When buying a 2nd-hand car, can I...?
1. Request for the car to be sent to AA for inspection, instead of Vicom or STA? Will the dealer agree?
Yes - but my preference is to a workshop that I normally used.
2. Will the dealer agree if I want to take car insurance through my own car insurance broker?
Yes - but that makes any discount off listed price harder.
3. Will the dealer agree if I want to take the loan from somewhere else and not through them?
Yes - but that makes any discount off listed price harder.
4. Are there car loan rate below 1.88%?
Yes - think DBS. But a lower loan rate is not always better as there might be heavier-than-usual punitive measures on early repayment, lower rebates, longer tenors etc.
5. Was told to slash $3000 from the asking price of the car, does this sound reasonable?
Most definitely but it depends on the asking price. $3k off $200k and $3k off $50k are two totally different matters. As a guage, I think dealers marked up by 20%, half expecting a 10% discount request from potential buyers. I think anything around 15% is a good start.
6. How to check whether the car have any outstanding saman in M'sia before buying the car?
Thanks in advance!

Video it with sound, lodge complaint to MC, ask MC to create bylaw.
@ nimm12: Would love to at THAT moment, but I will be as guilty and inconsiderate.
@ bepgof: Thanks for the advice. I am part of the MC and have previously highlighted this to the MA. While he has toned down on the activities, it still happens once in a while. Being in a small development and as a direct neighbour, I would refrain from doing something which might not have produce immediate favourable outcome. That said, I think the by-laws are good. Only problem is have to go through an AGM or EOGM but I will make sure that it is proposed!

Not an issue as long as the pit is movable and those smoke, smell, oil stuff generated are "self contained".
Thanks. Looks like the definition of "self-contained" can be subjective.

- Increase in GFA, no approval. http://www.corenet.gov.sg/einfo/circulars/htmlandpdf/URA_19990303010.pdf
- Permanet "fixture" which cast shadow, no approval.
So,
Just make whateven "house" you call, be "movable", transparent/net/transluscent covering & no solid shadow cast. Read URA's "strata living", around page 5-7, if I recall correctly.
Very interesting read and thanks bepgof.
Sorry to OT here but does anyone have guidelines re bbq restriction on balcony?

Hey indira,
Well, it really isn't growing any particular plant, but it's because I use to have a greenhouse when I was living overseas, and I always liked having a greenhouse, something to enclose my plants. It's kinda similar to having a flower shop of your own, wahaha.
And BCA rules state that you can't have any covering on the terrace that might increase the built-in sq footage, so not sure if a glass structure complies with that ruling...
It is probably not in compliance. I had a similar case at my development where a glassed structure was built and was deemed to violate BCA's ruling following discussion with the managing agent and committee. This is more so as it is a fixed structure which obviously increase the built-in area, regardless the kind intentions of the owner to serve a noble purpose. Even if it passes your local management committee's test, neighbours would still be able to highlight that for BCA's inspections. My advise is not to construct the fixed structure but you can always built a "floating canopy" to house your plants supported by movable beams. This would be similar to what you see at most nurseries. This would also facilitate your purpose in nuturing your green fingers!

Perhaps I can get advice from the forumers. To what extent can the law be enforced on:
1) BBQ using kerosene in the balcony area.
2) Late-night partying (past midnight), revellers jumping into the pool with beer cans etc.
Because there is no security guards and the managing agent cannot be asked to come down every night to "warn" them, how can other residents take action?

jus some of the cons of living in hdb..... i guess
Don't think this is unique to HDB. I have a ground floor neighbour in a rather classy area who likes to BBQ. And he starts the fire with kerosene (which is a rather common practice in the UK) which engulfs the estate with the smell of fumes.

Try Rafik from Island Group. The company supply plants and indoor features and he is pretty responsive and good with the recommendation. I can show you what he did for my balcony if you are keen.
-
Have you tried Island Group? Wide range of choices with good after-sales.

I had the same issue except that I had two sets. Curtain at the living room, blinds at balcony. Looks really odd and now I'm thinking of removing the living's.

Was indeed in UK for a number of years and was always using Ariel gel (think the purple cover). Can't seem to be able to find it in Singapore, so switched to Dynamo not knowing the devastating impact!
The range of washing detergents in UK is simply amazing!
Seem like you stayed in London before? Then persil will be a common brand for u. -
Thanks!
i have been using persil for the past 7 years in sg. i know some other local brands washing liquid also started to have front load liquid but i prefer persil as i also used it when i was overseas. persil is quite gentle, so should be ok for infant wash too. -
It does spoil the machine. I used dynamo on the EWN14991 washer for about 3 weeks and the drum collapses! Funny thing is that Electrolux sent me the washer along with Persil detergent but didn't tell me that I have to use low suds.
Anyone here can recommend low suds detergent for infant wash?
hey, what's the detergent and softener we can use for these front loads? i heard using the wrong detergent (those that produce alot of foam) will spoil the machine. understand i can use persil? but how abt for softener? -
I don't meant to be rude but sometimes one doesn't have to open his/her mouth to show that he/she is not mute.
Let me guess the reasons causing sleepless nights:- thoses were starry nights, counting stars till could not sleep. No clouds, very warm. Got saw the Venus rose from horizon at east at 3am or not?
- Looked at "3 little pretty flowers" reminded of her age catching up & wrinkle over face. Old liao.
- Looked at mr. handsome and mind could not be helped rewinding back the sweet past memory.

I am keen too. Please list or PM me.

Mine was done by Doris from JealdoCurtains. Very professional andknowledgable. She quoted me @245 for roman blinds with dimmer.I agree with that too. Very prompt and professional with the design and implementation. Always suggesting alternatives so that me and my wife can make informed decisions.
She also provided info on my house reno, things to look out for and how the curtains should complement.

Felt a little silly after reading all these posts. Not sure if I got the right deal having bought King Koil Imperial Comfort - Renaissance for >$4k at Robinsons!
Felt very comfortable with the plush pad and firmness. Slept on a couple of Simmons and Sealy but thought KK felt most comfortable. Kenna chop already?

I would like to have Mr Chew's contact too. Please PM me. Thanks.

This is the main brain- the Owner of this house- Gary Teh whom decorate his own houseBrilliant work! Can I ask about the wall just behind the owner - are those bricks or decorative tiles? It is very nice. I have a plain wall in my balcony (1M*2.8M) and would like to have those tiles.
I have a rather new condo which I would like to do minimal work. I have wall cabinets (done by the previous owner) which I would like to remove and install a plain mirror wall. That wall is about (2M*2.8M)
Can you PM me the quote for both? Sorry that if you only do major work.

Does anyone have a good vendor to recommend for auto blinds?

Installation of windows, if it meant that the balcony can be closed up, is a definite no no.
