  1. The technician installed a meter to my aircon unit. Anyone can help to let me know if the above pressure reading is normal? Does it indicate leakage? TIA
  2. Barely 4 months after using my new aircon ( I only used it 3 times a week for sabout 8 hours), the aircon is not cold. Thus, I called the aircon technician and they did a check, re-gas and tigten all the bolts. He assured me that it is alright. However, i am still a bit hesitant. I requested for a pressure check. This is the reading for the past few days: 1st day: 150 (upon re-gas and installing the meter ) 4th day: 145 5th day: 115 6th day:125 I would appreciate if any expert could advise me if the above reading indicates gas leakage. Is it normal for the pressure to varies from day to day? What is the acceptable reading? TIA
  3. Developer’s contractor started rectifying the defects in my apartment. I was told they needed 10 days to rectify. Thus, I handed my apartment to the contractor. However, when I checked on my apartment a few days later, I am very shocked to see them moving my power circuit breaker box from the kitchen cabinet to the living room without my permission and notification. The circuit breaker box is oddly positioned at the entrance of my living room without any cabinet covering it. After checking with the contractor, he said that this is part of Power Supply requirement. My lawyer has already wrote to the Developer regarding this matter. I have yet to receive any letter from the developer proving that this is power supply requirement. And to date, I am still unable to open electricity supply account under my own name. My initial plan was to place a floor to ceiling TV console cum storage at the position. But because of the oddly positioned power circuit breaker box, the box is now sitting by the side of my intended floor to ceiling TV console cum storage. I cannot place my TV console cum storage against the wall. I would have to sacrify part of the space so that the power circuit box can open. I would appreciate if someone could advise me on the following: 1) Can developer change the position of circuit breaker after TOP? 2) Who can I consult if I want move my circuit breaker box to another position? 3) Is there any website stating the regulatory requirement of the position of the circuit breaker box? 4) Anyone with similar experience? How do you handle the above situation? 5) Any recommendation of licenced electrical engineer who is familiar with the positioning of the power circuit box?   5. Hi bepgof, According to the developer's contractor the aircon downstairs has been switched on for 24 h for 1 week. My room is pretty 'hot' because of partial afternoon sun. I don't know the exact temperature. I have not moved in thus I left the sliding door closed at all times. When I checked with the developer's contract he told me that he has 2 more unit with similar problem. I am not too sure about the forced-ventiation (fan). I don't think there is one. How do I know if there is one in my apartment? The full description stated in my sales & purchase agreement for my aircon is as follow: 'Concealed in-ceiling ducted split units complete with diffusers' TIA

  7. My new apartment has porcelain tiles all over. All apartments here are fitted with concealed in-ceiling ducted aircon. My unit and the unit downstairs have the same layout as well as same aircon position. I am seeing very bad condensation since my neighbor downstairs started using his aircon. My porcelain floor tiles below the concealed in-ceiling aircon duct is very cold. Puddle of water is formed on the floor tiles due to the condensation. It is certainly not caused by my aircon unit because it is not working. I am shock when I see it. When I met up with the developer’s contractor, he said that he will switch off the aircon downstairs and try to diagnose the problem. I told him this is not the long-term solution because I don’t have the right to tell my neighbor to switch off his aircon every time the condensation problem surface. However, during our recently conversation, he said that everything is fine and told me not to worry. I am no expert in this area because this is my first property. I would appreciate if someone could advise me on the following: 1) Why is my porcelain floor tiles cold when my neighbor downstairs switch on his aircon? Anyone encountered the same problem? Is it because the floor is not insulated properly? 2) How do I conduct a test to make sure that the condensation will not surface again? I want to make sure that the condensation problem has really been solved before I move in my furniture. 3) How would you handle this kind of defects with the developer? I have to clarify that I am not against my neighbor downstairs. But rather, I want to find what is technically or structurally wrong. I would appreciate your professional advice and solutions.   8. I just submitted my defect record form to the developer. One of the defects is black crack on cream colored porcelin floor tile at the main entrance. It is very obvious since it's at the main entrance. When we did joint inspection, the contractor said that he'll just fill the crack with 'something' and it will be alright. He said that if he were to replace the particular tile, the color will be different from the rest of the tiles. I would like to check if this is possible. Is it true that if you replace the tiles they will not be able to get the same tile of the same color? I am no expert in this area. I would appreciate some kind soul who can advise me on the following: (1) How will you handle this case if you were me? (2) I am not sure if he is trying to bluff me since I know nothing about renovation. But I find it very strange that he said that he is not be able to get the same colored porcelin tiles. Is it true that color of the tiles will differ if he get a new tiles for me? (3) Assuming he refuse to replace the tile and simply fill the crack, can someone advise me if the tile will crack further in the long term? Thanks in advance:)

  11. Hi all, I'll be getting my place soon. This is my first property and would like to check if I need to repaint the white wall. I intend to paint the whole place white. I was told by my friend that since it's white paint, I don't have to repaint since the place is already painted white. Can I just take it as it is or I have to engage a painter to paint the place.
