Hi Skinny, can you pls share how do you place your master bed ah? I understand that it's ideal to place the bed headboard against a solid wall and preferable legs not pointing to window or door.
From the floorplan MBR, my bed headboard on left most of the room. You have the same layout?

If gov wants to depress the property price, they always can do it by increasing interest rate.
The global economic condition does not favour increase of interest rate.

I am thinking to put stove facing out the window to my MBR. It seemed more practical but saw from other thread that stove shouldn't face out window.

It's not working at all!
Because of the new measures, sellers are less willing to sell their HDB flats especially if they already holding pte apartments coz they won't be able to buy HDB flats under the new ruling.
Also, sellers are asking for high COV and that pushes up the selling price and also future valuation and thus it's a vicious cycle and the price is just going to go up and up.
Given the stand that HDB flats are not for investment purposes, why should there be COV? Shouldn't it more appropriate for HDB flats to be sold at maximum the valuation price? And in that case, they are already making good returns since the prices have went up so much for the past few years. And if there's COV, for those taking bank loans, shouldn't they allow the bank to value the HDB flats and decide on the loan amount like pte properties?
Scenario
For a relatively good location 4 room flat valued at $450,000, most of the asking COV is around $50,000 now. Thus, the amount of cash the buyer has to fork out is:
5% of $500,000 = $25,000
COV = $50,000
1% commission = $5,000
That is already $80,000 cash without including the miscellaneous fees etc. And what about renovation and furnishing?
So we need more than $100,000 cash to get a HDB flat? How many can actually afford that?
Isn't it very illogical for government subsidised housing to cost this kind of amount? And pushing out more BTOs are not helping the resale market either. Something needs to be done to the COV policy.
COV is hard to control because there is competition.
What therat says is correct, lesser seller and higher demand fuels up everything. For current interest rate, the installment is much lower than rental yield. I think the price will continues to rise till rental yield near to monthly installment.

Almost miss this, thank for seeing me "up".
Houses(whether apartments or landed),sure have "missing corners", unless one is living in space without 4 walls, roof and floor. To put 9-grid, 12 grid or even 24-grid onto a floor plan, sure result in "missing corners" - so what's the big deal??
Comments on fl plan:(sorry to say, generally not so ideal)
- Rm2, rm3, living hall windows subject to west evening sun. Meaning those walls will be "hot".
- MBR window facing "very funny"- not in line with door - poor ventilation, but seem there is an "opening" to aircon ledge which may help a bit for air ventilation.
- Windows/doors not in NS facing, air flow not ideal for the whole yr in location like singapore. Esp the "N" block by hall.
- Hall/kitchen will be stuffy.
- Anyway, ceiling fans/aircon can "help" some.
I've explained b4 the wind direction patterns throughout the "4 seasons" in singapore. I play RC planes( incl thermal slope gliding)in open field and like fishing, so no choice I kena forced to study weather and tidal patterns.

The RM2, Rm3 and living room window west sun is likely blocked by opposite block. MBR window is slightly smaller and can reveal to sun.
Main door (facing east) if opened will face no unit because the unit is first unit in corridor. Most likely if I open window and door, some airflow will be there.
Some people might not agree for MBR toilet to face out (50% of it) of the MBR door. We are also considering to use a small partition wall to close up the area for space to place cabinet.
I am currently thinking of practical stove position and location and facing of MBR bed (talking about practical fengshui).

Thanks for the kind words. I also helping myself too since I am doing contra for my new flat. I'm not that sweet lah. ( blush ) partly becos they reminded me when hubby & I also having financial difficulties when buying a flat 5 years ago. And the seller's sold to us below valuation! And since I am able to sell above valuation + COV, I am contented.
So by giving up a few thousand dollars. is actually not that much if can let the young couple's save it for their
furniture. But most importantly, we had found a sincere buyer's who love our current unit so much!

Facing of front door directly perpendicular to the door.
Most of the stuff in the house can be avoid and 'qi' can be amended by using various method except for direction. If die die lies on kong wang, I will skip.

Yes, from what I have gathered. When the front door facing 'hit' one of these lines between segment in luopan. It is a kong wang house.
It is easy to look for if you download a free luopan program on iTunes. You need bigger luopan to verify it.
The fengshui master in the blog met a house front door with kong wang direction. Apparently few spots inside the house is also on kong wang direction. This creates a tremendous large 'yin' energy accumulates in the house he mentioned. And, of course, this house is not supposed to reside.

Hi skinny,if that being the case, the best bet is to forgo the idea of buying this flat.
I'm also superstitious, very "pang-tang" type when it comes to the history of homes.
U need not worry about big mirrors being installed in the living room.
They r probabbly for decorative purposes or for fengshui. Huge mirrors are used to manifest positive energy that they (those mirrors) are facing.
But if it gives u an odd feeling when u look at it, then u better forget about buying the flat. So many flats around, no need to confine yourself to such a flat.
And also, flats which need to be sold within a specific timeframe based on divorce proceedings, should generally be a good bargain becox those owners are frequently arm-twisted to sell at low COV.
There are neighbours here who bought flats with such history at $0 COV or below valuation. And the family is doing very well; grandma who takes care of her daughters' kids & the couple never quarrel.

Wah u r a risk-taker!But it all depends on your relationship with your spouse.
There are many flats with history of divorced owners but some who bought over those flats were happily married with many grandchildren during their old age.
So it all depends. But if it bothers u so much becox of the beam in the kitchen & the history of the flat, u might want to seek out professional help from a fengshui master.
Did u check with your neighbours what they did to their kitchen's beam?
The whole block is the same but I guess there is something more than that. It is pretty bad to know that they are divorcing and selling out the flat. Personally, I feel sad for them and the children but no one can interfere with one family matter.
Come to think of that, there is something in their living room, a big big mirror. You can say I am superstitious.

Thanks for sharing the drawing...U need to find out how long u will be standing below the beam. If u are only standing below it for a few minutes each day, I think the adverse effects r neglegible.
But if u r sleeping below the beam, it's akin to cutting your body cut into half every night - most of us sleep at least 6 hours a day so that will have a significant impact on your health! It's no joke sleeping below it becox I had bad experiences myself. Not immediately but on a prolonged period of time.
I had a girlfriend who was told to make major alterations to reposition her stove & basin, fridge as the geomencer claimed that it's bad for her marriage.
She spent more than $10k renovating her kitchen when she first got married & bought that flat. But 8 years later, the marriage fell apart & she got divorced.
I do agree with bepgof that marriage needs 2 persons to make it work. My kitchen layout has an overlapping of both basin & stove & my fridge is directly opposite my stove. But my taiwanese master didn't recommend that we hack our kitchen.
And I do admit that we had a very tempestuous relationship for the first 5 years of my marriage becox of differing views & communication issues as a couple. But things worked out for us eventually and those obstacles brought us closer to each other. So nothing to do with our kitchen layout.
Even if u get your home audited for fengshui, implementing the recommendations might not achieve its potency unless u r doing other things right as a couple & as people. I think Lillian Too calls this the 3rd dimension fengshui.

There is a big beam cut off the kitchen. I heard it will gives "pressure" to marriage. Anyone know about this?
