  1. there is a power point in the ceiling.

    my dilemma is how to extend the short steel pole or extend the chains instead...

    if extend the chains only. im afraid it will sway like crazy. if extend the steel pole. i dont know where to get that.

    Im currently reusing my existing pendant lamp to place in our balcony em. the balcony has a high ceiling.

    I need to extend the cable and extend the support for this.

    My lamp loooks similar to this:

  3. you can try mine. my contractor will be doing our 2nd home soon.

    for me, contractors really depends on the one who you talk to. my contractor's company are not really popular, their marketing is mainly based on reviews from previous clients thats why they seldom advertise. for me, i am quite satisfied with our previous renovation, and the guy is super friendly and became a family friend after our 1st reno.


  4. Oh, can show them? My ID was against having laminated cabinets at my balcony. I wanted to do some shelving to create a laundry are.

    my balcony gets full force of the rain lol, 3/4 of the flooring will be wet but it dries really fast as well

    Actually im not doing the laminated cabinets, it will be from previous owner and we would like to retain them since it is still in good condition. Well, another is becoz our budget is really tight so our renovation will be very tight as well.

    I cannot show now since i havent got the keys but here is the balcony from outside

  5. But I have 148 sqm and not 150++ type.... Ya having own private chute is actually much easier. Which areas have the Gen 4?

    I have 3 rain showers but the usage is reasonable. My electricity is the one which takes most because of the aircon i think?

    Cleong, where can I get Install rubber/plastic gaskets?

    Moved in 4 months and still trying to work out what to do with the house *lol*

    you can buy from HomeFix or any hardware stores. They have different types like rubber, brush type, etc.

    For those out there considering the contractors route (like me once), I can recommend my contractor to you. I just completed (almost) my reno with him, He is indeed a nice guy... fair, honest and reliable. He was an ID once, but then switched to doing reno. So can get design ideas from him w/o additional charge :) Never had much issues with his workers' quality of work. He is experienced and gives pretty good advice. Be warn though, he is not the cheapest neither is he the most ex. His workers are also indeed experienced with one of them even having a reno project in a house at Sentosa Cove! Hence the cost, maybe. Having said that, I know he does a number of BTO reno projects so I guess his costs are not that prohibitive.

    I also engaged a carpenter to do my kitchen. He's a pro with his own workshop and men. Though initially I thought he would cost a lot more than my existing contractor (after viewing his pro showroom), his came in at a slightly cheaper rate. Hence he was engaged to do my carpentry work. Loved his fully rendered drawings as well. Even though there were mistakes made, he accepted the responsibilities and made good of everything. He does house reno as well after talking to him. His clients are mainly landed properties type from the various computer illustrations which he showed me. Need to chat with him to find out more.

    Even though my main con did not get do earn from carpentry, he was professional even to give me advice on what to do which we were appreciative of. He made sure his work complements the work of the carpenter. As both parties were experienced, the whole reno went rather smoothly (Of course it is best to do everything with one contractor). Moreover, my kitchen counter top and doors went to other vendors! Despite of these, my main con still served me well. Of course, there were other things we did which was not the main contracting norm, he still decided to take up my house reno. It was an interesting journey for both parties.

    We never had any problems as described by other forummers i.e. bad workmanship, MIA contractors, money issues etc. In fact, I chase to pay them sometimes because they never seem to ask for money for the work done! Even though there were blemishes in their work, both of them will make good effort to correct all mistakes to the best of their abilities which we appreciate. Seriously, I don't mind engaging either of them again. But you pay what you get I suppose.

  7. Parquet flooring... my old place used to get a lot of scratches and chipped blocks.

    maybe you want to be careful of those leh? moisture isn't very good also

    its my concern also. but i really want parquet flooring. and i think its pretty common flooring now for em owner, that is based on all the viewings i made when we are looking for a unit.

    i really like layout of my em. the balcony is at the back of kitchen, i think its gen 2. i prefer it than the balcony at the living room (gen 1).

    im gonna shift my dining area at this balcony so we can have a very bright dining hall. im still deciding whether to do a roller shutter or install a fixed glass window all the way up
