Shifting into our 5 Room BLK 141 Bedok Reservoir in July. 2nd appointment on 30 June. Paid quite a high COV for this unit but felt satisfied, not by the interior, but the amenities around it. Near mosque, market, schools, easy excess to PIE. Mom's place in Bedok South. In Laws in Haig Road. Not doing much reno but basically touching up in the kitchen area and living room. Quite messy as owners are packing for the shifting. Feel free to comments and give ideas on what I can do to further beautify my 2nd Home.

Shifting into my new unit in July. To us, the dish rack above my sink is quite unsightly. Any ideas if the rack can be sealed by using plywood with door opening? Or any carpenter to recommend to dismantle it and make another new 2 door cabinet to accomodate the dishes? I am also planning to add another 2 door cabinet beside my existing one with tampered glass door. How much will the carpenter or contractor charge me for these minor job? New 2-Door cabinet to be constructed beside my current cabinet:

I think i'm one of them whom paid so much for a 5 room. Besok reservoir Blk 141 5 Room 122sqm High Floor Year 1986 Val: $355k COV: $60k 1st Appt in May 5TH. Fully done up. The renovation and kitchen layout is to our liking. No choice because buyer already OTP my 4 room in Tampines and we want to do a contra. Got to submit both buying and selling application by end Feb. With 2 more weeks left, we got to get a unit or end up renting a place elsewhere. This area is my 1st choice on my list and quite rare to find it. Been looking for that area for more than 2 months. But I feel it's the location rather than the renovation that I am paying a high COV for. The valuation is quite ok as compare to other units in Blk 700++ at Bedok Reservoir. (Valuation can come up to $380k for a low floor unit) Its a less than 5mins walk to market and beside mosque. Primary and secondary school all less than 10mins walking distance. Easy excess to PIE. Future MRT otw but dunno when. Anyway, malay ratio for this area is nearly full so count myself lucky as the owner is Malay. Initially was planning a $25k renovation on any rundown unit we're buying so now we feel that we're paying $35k COV just for unit alone. End of day, me and wife are fully satisfied with our buy. -

Thanks for the reply. You mean that if the house has got mix race, they can sell off base on either of the race? Hopefully my purchase can go through. When did you sold your flat? -
Hi guys/gals, Any of you got encounter experience on this matter. I had signed an OTP for a 5rm unit in Bedok Reservoir last Sunday. The ethnic quota is Malay not eligible. The 1st owner is Indian and 2nd owner is Malay and when they 1st registered for the house is Indian. According to their agent, the rule has changed and we, as a Malay is able to buy the unit. When I call the HDB hotline, the lady said is the unit is registered as Indian when 1st registered, we cannot buy the unit. But when my agent went over to HDB at Toa Payoh, 2 ladies there said the rule has been relaxed changed and we are able to buy base on either race of sellers. So he proceeded to send in our application and received our 1st appt date. I got 2 different opinions and afraid that our application will be rejected. How am I able to confirmed that this rule has changed? Do you know of any change in this rule?

Need an advise. I am looking at 4 and 5 rooms. Seems that 5 roomers COV is more than 4 roomers from what I see in adv in internet and papers? I come upon this unit in Bedok Reservoir BLK 147 4 room 9th floor. Lift level and valuation is $320k. Owner asking $30k and last offer is $25k. Its a tenanted house and needs full renovation. 104SQM. Another unit in Tampines blk 882 4 room 6th floor valuation is $345k and owner is asking for $30k last offer $20k. Lift level. 108SQM. In long term, which unit is good to buy? In terms of rise in future valuation? I heard they are doing an MRT (Downtown Line) in bedok reservoir and does this contributes to future price increment of flat price? In which part is the MRT going to be done? Actually I was keen in the one in Bedok Reservoir but the COV turns me off, as I need to take bank loan for 4 rooms. Why I am looking a 4 room is coz 4 and 5 rooms, valuation alone can differ around $60k easily. My wife is eyeing for 5 room but i need to explain the rational behind the change of plan. Hope you guys can advise me on this.

My 4 room in Tampines had been sold and pending submission of resale application by end month. Now I am lookind around for a 5 room in Bedok Reservoir area, particularly 100++ and 600++. Any agent whom got a unit might want to co-broke with my agent or direct seller whom is selling. For direct selling, I might ask my agent not to charge commission. Btw, I am doing contra for the unit. Please leave me a PM.
