  3. Woots!! Another big furnture bought while visiting more shops. Today we went to visit iBath Concepts. Got a few items in mind. The lady, Jenny, was very helpful in giving suggestions. My hubs and i are torn between Instant heaters and Storage heaters... Hubs oiesnt like the bulky feeling as well as the amount of energy it consumes to heat up the water. On the other hand, another school of thought is that storage heaters only need an X amt of time to heat up what it contains. Say you buy a 15L storage unit, you will take probably 5min or lesser to heat up. But if you choose a 30L storage unit, you might need up to 10min to heat up. The water that is heated up, will be kept warm enough up to mid day. The heated water can also be used for your taps or kitchen sinks, depending if they cater hot water points. For instant heaters, the water will be heated up everytime you use until you have finished your bath. Your sinks dont have hot water provided. We also learned that the number of kwh used by the heater will determine the strength of its heating element. Normal or low cost instant heaters are usually lower than 3 kwh. Those at 3 or more, 3.5kwh for newer models now, will heat up the water faster and stronger. Those low kwh instant heaters will produce lesser heat so that means you will only be able to feel the heat if you place the shower head near your body. If not, you don't feel much heat at all. This is what i am feeling right niw, everytime i use my current water heater.. Freezing morning showers at times! Well, anyway iBath concept has pretty few good design concepts for its sink and vanity top, but it is always good to compare and then benchmark its pricing. Certain things will be more expensive while certain things are not. It also depends on the material used, the number of products imported and the country of import. For eg. IMM sells its Alpha instant heater with rain shower as a package at $300+ but iBath sells theirs with the same package at $399. The reason iBath explained for the price difference is that the IMM shops imports a bulk of these products so they can sell it cheaper. However, dont expect any much aftersales support if you find it doesnt fit. Anyway, after a good 1 hour there, we headed to Xclusive homes to take a look at their furniture.. Wooohh.. Nice stuff there but really loud music at its entrance that almost burst our ears! They were having an off-season sale now and some things were slashed to half. We were very interested in a couch, a designer lamp, a TV console, a coffee table and a display shelve cabinet. They had some nice dining sets but most of them looked too big for our new home. After much consideration, we got our sofa first! Yeeah... A nice 3+2 couch with reclining head rest and sliding seats, at an affordable price! We decided not to choose the colour first until we hv finalised with our theme.
  4. Hi, i am not sure as mine is a completely bare house with no tiles done. I believe for a new house, screeding should be done before renovations takes place. We were advised by our IDs to do so too. Although they didnt elaborate why, I believe this is because the worker will b bringing up bags of screed cement to the individual rooms tht require screeding. He will also be bringing quite a number of tools up. If you do it after renovations, wouldnt your surrounding walls be stained or damaged? After screeding, the wooden flooring can be laid on. All those wooden flooring and laminations requires your floor area o be screed first. Once they are lat and smooth, the ontractor can lay the pieces together. Tiles on the other hand requires uneven surfaces.

  6. Never knew screeding was FOC until our IDs shared this with us. A check on Renotalk has also proven so! All the IDs we have visited has adviced us to ask HDB to do the screeding. Of course Quality maybe compromised with FOC stuff. One ID has told us that although this service can be done free, the workmanship is usually not as good as those done by the ID companies themselves. Some have a choice of getting HDB to do it or getting the IDs to do it by paying for the cost. Well, so how do we ensure that quality is not so compromised? A little communication and initiatiion will help! And also, a little "Thank You" At the end will help you and make the worker a happier man at the end of the day! How do you apply for screeding? Go to your area's HDB Branch office and apply. A form will be provided for you to fill up and choose which area you need to screed. Screeding is only for those floor spaces that requires Lamination. If you are using tiles, screeding on the floors is not required. The screeding contractor will call you within a week and also find out more from you. Within a day or two, a worker will come and collect your keys. Never give you door/gate keys to anyone. Prepare an extra padlock or number lock. The good thing about number lock is that you need not meet the worker to pass the keys to him. Just give them the number code to unlock your door. If you still prefer the traditional method, you can also choose the normal padlock, but you will need to meet up with them to pass the keys. Quite inconvenient if you are living quite far from your new home and if you don't drive Well, another thing settled! The hunt for IDs have come to an end and now its the judging stage.. Lol

  10. Finally the day came to have our beautiful home to be QC-ed for good Feng Shui We came in on time (thinking that he might have reached earlier), and when we opened our door.. FAINTZ! We knew we had to clear all the stuff we laid around our hall and kitchen.. before Master Jing also faints! Definitely will need to bring my bottle of Dettol Sanitizer Spray up the next time! We soon received a call that he could'nt find our location.. Well, at least it gave us some time to open the windows and drive out all that smell... When Master Jing arrived, he gave a good look around the house. First he looked and feel the environment, letting us know how he feels. Then he went to individual rooms which he took out his compass to check on the facing and where our beds should face. He mentioned that the bed should always face East, as East is a very lucky "wang" position. and just nice that our walls are positioned in a way tha our beds have to face that direction.. Thank God! No need to hack or add things We were very happy that overall our house was 'good'. No major faults except for a few things: We can see our Kitchen Stove when we open the main door, and the fact that the kitchen had another door that leads to our Service yard window. This, in terms of Feng Shui, was not good as the saying goes "what you reap/earn, goes out to the back door". As such, we had to seal the current opening. The bedroom, which was nearest to our living room, was facing the main door at 45 degrees. This position is not good for the occupier in that room. So Master Jing told us that it was best to hang two 'hu lus' at the door to ward off bad stuff. Our rooms were facing a few sharp corners of our opposite blocks. Chinese believe that sharp corners are like the edges of a knife and when the shadow casts itself, its like a big knife slashing down on you and that is very bad. However, Master Jing explained that this is still ok as the we were living on a high floor. It is those that are in the lower floor that will need to do something because when a knife slashes down, the impact is much more greater for those who live in the lower floors. Our main door faces another neighbour's main door. Chinese believes that this is also not good. However, Master Jing has explained that if our neighbours did not hang any 'Kua' to reflect back at us, he advises that we do not do it too so as not to sow disharmony amongst neighbours. Finally, after looking at our entire house, he mentioned something that my Hubby felt it was very true. "Different people have different ways of interpreting geomancy (feng shui) as we all have different school of thoughts. Time has modernised and situations will be dealt differently from the past. In time, we may have people giving us different views or additional advises. We need not listen too much and dwell too much on those. Our house is perfectly fine and the recommendations he has given is adequate." After which, he said we needed two 'hu lus' and whipped them out from his bag. I stared hard for awhile because I was amazed as how he knew we needed those? Hmm, he came prepared! Well.. one big thing down, next up, the hunt for THE ONE...
  11. TODAY is 开门!! Many things to do, but thanks to my wonderful hubby, everything went smoothly. Can't wait next week to see our Fengshui Master. Our hands are so itchy!!   13. Never knew a good 4-hour IMM visit could land us to buying our very first piece of furniture for our new home... Our BED!! It started out with just an innocent "let's have Or Lua Mee Sua and later visit more IDs" After chewing our last piece of crispy chicken, we walked past two IDs who have not responded to us for the past week.. Only One had replied with a fast on-day respond.. Both hubs and i have agreed that if they treasure or want our business, they will do the necessary to respond. We chanced upon another ID shop and went in. Halfway through, Mr Tan came in to take over. A good almost 1.5 - 2 hours of picture sharing and getting to know us better.. After a good long talk, we still need to get our Fengshui done before proper proposal can take place. So we took a backseat on this for now,and visited the Bedding shops.. We visited Slumberland, Sealy and peered outside of Simmons.. (the price tag displayed at the entrance was a goid deterence for ppl like us from entering their shop) Finally we visited Unispring. Saw quite a few couples and families inside. We turned and saw a young looking gentleman who ultimately impressed my hubby and me with his good service and mannerism. His explanations were calm and clear. We were first attracted to a $1.3k mattress.. Men - everything seems to b the same for them.. Even after how much i explained that i could feel the difference.. But nonetheless, i thanked my hubby for agreeing to buy the more expensive one in the end! Haha It was still within our budget even though the couple of hundreds could buy us something else. But then again.. We also felt it was worth that couple of hundreds more for a good sleep and a good spine. WE GOT OUR BED! Suddenly i recalled our last conversation of the 4S-es.. W: I know which 4 S liao H: Wait Wait, let me think. Don't tell me... W: u need hint? H: Sealy, Simmons, Serta, SLUMBERLAND!! W: i wanted to say Sea-horse.. Oops?! H: Seahorse is HongKong brand right? Nevermind, we make our own.. It will be 5 S-es from now on! H&W: As we made our way home, We both smiled as we look forward eagerly to "open door" ..

As we flipped through the many pages of each magazine, there were so many ID firms selling their products and services.. "Ting ting.." *light bulb* (At the end of the day, we wonder.. will we end up mercilessly chopped as newbie carrots by all these IDs or will fate and a little luck bring us to meet THE ONE)

  17. *Angels singing in the background* When this was presented to us by the HDB officer, we looked in awe.. Nice leather looking pouch for an almost half a mil home, we thought. She pulled out the white envelope and said "This is what your parents got last time. Maybe you can keep this as memory" Yup, we will have 30 years to reminisce.. I guess.. The HDB officer probably has done this a thousand times, cos' she spoke continuously and fluently. "Congratulations on getting your new home again" Big morning smile from the officer. "Thank you" Big smile from us too, Big cry from our pockets soon.. Carrying a big black leather folder with all our documents inside, we slowly walked out of the sales office. KA CHING! And we haven't even started living in it yet!
  18. Hi ALL, My hubs and I have just gotten our keys.. (so many things to think and do!) We are still discussing about the aircon. We have read about aircons but we still cannot decide whether to settle with a Sys 3+1 or a Sys 4. Factors affecting our decision: (1) Price (2) Usage (3) Floor Plan (4) Maintenance (5) Bills For PRICE, we went to AllBest to ask. We narrowed down to Panasonic and Mitsubishi Starmex. Panasonic does not have a System 4 so cost is about $2599 (for a System 3) + 1 Single split at $1.3k. Mitsubishi S costs $3k plus for a System 4. Price wise, it will be about the same (maybe just $100 - $200 difference) comparing these two. For USAGE, we will not turn on much for the hall. Think only when we have guests or when it gets really really hot! Rooms, most likely two units will be on, definitely not all three at night. Our house is about 92sqm, but we intend to have a semi-open Kitchen concept (would that affect?) We understand a Sys 4 aircon has an 18,000 BTU (is that enough to power up?) For FLOOR PLAN, we just wondering if there will be any problems in terms of trunking for a Sys 4. For MAINTENANCE, we want an aircon that doesn't break down easily if using a Sys or get yellow easily etc. Any recommendations? So far, Mitsubishi Starmex has better reviews amongst our peers but I wuold like to hear more feedback from others. For BILLS, cost efficiency. Do they really save bills as what they claim? Does Mit Starmex really save up to 70% of bills? Can other brands do the same, but cost cheaper and also as sturdy as Mit S? You probably hear this a thousand times but hope you could share with me your experience or knowledge. Thank you once again!
