  2. Hi.. I know this topic has been discussed to death but can I know what u used for your house windows? Our living room windows all face the afternoon sun and it bakes us whenever is afternoon. So we are looking for solar films to block out the heat and glare. I contacted a few suppliers and these are the rough quotes: 1. Basic Deco- $780 for reflective - 1.2k for ceramic IR film 2. Sun Shield- $1142 for ceramic (ceramic per sqf $6.50) (black out per sqf $4.00, we have 2 glass panels block by cabinets due to FS) Less 15% 7 year warranty 3. Jestac 3M- $1983 (most ex!) Living room area $1552 (Prestige series per sqf $16.00, discounted $12.00 per sqf) 3 bedrooms area $431.17 (Night vision series per sqf $6.00, discounted $4.80 per sqf) 15 year warranty 4. Sun-X- $1050.00 $5.00 per sqf for models 8H / 18H /28H (Not sure what these models are, haven not checked out) Are the above quotes ok? Or am I being chopped? The total sqf of my windows is 213! I have 28 pcs of windows! I haven't call Huper Optik, Llumar and V-kool. Incidentally, I was told that Marc from V-kool went over to Sun Shield... Anyone has contacts for these 3 companies? Which company did you use in the end?
  3. The grille is a stupid design right?! I seriously dun understand how hdb can say need 4 panels for e gate because is a requirement. I have contacted e hdb officer for my block. I have 2 outstanding issues with them. The 2 toilets. Back in end 2011 my common toilet ceiling leaked so we contacted hdb and our upstairs neighbour renovated. Then last few mths I noticed e ceiling bubbled. I informed hdb until now still pending a reply. The mbr toilet was a nightmare. Our downstairs neighbour complained leaking so we renovated our toilet. The contractor was so jialat! E worker when hacking damaged my basin cabinet! Full of holes. I only found out when they wrapped up. And the stupid idiot worker who put my shower screen door back, get this, washed his feet in my basin! I heard running water n I walked over to see and saw him! I was so angry but I kept quiet cuz only I'm at home to oversee. And he dumped all the leftover stuffs in my toilet! E glue n wrapping n newspapers just dumped inside my toilet n left. I was really angry n called my hb then he complained to e contractor n he came down to see. I also showed him e damaged cabinet. And e stupid thing was that when he put up e screen, e kerb on which e screen sits on is not equal. It's equal at one side of e wall but became thinner at e other side of e wall so it looked like e worker put it up slant. When I pointed out to him he said its e tile worker's fault since he nvr do it properly. Really omg. Hdb licensed contractor and they playing finger pointing games.
  4. We actually had our carpenter helped us to change e screws and realigned previously when we were doing reno. But after 3 years e issue resurfaced so we decided to rectify it once n for all cuz now I hv a kid n my mil stays wif us. There's a host of problems with our hse sometimes really regret I nvr get a reputable contractor reno. Our last 'contractor' was my dad's neighbour n he almost made off wif our money n gave us shoddy work. I managed to get back e money but my hse is unfinished. Back to e door, e carpenter said that the whole door frame at e topmost hinge already rotted so he stuffed wood chips n shavings to hold e screws. But I think this is it, I have to do something cuz I dun think anymore wood chips can help us.

  7. Hi, I need help. Our main door has kind of "dropped" slightly and is now scratching part of my marble floor whenever I open or close the door. We did not realize this problem until we got the keys to our flat (it's a 30 yr resale flat) and opened the door to our dismay. At that time, our carpenter tried to salvage the situation by stuffing some wood chip into the hinge side so that it can "bite" and hold the door. But now after 3 years, the door has started to drop again. The ex-owner bought the long corridor and converted into part of the house. So the main door is a fire-rated door, and my wrought iron grille is 4 panels (2 small on the side, 2 big in the middle). And the stupid thing is that when we open the grille, and then the main door, the opening is only big enough for me to squeeze through sideways and I'm quite small size. So whenever we need to get in or out of the house, we have to open 2 panels which is a real hassle. We want to realign the grille so that when we open 1 panel, it corresponds to the main door and big enough for us to go through. However, we would like to salvage the grille because it is very hardy and kinda foolish to throw it away, not to forget expensive to replace. We have gotten a contractor to come over to have a look. They mentioned that this would be a big project... the door frame on which the main door is attached to cannot support its weight. If we want to solve this problem, we are told that we have to hack off the existing door frame and cement it up and attached the main door directly to the concrete. Is this doable? We haven't gotten any other contractors to take a look and are not sure if this is doable.But because we need to salvage the main door because it's still in very good condition, and replacing it is so expensive. And we were told that we cannot reduce the opening smaller because it's HDB rules. Can anyone give me some suggestions?

  10. Ya.... thing is my resale flat also got full of problems! Who shd I talk to in this case? We accept at face value too. And it's not just missing fittings. My main door actually dropped from the hinges.....resulting the door scratching the floor everytime we open the door! And its marble floor! Full of scratches! And we can't close the door properly, cuz it's already not aligned! In this case, who can we complain to? The marble floor cracked even, from 1 wall to another wall, hidden by the beds when we viewed. But honestly speaking, we have already signed the contract. So we moved on and try to make do lor. Somemore a lot of things happened during the reno. Like we almost got our money "eaten up" by the contractor. Haiz....long long story.... We now live in our new flat, without any carpentry works done. All cuz the contractor cocked up. It is NOT neccessary a GOOD thing even if that contractor is a friend. They will eat you all the more....
  11. I dun think there is any system that will sanctioned off those unethical agents lor. I tot all these are give and take. Like my seller, he asked he wanna take back the oven and ceiling fan. And the fact that we paid at his asking price cuz we like the unit...but seriously, it's not worth the price. The amount of reno to be done was enormous! The broken marble flooring cracked even! (We didn't see cuz it was covered by the beds) It's sianz but we maintain a cordial relationship with them. They wanna take back, we are ok. No problem. My colleague said she also checked with the buyer if she can take back the bedframe and mattress eventhough she wrote down on black and white that she gave them. Give and take. Everything is talked at face value nia with our buyers. Everything ok at the point of discussion. But once signed, who has the loudest voice win. Accessories and fixtures are gray areas. Just wanna highlight this. Pls do write into any black and white about this. Cannot believe 100% in agents. I always hear about agents who got "pattern" one but never realized I will kena one also.
  12. We sold our flat at not our asking price. Cuz we tot they are quite nice to let us stay additional 1 month so that we can reno our new flat. Previously, when we discussed during the deposit time, the buyers said they were gonna do toilet reno, so I asked if they doing reno then I will remove the accessories to install in my new flat. And they said ok. But it was not written down black and white. I tot at the moment that we can probably discuss more like they can give us a token so that we can leave the things for them, like curtains and such. If not, we will buy a new set of bathroom accessories and give it to them. Everything do nice nice for them. But their agent "represented" them on the 2nd appt (my buyers didn't come down) said anything that we want them to pay they dun want one. We tried to arrange to meet up but the agent refused. Then came the inspection and the agent blew up. Seriously, things wouldnt be so bad if the agent had not shouted at us. Already had very bad impression at the 1st appt cuz he shouted at my agent at the HDB Hub when she told him that our master toilet ceiling got 1 stain which we already reported to HDB. Look, if we wanna play punk, we could have just painted the ceiling over and none would be the wiser. What really irked me was that I asked him at the point of signing, to ask him to clarify what he meant when he said "buyers will not accept if the stain not rectified". He grovelled in front of the officer leh! Wah liao eh....said what...if the sellers dun wanna pay, nvm, he'll pay for it! Which initially I told the buyers that we will pay for the repairs if required. Just let us know. Argh!
  13. Hihi, thanks for the reply. From what I understand, it seems that we can't. But what if there is sentimental value for the fixtures. I know it might sound like weird but I do like my fixtures and accessories so that's why I would wanna bring along to my new hse. Thing is, this gangster agent said we can't remove anything, all those that will leave a hole in the wall. Then what about my wall puzzles? I have to remove rite but there will be holes? Or if I have an antique mirror? That was why we wanted to sit down and discuss with our buyers but the agent just rebuffed us saying anything that we want them to pay they dun wan one. A bit like wat lor....like intimidating us.
  14. I would like to add another unprofessional agent...his name is Bobby Sng or something.... Gangster agent.... actually raised his voice and shouted at us....using intimidation tactics. Please do not ever use this guy. All air and empty promises, and always act the pitiful party like "I will pay for the repair works if the seller dun wanna pay" in front of the HDB officer. I'm the seller, and before we went into the office, he was raising his voice and intimidating us, but went in behaved like the pitiful party. He's short with collar length dyed hair.
  15. Hi, just want a view here. We have sold our flat and wanted to know if we can remove our bathroom and kitchen accessories and shelves (in the living room) since we will install them at our new place. There was no black and white on paper that we will leave all these for our buyers. Reason for asking was our buyers' gangster agent, yesterday had a shouting match with us that we removed the accessories when we were not "supposed" to remove it. Why we removed was all the accessories were fom Song-Cho. And that time during the 2nd appt, only the buyers' agent was there to represent them. When we tried to get the agent to schedule an appt with the buyers so we can talk about our furnishings (we wanted to discuss like give us a token for the accessories and furnishings) but kena shot down by the agent saying anything that they need to pay they dun want it. Now they came to inspect and the agent put on a gangster front and tried to intimidate us.
  16. Hi guys.... I'm a Bellari user. I got my sink, hood and hob about 5 years ago. If you are worrying bout the tempered glass hob, dun worry! Except for the stains (as usual) on the s/s rings there, it still looks as nice as when I first bought it. I'm gonna get my keys to my resale flat next Monday...so nervous....and we still haven't decide on the contractor! My god... I'm buying bits and pcs of things the past 1 month....like our 2 basin cum cabinet, 2 toilet bowls, sink (Blanco... I wanted to get Bellari...but I was totally sold by by Blanco....the bowl is bigger, just nice to fit my oven tray) and sink tap, from Hoe Kee.....(there was a sale bout 1 month ago) Oven from Mayer. Sofa from Lorenzo. Will be getting hood and hob from Bellari. Bathroom mirrors and cabinets, TV console from Ikea. The rest will moving from my old house.....
