  4. If you are researching to open a FSBO website for homeowners/seekers to advertise and deal in, you can drop the idea. The online portal had been explored longgg time ago by many agents, companies, etc.; but it never took off. Although on theory it sounds like a win-win situation to cut out the middlemen, Singaporeans will be Singaporeans to try and squeeze each other dry. While its on everyone's lips to sell/buy properties on their own, it remains a sad fact that no more than 5% of all properties' transactions (pte or HDB) today are done totally without agents.

  8. I can see that HDB is getting creative in persuading people not to overstay after the 2nd appt... Such things are not unique to people who allow the sellers to overstay after resale; it can happen before the 2nd appt, on the day of the 2nd appt, and also to landlords who rent out their residential properties. If I am not wrong, the hanging cannot constitute a good reason to void the resale transaction even if the 2nd appt is not over yet; legally, the flat is still in the same condition as per before the hanging. So what is the point that the HDB officer is driving at?? If the media gets evidence that he said that, I am sure he will get into alot of unnecessary trouble.
  9. Where to get a loan is dependent on the interest rate, of course. If you take from credit cards/lines or use the overdraft facility, the interest amount will be very high. If I am not wrong the prevailing rate for renovation loan is about 6% thereabouts; do check out the banks' websites, as most of them have full details on their renovation loan packages. Otherwise call up the officer and I am sure they will be more than happy to explain to you. Most of the time you need the official quotation to submit your loan application, as the bank usually issue payments, either by cheques or direct, to that ID/contractor as per stated in the quotation. So cannot just get a quotation and give to the bank. Since you still looking then wait until you found the perfect ID/contractor then apply for loan lor; why the hurry?

  11. You are still going for it despite all the advice here?? Hmmz well we can only hope that you are doing it with your eyes open big big and good luck! Not sure if there is such 'indemnity form', more likely to be an indemnity letter from you to the owner. The purpose of it is for the owner to be indemnified because you are using their name to apply for reno permit. If you do any illegal works that will attract a fine by HDB, the owners will get fined instead, so they want you to give black and white that you will be responsible. Technically you are not supposed to take possession of the flat after the 1st appt (because the flat is not yours yet) so dun think HDB will come up with a 'form' for you. I believe the agent should have a sample letter for you to write to the owner.
  12. I agree with wil74 and the logic is simple. You asked someone to perform a service for you, you jolly well pay that fella for his services. I am not talking about calling the seller's agent to enquire ONLY about the house s/he advertised. For that of course you don't pay because the seller's agent did not do anything for you. I am referring to calling an agent to find a house for you, give him/her your requirements, ask him/her to do some research, bring you around to view, bargain for you and close the deal, but afterwhich expects the agent to go share comm from the seller's agent. Somemore you said the seller's 2% can be neg, so wow, two agents doing a pte property deal then gotta share less than 2% comm?? You may be right its market practice, but this is bullsh*t if you ask me. Such "market practice" actually stemmed from the 'practice' that sellers usually engage an agent to market their property, while the buyers would search on their own because there is no complicated HDB paperwork for pte property, so buyers are usually not represented by agent, and thus no need to pay comm. But things are getting out of hand when buyers like you are hoping to get free services. Like said above, if the agent does his/her dues to the buyer, I dun see why s/he shouldn't get paid by the buyer directly. Sorry to say this but part of the reason for some agents to turn 'bad' is because of people like you who are making use of "market practice" to try and avoid paying their dues.

  18. I have never heard of contractors charging for applying renovation permit with HDB; usually this is factored into the price of their renovation works.
  19. If you know the market well, your price will not be low. Like said above, its only people who do not know anything at all will be asking for VTO...
  20. Everyone also want the best for themselves; seller wants the highest price, buyers want the lowest price. So its how we all play the mind game. IMO, VTO is quite a stupid game to play - if you open the floodgate to let the buyer give you whatever price they want, then the seller is subjecting himself to alot of debate. What happens if the seller counter-offer to the buyer's offer, and the buyer stick to his first offer? "You ask me to offer, so this is my offer lor. Take it or leave it." So stuck there, no deal. I always believe someone who does not name a price means they do not know anything at all; they want others to come in with offers so they can gauge the market. Usually unprofessional, lazy agents will do this, instead of doing their proper analysis. So, throw them off with low, low prices, see how they going to answer to the seller. Never give your sincere price to a VTO ad; your wish will never come true.
  21. The market is not going to recover overnight with our billions-dollar budget; it is still going down. Check out the resale market sometime later this year; I am sure you will be able to find one with a reasonable COV.
  22. Speaking about cars, I am also 'window-shopping' at the moment. So here's my two cents' for the current situation... I had been observing this very useful feature in sgcarmart.com; they actually calculated the premium of the car. Its in the 'Pricing' tab of the new cars' pages. To compare apple to apple in terms of price, a Toyota Altis 1.8A with an OMV of $18,600 is selling for $60,488, and Honda Civic 1.8A with an OMV of $21,600 is selling for $74,000. These figures don't tell alot by themselves, but if you look at the premium, its a whopping 41% profit for both cars! This means that every $100 you spend on a new car, only $59 is the basic cost of the car! According to sgcarmart, the 41% translates to "insurance premium, number plates, road tax, IU, radio license, dealer’s commission, and all other overheads"; no prize for guessing which one of these overheads constitutes the most! Sorry for all these confusing figures (its a guy thing lah!), but it seems to me that while the sales volume had dropped and the dealers are desperate, the prices are not *really* dropping at all. After the latest COE results, the dealers are just adjusting their price according to the difference, which means they are still earning the same profit as when the COE is higher! So what does it show? The dealers are not desperate ENOUGH yet to 'dump'; suggest we play the waiting game lor, see who can tahan longer...hehe!
