  1. Hi Fencer, Sorry to K-Po here. I just grab out my HDB first appointment letter which titled "First Appointment of Sale & Purchase of Flat" and found out on 4th clause, it is stated when the HDB TO to do the inspection. And the next clause is even more interesting. I will type it out here "The seller must regularis/remove any unauthorised renovation works found in the resale flat before the completion of the resale transaction. As a buyer, you are purchasing the flat on a caveat amptar basis which means that it is your responsibility to check the condition of the resale flat and satisfy yourself that all renovation works carried out by the seller are authorised and comply with the requirements imposed by HDB or other competent authorities. The buyer will also be responsible for any irregularity, including any unauthorised renovation works carried out by the seller in the resale flat, which maybe subsequently be discovered. The buyer is advised to engage a Qualified person at his own expense to help him in the checking." So, I think it is a MUST a buyer to attend this inspection. I believe alot of people will overlook this as I did but luckily, I got a good agent who remind me on this. He told me this is the GOLDEN CHANCE for you to fire back the seller on all the things you are not happy with! hahaha.....So, I went to this inspection, complaining this and complaining that, and the TO just put a note there which he think my complains are valid as well. Well, I think to play safe, it is always good to ask some one qualified to do this inspection with you as well like what HDB advised in clause 5!
  2. Very good piece of advice. To me, ID or whatever being called, is just a coordinator. We pay him/her to help us coordinate things. Of course, they doing (or copying) design job as well in order to sell. Anyway, coming to this stage, I just hope that I got the luck to get the right person to help me to do reno. All I want is fuss-free as I'm not perfectionist. I mean yes, there are problems arise through out the progress but as long as you handle it and solve it, it's all good to me. There is a plus point for CLC as he did a hand-sketched perspective drawing for my kitchen and living room. Well, I don't know if the idea is from somewhere or from himself, anyway, both my wife and myself found out that design is really something special and uncommon.....hehehehe....Well, we're going to have 2nd round debate tonight...hahahaha....need some comments from those who deal with plush living and clc before.
  3. Hahahaha..i love your hubby style!!! If I got the money...i will do exactly like him! lol...... Yesterday meetup with CLC. Leslie showed me some very impressive and special design on my kitchen and living hall! Like it so much! So currently, both my wife and myself is having an open debate on who we should go for......Either Plush Living or CLC! hahahaha.....Lets make a summary on the first round debate: 1) Plush Living Pro: Friendly & Experienced boss. Fast & furious style. Cons: Super busy. Reno concept quite common 2) CLC Pro: Showed us the passion to work with us as he come out 2 special designs for kitchen and living. Handsketch. This is showing us he did some homework! Cons: Price on the high side. Going to ask Angteko more about CLC. hahaha...but he seems like very busy!
  4. Dont be so sian... Firstly, take good care of yourself first and get well soon! Next, take it easy on your reno.....2 months reno work only and you will spend maybe 5 years inside that house! So, I think worth it! At least, you got your things start going....So, don't worry too much!

Firstly, where should I go to get a lot of variety to choose? Any recommendation? Then after lock down my target, where should I go to purchase all these stuff? Any idea? hehehe..   12. OK. I went to Adelphi last Sunday. So many shops are closed!! Sigh....Should go there during Saturday. Anyway, shortlisted my choices. 1) Morel MT-0.5 5.1 Speakers with Yamaha 565 AV Amplifier (SGD 2699) Inclusive of cable, mounting everything. From AV1 Pro: Speaker very very nice design. Round and small. Looks good. Cons: Not sure if the AV Amplifier is a good one. lol. Any recommendation? 2) Acoustic Energy AegoT 5.1 Speakers with Denon AVR1910 AV Amplifier (SGD2350) Inclusive of cable, mounting everything. Pro: Cheap. Good AV Amplifier I guess since I saw this model being mentioned inside wcseow threads. lol... Cons: Old fashion design. Squarish but compact. 3) KEF KHT3005SE speakers (SGD2500) Inclusive of cable & mounting BUT EXCLUDE AV AMPLIFIER. Pro: Best speaker design among all the 3 choices. Cons: Expensive. Moreover haven't include the AV Amplifier! lol.... Please leave your comments/recommendation if you find those speakers/AV got problem!!! I'm a noob in these things!!! lol... Now come to conclusion. Anyone got any recommendation for me to grab a good AV Ampliefier? The denon 1910 they quoted me is around SGD630. Expensive or cheap? Or I can get better model with this price? hehehe...thankz thankz!

My wife drop my budget to SGD2000 or lower. sigh...Will see how the things go...lol...As Joseng mentioned, after audit too much, your budget will changed as well right?   17. Hi Conny, Actually, I haven't decide to sign on any ID yet but I am leaning forward to Plush Living as well. Just my wife issue right now. lol...Anyway, I'm not sure if you happened to read others ID contract terms, but I can tell you mostly are alike. And yes, it's not favor to us (the client). Well, to be honest, this contract to me is really meaningless. Like what HongWen mentioned, is all about trust. I mean if something goes wrong and it is against the contract, will you spend another 10k to file in a court letter to sue them? lol...It might be a small issue and if it is referring to quality issue, is even worse as different people having different perspective of quality. Lastly, you can always add in additional clauses inside the contract terms if you feel uneasy. As long as they agree on it and both party sign on it, that should be alright. What I am trying to say here is all the IDs are having a very similar contract terms. The contract that they draft out is to cover their back if things go ugly. I trust Plush Living can do a good job as: 1) Darren is the boss 2) Understood that he took over Plush Living since 2009 or 2008 only. Since this is so called the starting stage for him, I believe that he won't do any big mistake to ruin down his reputation in RT. Do take note that it's RT to help him doing the "free marketing" on his good service, good design. Anything goes wrong, it will be RT to pull him down as well. You can see other old threads in RT which had been promoting some other ID firms earlier stage but due to the heavy workload, they start making mistakes and 1 fail renovation progress will stop a lot people to approach them anymore. 3) He seems fierce. Hehehe.....and talk louder! lol....To me, an ID who can't control his/her contractors/workers is a MEGA FAIL! Since he can talk loud and fierce and fury, I think he can manage any bad situation very very well. hahahaha... Just sharing some of my opinions on Plush Living. Trying my best to convince my wife now....lol....Do update us your reno progress as well. Good luck!
  18. Lol...actually, that's what I'm saying as well. Get a friend to do reno, well, you can't scold, alot of things you need to close 1 eye open 1 eye....moreover, she is my wife student parent....even more headache!!! lol....The problem is they really make their house very nice. So, my wife can't resist to ask them to give a quote. Sigh...see how the things move on... Anyway, this saturday already make an appointment with CLC to meetup with them inside their office. Going to drill them as well. lol....I think I'm not going to meetup with Ideal House anymore. Reason, that designer that I engaged is nice and experienced, but he is not the boss....lol....I prefer negotiate with boss level as a lot of things they can make decision fast and instantly tell you. They know exactly where is their budget and how much they can reduce for you. This is the benefit. So, conclusion....Plush, CLC or my wife's friend. lol.....Saturday CLC, next tuesday friend... BTW, this few days I'm quite free. Anyone got recommendation for me to go see see look look? Plan to visit some furniture mall to do some window shopping...especially on the Sofa, dining table and bedframe. Any good places? One more thing, for the cinema sound system thing, where should I go again ak? Got address or any sales person to recommend (I think wcseow can answer me this...hehehehe).

  20. Yesterday meetup with Plush Living is very very very fruitful!!! I will say 90% going to sign up with them!!! hahahahaha.... We talked alot, drilled into the quotation, parts, design, ceiling works......And he told me the next meetup, he will bring us select tiles first before we even signup with them! Impressive! hahahaha....He is saying the tiles usually cost the most and if we can select first, he can quote correctly into it and end of the day, you won't have surprise on final The problem right now is my wife got another friend (who is the boss of Flying Ideas ID). She still hold back with Plush Living as she wanted to see what her friend can offer her. To her, she prefer to go with her friend rather than use the ID which we don't really know who he is (Plush Living). Anyway, we will see how. I want to finalize my ID before 31/5......Want to end my nightmare ASAP!!
