What's next would be to get the lightings... from Taobao... after seeing so many of u guys going there for shopping.
I wonder whether the LED from Taobao will work for long or not.
You can forget abt Gain City for a/c. They used to be good when they were small. Now all a/c installation is outsourced and it depends on the external team sent.
If you buy from Taobao, do consider to buy some spares.

Old 3NG = new 4Rm.

Anyone remove their bathtub alone without re-tiling the whole bathroom? Most bathtub are against the wall, so some wall and floor tiles will be affected. Any advice to replace/beautify them with new tiles, when you are unable to get the exact matching tiles back? Any other things like water proofing to take note?

Coffee Table is here as well. Workmanship is superb! I love the round round feeling.
It has a secret compartment when you turn the table top..
Isn't it sweet? Now I can place my cookies, snacks etc into the secret compartment!
For a moment, mistaken this one is use to chill your vodka. Put 2 buckets of ice in, put 3 bottles and an LED light cube and it will cooler than in a lounge.

Want to change the color of the floor of my toilets. They are now in pink, want to change whiteish pine-wood grain to to make it look bigger and more posh. Can Vinyl sheet be used to lay over existing tiles?

Contractor partly right. It not really expensive. Not durable is true, can't fight with plain on hinges. Soft close gives a nice feeling in begin but not much point eventually.

Recommend ceiling fan for bedroom 3m x 5m x 3m (height). What size would be suitable for this room?

I think I really bad luck. Maybe like what you say, there is a fault line. last few days rained, maybe it splashed on the door and caused this. But then, how can the previous old hdb door lasted 38 years and this $450 door last only less than 1 month??? So sad, I should've kept the old door, old floor...
Its not bad luck. Its called warranty. $450 door cracked in 1 mth = ask the door supplier to change the door.

How abt a fierce dog?

Your very clear and big images are a rare find in this forum.
Did not see any ventilation for your shoe cabinets? or it is not shown in photo?

Once the clothes are out of the dryer, there is no need to air them. They are dry and ready for folding. Having a dryer is very convenient (vs putting up clothes to dry).

The place looks great, can save a bundle on reno, maybe some minor touches will be fine. Like wat Suyun suggested abt the kitchen, box up the top to reduce cleaning and put up back splash (colored glass - aluminium) to change the color. For other parts, maybe some colorful decal/wall stickers to 'brighten up' the kitchen. 5-RM is big enuff to take a coloured feature wall to break the monotony of white. The money saved from reno can be put into ceiling fans and nice furnitures.

What is the cheapest option? Paint over it or lay vinyl sheets?

i think i'm going to wire my whole house for security soon liao quite scary.
Maid clean the rooms upstairs, auto gate lock but front folding doors and backyard door are open for ventilation. MIL put my 3 sheepdogs upstairs in aircon. I ever came home and no one knew.
So far, i got from Certis Cisco (most ex!!), Aetos (coz sometimes i use their security services), Q-serve (builder recommended)
Security in this case can work? You need still need to close all doors (= no ventilation) before arm security system, right?

Batman, btw i am sis singing ...
mmmm, i am replacing each brightness of 28watt ( PLC with two 14 w tube ) with a 9 watt LED , so the energy saving is double right ? There should be ROI in the long term right ? However we are not sure if the brightness is really eqiivalent... we should know by next week when the lights are up
Don just look at wattage for brightness. Look at Lumens. If price is abt the same, go for LED because of lower wattage and lesser the need to change light bulb.

The park will shield the noise + traffic from the entrance of the mrt. The park will provide fresh air in the morning and allow wind flow. The best part is you don have to pay to cut the grass.
Can you PM me the contact for white ant contractor? Thanks.

No need to reno. Just 1 coat of paint + '1' pail of water to clean up can move in liao.

This is the feel which I'm looking for when we went Koh Samui this June.
I'm still thinking should I combine industrial look and modern resort.
You have a 3RM. Space is 'smaller' Try to keep it brighter and lighter. Pic shows dark floor with even darker furniture, these will make your place look smaller. Look for lighter shade indus/ resort design.

If final placement is at that narrow walkway, do consider no handle doors; avoid catching sleeves and scratching petticoats.

Hi matrix0405,
1. My house is low floor, not very bright, need to switch on the light in dining and kitchen even during daytime. I'll consider your advice to make a low tv wall, or probably half glass? Will need to check with some Id or contractor for opinion, or just to ignore the beam, push the sofa nearner to the balcony so that my tv wall won't be so awkward.
2. You mean the open kitchen using mosaic tiles while the wet kitchen after my glass sliding door will be another material? My current kitchen tiles is very old fashion and ugly one, won't keep them. I'm thinking whether can lay the new marble at the dry kitchen area and polish the old marble to make the color as close as possible. Or, to lay a homogenous that very close design with my marble so that it won't look very obvious.
Hdb definitely won't allow to change the balcony grill, I'll lay the woody tiles on the floor at the balcony only.
1. If the house is not very bright, putting the TV wall there would make the house darker and smaller. Maybe position TV like yr earlier drawing and position bar seats along the walkway, so can eat and watch TV at the same time. Balcony light will be coming in from your left and your kids can even study there. For the beam, maybe can box up or hide it behind a light curtain, to soften it.
2. Lay homo tiles that looks like marble for the kitchen is a good idea. It will make your kitchen look bigger and brighter.

Just felt that the wood grain laminate looks 'too busy' after seeing them on the cabinet.
Should have asked my ID for A4 size instead of just merely chose from the catalog.
You may like to use transparent/translucent glass, instead of same laminate, doors for the lower 2 cabinets. This will make this cabinet look lighter and yr house look bigger.

A lawyer was charged on Wednesday with 31 counts of criminal breach of trust involving $1.4 million and forgery.
Tan Tiong Hian alias Raymond Tan, 44, is accused of misappropriating sums of $13,169 to $181,501 from his firm T.H. Tan Raymond & Co's clients account by transferring the money to seven individuals and four organisations who were not clients of the firm.
The alleged offences took place between June 2009 and November 2010.
He also allegedly forged a letter purportedly issued by an official of the Insolvency and Public Trustee's Office sometime before March 14, 2009.

I use this lawyer before.
