Hi Singababa, Great to hear that you are 1 of those "optimistic" looking forward to break the HDB-transaction record again. ( I would not dare/want to state as "sioew" ...) Still, my personal opinion is that $190k COV is too much for a 120sqm at Bishan, but of course it's ok if I am the seller..hahahaa.. It is a norm that Seller always wants to Sell the HIGHEST price & Buyers wants tto Buy at the LOWEST price ! I presumed that you are the seller and not a buyer........nothing wrong about this...do update us if you manage to break the record. Wish you good luck ! Cheers.

Hummm.....why dun stay put on current place......got a very good offer for my current place, so why not....since found another similar( if not better) choice, bigger in size and with balcony...always wanted a feel of a balcony. For your info, there's a "Police Post " right in-front of my block which I will be moving in...( dun want to get into troube with the police..... ........hhahahhahaa) Cheers!

For your info, I have also been living in bishan for 17+years and will be moving again but still in bishan... from st24 to st23. Getting my keys on 1stDec'09 and need to move in by mid-Dec'09. Nothing much to reno cuz very well maintained and already nicely done, just need to put-up some "makeup" painting and definately need to install the grilles..( hv 2 young kids)...hahhaha Cheers! Hi, Would like to get comment/advise on whether it is illegal to "BBQ" at the balcony of an EM? Some said it's ok if your unit is on the top level (roof above, no other units), but not ok if there are units above yours because the BBQ smoke will be blew...into the upper units..... .....! Anyone tried doing BBQ at your EM balcony ? Appreciates your sharing... ..Cheers!

Hi, I have been using my Samsung RS-20RSV since year 2004 and never have major problems till now. Had only changed once for the thermo-sensor that cost me $30~. My mum is also using the same. Energy consumption wise is also excellent ( with 3 ticks !) Personally, I should say, go for it.......it's value for money(abt S$1,200 now ??) Cheers! ps: if ever needs repair(after warranty), do not call direct to the samsung-agent, it cost very much lesser with outside contractor(actually the same technician guy from that agent, sideline job),I can provide if u need the contact.

Yes, I agree with you, silverkris. Renovation conditions has already been considered in the valuation report. So it does not make sence to justify that 200k reno is reasonable as commented by [yoongf]....sorry! ( even if it has all those solid-gold fittings/etc....) Cheers!

Hi, You are correct, even if so " sieow" & over-rich to buy at 780k, at least the valuation should be around 700~730k (80k for excellent reno) which is the actaul/current valuation at Queenstown/Redhil/Kim Tian/etc... But definately not when val is only 590k and needs to fork-out 190k COV.....CRAZY ! I am quite convinced that the owner is testing the market for CRAZY-Buyers and the Agent himself is taking this apportunity to advertise his profession. Cheers!

Hi Forumers, Just wondering whether the "owner" or "the agent" is CRAZY(SIEOW) ! Valuation for this 5-room( abt 121sqm) is S$590k and selling price for S$780k ! ( COV = S$190k ! ) Can get an EM/EA unit (150sqm) bigger space for only around S$600 . Do you think it's a serious seller or just testing & teasing the market. Hi Wennykoh, Thanks for the appreciation, but anyway it's alreli not mine.......sold lieow....hahhaaa.. For your info, I used Laminated-wood by Supreme for the whole house(including living,dinning,4rooms =S$4.9k) and the stairs are solid 1 inch wood-planks(S$2.5k for total 16 steps)...cheers!

Hi , I have been using the amasco fan "LadyBird" for all my bedrooms since my 1st , 2nd & 3rd house already.....and will be also getting the same for my next house(coming Dec'09) for all my 4 bedrooms + dinning & living ....it's good and reliable.....so far nont have any problem.....and most important the cheap and resonable cost...about S$170 per set(exclude install cost) !...........got it from Lighting Place at Balestier road.......Cheers!

Hi mysweetlittlethings, of cuz everyone wished that our unit value will appreciates with times, but it all depends on the market situation and the intervention of the gov.... Nevetheless, we all have in fate that EM will always comand a higher value (if not the highest) as compared especially the unit sizes and most importantly there wont be any new builds EM ! We luv our EM no matter what and that's why this great forum subject is all about, right ?..-) BTW, congrates to you getting the EM unit, nicely done especially the recess-area entrance, I have seen it b4 but too far out from my current bishan where my kids are schooling. Agreed about the waiting period (abt 3months) for HDB 1stAppointment.then another 6weeks for comletion....sian sian sian....wonder why HDB is so unproductive....-( Cheers!

Just a few words for us to thinkle....remember how was the COE scheme for cars created/started ?.... now it seems to be applying the same strategies/impact to the property market (not to mention humble HDB homes) too...! ....who benefited?....who suffers?....who cares ..?...it's Singaporeans..so what's next coming....?

I personally thinks that staircase is the most prominent view of an EM design, that's why i did it without the railings without feeling the cramps of the side railings....goodthing is that my 2 kids bedroom is on the lower level, the upper level is dad & mum's heaven with 2 bedrooms being knock-downed to 1 creating a huge master Brm and a study area! My kids dun go upstairs by themselves without us, morever, the stairs are quite short at the first few steps, not a big problems though as safety....btw for your info, I did this reno wthout an ID, just engage a good/reliable contractor to do the job with your own design concept instructions....

Thanks & Yupp! you are correct to say that, it's what we thought initially even thought still hurts a little (especially my wifey)....-(....but ....then again thinking of the current fluctuating markets, since it's a good offer, why not?...anyway as a consolation....we found ourselves a corner-end EM unit 154sqm ( still in bishan and also unblocked view) wtih an excess corridoor area and an open balcony. My current unit is 149sqm without balcony even though it's with 180 degrees panoramic views. I really like one of the member's positngs on the staircase design with glass panels concept...might want to copy that style! for my next reno....-)
