  1. Dear Readers!

    We finally got our new home at Serangoon Ave 3, a 4 Room resale 84 sqm.

    Started reading on the T-blog and thought of creating one myself.

    here's our floorplan.

    We are totally lost in Renovations stuff.. A lot of reading to catch up.

    Any readers know of any TBlog postings of similar floorplan?

    Hoping to get tips from them.

    Welcome to RT. :D From the floor plan, does it mean all the walls are beam that can't be hacked? If that's really the case, I'm wonder whether hacking of store room, doing a WIW and island, open concept kitchen will u have a problem in applying the permit not?


  2. Same person who repairs the crack if it appears in a wall. Still can fall off the wall and hurt someone if a crack appears surely.

    Sure so some people are not willing to correctly maintain their property and so HDB have to lay out rules for their own good which also affects people who are able to correctly maintain their property. Another examples is not being able to cross a empty road unless the green man is showing. Gvmt liking to care for its citizens treats all like small children sometimes.

    For spalling concrete HDB will repair. No cost, little hassle although still some people not bothered to get fixed.

    My personal feeling is that there should be some work that owners are allowed to do but they must sign to take responsibility for maintenance and proper care. This is only for things that are unlikely to affect other home owners.

    If Singapore still in wooden huts then no FT would like to come. Don't want to work in wooden office with no aircon. No wish to 'melt away' in the heat :P:D.

    Fully agree. There is an indemnity form that the house owner can sign upon if they want to do it. The only question is, how many willing to sign. Of course if Singapore still in wooden huts, even we will start to migrate elsewhere already :P

    Anyway go back to the main topic, waiting for more pics of the reno progress and if can...the wedding photos too :P


  3. Just to add to this...

    In the UK plastering on the ceilings is very common and very rarely would result in falling plaster as long as leaks are rectified within a reasonable amount of time and large cracks are dealt with. The only time I heard about any such case (2nd person) was when a bad Artex ceiling patterning was installed.

    Bottom line, as long as you are not silly and repair any damage or get it repaired if you notice it then you are very unlikely to have any issues. Same with spalling concrete falling on your head although if HDB put up rules against using concrete I guess we would all be back to wooden huts......

    Government agencies have to work to the bottom common denominator hence these rules for HDB apartments (and in some cases not in condos) and PUBS rules regarding positioning of electrical sockets so far off the ground just in case the elderly grandma sloshes the floor with a bucket of water to help clean it.

    The issue is when there is crack, who should repair for it? The neighbour doing the renovation above or the owners themselves?Becos, there are some owners purposely wait till there is renovation, be it above or beside to save them the money. So as not to get into such matter also, HDB laid out the rules and regulations for that. As for spalling concrete, no choice, if that happen, owner are to get their own contractor to do so, if we all go back to wooden huts, then there is no place for FT already(just joking). :yamseng:


  4. hahah thank you bro! you never fail to assist me !! :yamseng: but bro 1 quick qn my aircon the left bottom corner which there were stains previously..my painter painted over it..and air con man checked it too liao and yeah i dont deny i just on my air con for the first time last sat for servicing and the air-con man claim should be okie but not sure why yesterday i went home i saw that area with big inflated bubbles below the paint.....the room was repainted at least 3 times due to wrong colour....is that one of the reason? paint too thick ? or air-con problem...but its not wet when the bubble was poked leh..so odd.....or can you provide some advise? its a little worrying as i can poke the bubble and tear the paintworks.....forgotten to tk pictures..but my explaination should be quite clear

    The wall is still wet internally when the painter paint it over, when the water dry, it will try to vapour and try to escape. But too bad, that area is the weakest point that why bubbles will form. The reason for that stain mark occurs were the water drainage piping was chocked. So condensation water unable to flow to the drainage, it will back flow and drip from the bottom of the unit itself.

    Just need to sealer, plaster and paint back will do. Let it dry first before u on the air-con again.


  5. Is yr kitchen cabinet considered suspended kind? Is it necessary to do a concrete base for suspended kitchen cabinets? I really dun like to see the base but several ID said must hv base to support.. Is it true?

    Its depend on how long the cabinet going to be. For more secure and long lasting wise, a base is needed. But still can do as suspended and the base is more at the back rather than the standard cement base.

    :P Too busy sorry sorry. Reason for plastering not allowed is due to safety issues. As after plastering dried up, over the times due to expansion and contraction, vibration, etc...the harden plaster will not stick to the ceiling(especially the top is having water leakage), if your top is doing reno, the whole piece, if not small pieces will drop down. Broken plaster can be as thick and sharp as glass. It under owner responsibilities if anything unfortunate happened. HDB, ID/contractor will not be responsible. So doing it will be at your own risk. :yamseng:

    also i have a few of these scratches on my door and no matter hw i used those cleanser/ Jif to clean it just wont come off...

    how do we usually get the contractor to resolve such issue? :unsure:

    Those are screws to hold the two pcs of carpentry wood together.

    If it was scratches, then its wont be able to clean off, if dirty, then it shouldn't be a problem. Just reflect it to the carpenter when he installing the other stuffs the next time he come over. :yamseng:


  8. Hihi, your feature wall is made of wood or just a partition wall ? I ask my contractor to do something like this but he say partition wall very difficult to do to make holes and also very heavy to mount tv. Can advise ? =)

    Make of partition. just need to have some woods inside for the area to mount the tv will do. Cost will be different if want to do something like this.


  9. it's written in the guideline that plastering ceiling is not allowed (3rd point under "Examples of Renovation Work Not Allowed" in the link below). so i am just wondering what is the initial purpose of writing this rule, and why is this rule still around when everyone else is doing it? i bring this up time and again in the hope that someone can actually explain why~ :lol:

  11. repainting works finally done..with the RIGHT COLOUR...ohh..this is what I call hommie feeling....previously machiam going to some primary school...........anyway...lock case looks normal...but the backset distance **** UNUSUAL... 50 by 72.........this developer...machiam use all the weird specs! TOILET BOWL ALSO LIKE TT...NOW DOOR LOCK CASE ALSO LIKE TT............. wah lao eh............i've been to 7 shops..don't hv this specs...usually its 55 by 72...or even 60 by 72........its a gng to be 5 yr old place nia...the search of replacement machiam looking for ANTIQUES........... :jawdrop::jawdrop::jawdrop:

    morale of story....save more money..change the whole door..not just change the door set.......and re-varnish the doors nia.... :bangwall::bangwall:

    Use the same lockcase, just change the handle and lock will do?

    Btw, how do we prevent the gaps in between the laminate boards? Workmanship and material quality?

    Expansion, contraction, over the times, exposed to sunlight, etc...

  13. Hi jaskel, i would like to check with you on whether you know floorich laminate? I understand that laminate flooring will be damaged by water but was told by one ID that a strong and tougher laminate flooring will be used and also a material like blocking the water from seeping into the laminate flooring which i forgot what's it called, will help to prevent such damage to laminate flooring. Is it true?

    Btw, i was shown with that material and it was very thick which the ID told me that normally a plastic sheet will be placed in between the laminate flooring and the cement floor.

    Floorich laminate....which brand? They carry quite a few brands. Or u referring to their China laminate? What we worry is not the surface material but when they is gaps between the laminate boards, water seeping inside will damage the laminate.

    Laminate come with different thickness, so is the cost. I had 7mm, 8mm, 9mm, 10mm even 11mm different thickness of laminate samples. Sound absorber is placed before laying of laminate, most if not all laminate suppliers do have it and will use it too.


  14. haahha so nice of you! I'm looking for this lock case....need to try to get similar one so no mending is required...apparently my contractor not willing to do any mending for me..so if really bo pian..i need look for locksmith to do it for me ...

    I've already been to the door lock shop at Balestier near Unimax...,Shanghai Tong Lee Hardware, Thye Seng Hardware Enterprise Pte Ltd..but in vain...you go any lobang so i can go try my luck?

    This lock set look common to me....door marker should have it. U can try BEST door at kaki bukit ave 1. They should have it.
