  1. If you wanna hack the overhead beam, you must engage a civil and structural engineer to certify it fit-for-hacking. It will then be easier to get approval from HDB :)

    you mean can be hacked with approval? This is the same as PE?

    haha, I think nowadays new house don't really have sun comng in, esp in the kitchen, bc of the "curved" design. Kinds of block out the outside light. Having a canopy above just makes matters worse, so do plan yr kitchen lighting plan carefully


  4. unfortunately my theme nothing to with waterworld except my wife likes the mbr toilet which feels like a cave... to me. :dunno:

    I prefer yr common toilet colour scheme too. My friend recently tiled her toilet walls in grey. After tiling is done and she looked at the whole thing, she couldn't take it and asked to hack and re-do in lighter shade. But then her first choice tiles were a much darker shade grey.

    On the other hand, there are many forumers with grey toilet wall tiles, and look good too. So dun worry - I guess it's really individual preference.


  5. i did went to ikea to have a look but theirs is more customised to their cabinets. might not fit well into normal cabinets?

    agree with you, maydream. Will have gaps, unless u measure ikea's first, then customise yr drawer length to it. End up I bought those plastic ones from neighbourhood shops. You are referring to cutlery holder? Actually I think plastic ones are really ok, since this is dry, in the drawer so no direct sunlight, and nobody will see one. The set I had in the last house lasted as long as we stayed there - 14 yrs - and we discarded it only bc the size does not fit our current drawer!

    Pasir Ris where it is near the sea. So I gave the name of dragon staying in the East n the house for East Dragon is call Crystal Palace in Chinese. :P

  8. SELECTION OF TILES & LAMINATE

    Last saturday, i went to choose tiles again. This is my 3rd trip.... everyone is telling me to have some idea in mind before going to the shop. The problem is, i already have the idea but the shops have none that is close to what i wanted!

    In the end, i choose something different from what i initially wanted. Maybe i am a bit tired of all these thus just choose something acceptable and praying that it will turn out alright.

    After choosing tiles, went to the contractor's office to choose laminate. How many items have laminate?

    1) Wardrobe

    2) Platform bed (not laminate but wooden slates??)

    3) Feature wall in bedroom + door facing bedroom

    4) Door to WIW

    5) TV console

    6) Feature wall in living room + door facing living room

    7) Shoe cabinet

    8) Main door

    9) Wardrobe for guest room

    10) Kitchen cabinet

    Just 10 items but its already giving me a big headache as it need to match everything else i have. And my contractor says its difficult as i do not like anything that have wood feel or modern glossy (except kitchen).

    Until today, my headache is still very painful.... physical pain, not just metaphor. :bangwall::(:help:

    you planning to do multi-colour?


  9. actually there r 2 screws on the outer side of the panel.... if u can get those screws out, the panel can be slided. The challenging part is how to get your 2 hands out of that unslidable grille and unscrew them without the risk of dropping the screwdriver all the way down :P

  10. The Foyer/Living/Dining/Passageway Tiles;

    This is a black and glossy homo. tiles...so the grouting is also in black.

    Pros - Nice, dirty also don't know, scratches was so hard to see due to all the veins design.

    Cons - A bit expensive than normal homo. tiles. Becos dirt is so hard to see, so is the ants :P .

    Need to polish after completion.

    When the tiles first came, it have a protective stickers on it. This is the first time that a hono. tiles have a protective sticker on it to prevent scratches.

    Verdict: Worth it. But not common used as black tiles not many like it. Its give other the impression that black tiles will make the area smaller but maybe due to the glossiness( or maybe my area is big), I don't have the feel of it at all. Had solved the problem that grouting is hard to clean over the time when a lot of the house owners had chosen light colour tiles in their living/dining area.

    I like the black tiles - almost marble-like!

    actually i also thought that black will make the place smaller, but after seeing my neighbour (also 4 room) whole house black indian granite floor, I was like "wah really swee", and bc it's black, it really captures the reflection of the house, so create alot of depth - makes the house look higher than it is

    yup...it's a bit further down, but it will be about 25 storeys high too...so it will block my view of the river... lol :P

    be consoled - at least you stll hve some view. Imagine those blocks that are really sandwiched in between other blocks

    which one is 410b. the one right next to pei hwa or behind 410a looking from the main road?

    btw very curious - each time we walk past, my hubby and myself cannot help talking about the windows. Is the centre portion a fixed panel or can open?


  13. Haha! No. Like I mentioned, very, very few IDs actually replied to me. I was quite upset that no one wanted to take on our project even though we were quite open to budget suggestions. Actually only met 3 - one was perpetually late (like 2.5hrs late each time! Managed to polish off an entire bottle of wine before the ID arrived, and would go home dog-tired after midnight) and I felt that was the deal breaker for me; another was strangely elusive and only spoke of life philosophies (no discussion of the house AT ALL) and gave me a ballpark quote of 100k without even working on it and no follow-up; we simply picked the last because he seemed reliable and openly honest, and we didn't have the time to go make appointments with more. (Do I dare mention the name?). His quotation was rather reasonable (abt 50k)and was very accomodating to our cost-saving by supplying some materials ourselves, but he's juggling several projects at a time and too busy to give us some undivided direction, which we sorely need as we're sooo new to this.

    Now we're facing a little trouble, as we don't have a design and trying to work on a day-to-day basis is rather stressful for us, especially when pressed to make decisions like lighting points when we have no idea how/where something is going to be, or how much of a wall to hack because today is last day of hacking, etc. We're trying to be as fair as we can to our ID, but still expect some form of direction.

    Is it normal to proceed with works without a 3D design and a project schedule or a discussion of it?

    Before reno works starts proper, we had a very detailed discussion with contractor on what we wanted. Our 3D was very simple, but we have pencil sketches of ceiling works, position of lighting points etc. Though we have not spelt out the detailed interior of the carpentry works, the exterior skeleton and measurements are all made. At least this was how the quotation was derived. Just curious how did you arrive at the quote is there is no such discussion done?

    We did not have a day to day work schedule, but we do know the expected handover date.


  14. Cooking need inspiration. So cannot plan then buy whole week... Sometimes, got to see what are nice and available at market. Hehe...

    for me it's more discipline. sometimes already enough stock at home, but when go supermarket, saw something nice then end up buying. That's why my 1 week's supply is always more than enough.

    But how about packet portion? How many in yr family? Often, a packet of eg meat is more than enough for a single serving, so I have to divide at home. And since my kids will not like to eat the same food over 2 consecutive days, that packet of thing will become next week or maybe even the third week's food.


  15. hahah... no lah, my house is not studio.... but i have to knock down 4 walls

    1) Between Kitchen & dining/living

    2) between MBR and the bedroom 2 next to it

    3) between bedroom 2 and living

    4) between toilet and MBR

    This is so that my MBR is a very big room!!

    although all are not structural, but if all hack, will affect anything or not? Maybe that's why it's not approved? anyway, I think yr contractor and hdb people will know best.

    but got to agree with marsh. at least the most important one (at least for me lah) is approved. Whilst you may plan to have a big mbr now, maybe years down the road, you may have other priorities and may need more rooms? maybe one of the room will become a home-office? maybe got people stay with you? maybe ... maybe


  16. 1st bad news

    So far, my journey in getting my flat and renovation have been going on smoothly. No delays, no rejection and no problems at all. Until an hour ago when i was speaking to my contractor regarding a meet up to confirm 3D for tomorrow. He told me that HDB has rejected the application to knock down 4 walls. They only allowed 1 which is between kitchen and living room.

    Contractor says that he will work it out with the officer. Hopefully next time i hear about this, it will all be approved. :(

    wah, you want to knock down 4 walls? So whole house is like "one big room"?


  17. I don't mind changing the quotation.. but once the reno starts, i don't want to suddenly have to top up this and that. The way i see it, final quote is final unless i decided to add something... so all 3D agreed, final quotation agreed then that's it. Any other costs not in the quote but in 3D, then too bad the contractor did wrong calculation, so he must absorb the cost.

    I think unless yr quotation is very detailed with spec, measurement etc, else bound to have to top up in one way or another. Sometimes in paper we want the design to be a particular way. Once reno starts and then you actually see the things in place and in the right position, your feel of the space/place may also change. Hence some alteration is inevitable.


  18. while i think it's difficult to bring up kids, i also can't stand those who don't discipline their kids at public places.... 8| even if they were busy talking to ID, they still shouldn't let their kids run around like that mah! it's not their house yet leh~

    exactly, I cannot appreciate these kids with no basic manners. Some parents are just too lax
