

Yes all reno have hiccups here and there, but most importantly, all can be solved peacefully. but don't worry, trust your contractor able to solve all if not most of them. :yamseng:

As usually there are some cheapo ppl awaiting for their upstair to do reno then can save the 50% cost of share paying to rectify the leakage. :bangwall:

  10. Hi all,

We recently bought a resale flat and have plans to renovate these areas:

    1. Kitchen => tear down existing kitchen cabinets and built new ones. Redo a bit of the flooring.

    2. Common and master bedroom toilets => simple reno for common toilet and total overhaul for master bedroom toilet, we are extending the toilet out into the bedroom to make it bigger.

    3. Carpentry works in master bedroom and a bit in the living room

We shortlisted a contractor and here is the quotation. Do you think it is reasonable or too expensive?

Any items you would challenge the quote on or anything you'll advise us to cut down on to save some money?

Bulk of the cost actually comes from carpentry....

We are newbies in renovating a house, haha, and would really appreciate anyone who can advise us. Thanks in advance!!!

This can be a common downlight with 2 clips holding at the left and right side. Should take down the cover before painting so that the cover will not stick to the false ceiling. In future if need to change the light bulbs, u need a penknife to cut along the edges of the downlight first before taking down the cover if not the paint will peel off. As your reno work is not completed yet, maybe can ask your electrician to take down 1 cover and change the bulbs(demo on how to change the bulbs without damaging your false ceiling) :yamseng: .
