  1. Ya its always tied to the date of keys' collection. Think even after Jul'08 still can defer somemore. After HDB is semi-privatised, their top priority is to sell flats and earn their money lah - once you collect the keys and smoothly pay the instalments, they happy liao! Things like proper family nucleus, submission of ROM cert and such are secondary to them, you want to drag then drag lor, as long as u pay the monthly instalments can liao. U mean the policy changed to 3 months right? I remembered last time was 6 months...

Yes, submission of the ROM cert is 3 months from the date of possession of flat: http://www.hdb.gov.sg/fi10/fi10201p.nsf/WP...ibility_Schemes However, first you can try to delay the collection of keys. If cannot defer anymore, then collect the keys and try to defer the submission of ROM cert. I think with these two methods can 'tong' until July'08 no problem one lah. I got a friend who collected keys more than a year ago and until now have not even booked for a ROM date yet!
  3. Huh what kind of advice u looking for? If you want the new flat, then quickly sell your old flat lor. Is it because of price thats why you can't sell off? Sometimes got to weigh the pros and cons; if you kept waiting for the "right" price to come, then risk losing your new flat or having to top up cash to pay for both flats, is it worthwhile? After you said about the grace period for selling the old flat, I suddenly remembered an ex-colleague was in the same situation. He was to pay for both the flats at the same time and topped up cash for the shortfall. Managed to sell the old flat quickly after four months, so quite ok...
  4. OIC, so in that case they will definitely start deducting your CPF for the new flat also, they are not going to allow you to have the flat for free for one whole year. Think you gotta decide between the new flat and old flat liao lor...
  5. I dun think you can successfully collect your keys if you still have your existing flat, right? They will do the appropriate checks when you are called for the collection of keys. HDB policy only can have one flat per person mah...
  6. Going by "black and white", the Agt2 totally has no case against you because he did not sign any exclusivity with you. This is his stupidity. Going by business ethics, Agt2 also did not bring you any offers, PLUS you did prewarn him that you are going to close with Agt1, yet he had failed to persuade you to stay with him and even told you go ahead if you cannot wait. OMG, is that a threat?? Ok lor, so you now you really go for Agt1, what has he got to complain? Thus, be it on black and white or ethics, you are in the right. He cannot tell you any amount is because there is no such legalities, regulations, policies or even market practice for an agent to demand such compensation from you. I think the only reason why you should pay him anything at all is out of PITY, that you "kor-lian" him being so silly and inexperienced, so you give him some money as donation to his empty pockets.
  7. Think he meant to section up the fencing between Blk 90 and 91, so that when they take down the fencing between Blk 89 and 90, you still cannot access Blk 91.
  8. This is the reason why I always pay alot of attention to the schedule of payment, esp the last handover percentage, which is usually 5% to 10%. Alot of IDs I spoke to always try to play it down, say such things we based on trust lah, even if you pay everything before carpentry works they will also come back to repair/replace lah, etc. Yeah right... My answer is always, "Then you should have trust in me! Even if did not do certain things but you had done your best, I will still pay you the last payment mahh!"
  9. Ok, thanks for the info! I remember last time during my parents' place reno, they quoted door frame and the door separately. If like you said, then this guy must be quite rare, or maybe no such practice in today's context liao. Haiz... Do I really have to waste my door? After all I paid $1900 for them leh...
  10. Just to check on the words of my ID: I wanted to remove a wall from my MBR, which includes the door + frame, to make a part of my living room as my WIW. And because this is a new flat with new timber doors, I thought I should not waste it and maybe I can reuse it for my study area which I am going to construct. Of course the door frame cannot be reuse, I will hack off the old frame and construct a new frame, then just install the door in it. However, my ID told me that it cannot be done. He said that usually carpenter do the frame first, then custom-make the door to that particular frame. It is very difficult to do the frame to suit a particular door. Hmmz, I am not sure about his words, because I thought all doors are the same? Sure some are custom-made, but for those brand new ones by HDB, surely they cannot be custom-made one by one right? Anyone who has knowledge of this, kindly advise me: Is my ID telling the truth, or just trying to make me spend more money to buy a brand new door from him?

  12. Already pm you. However, 3 IDs are more than enough lah, unless you felt that the one you shortlisted is not good enough. The more you see, the more confusing leh. After awhile, you will realised everyone almost the same (save for those fly-by-night contractors or those exhibition conmen) with little differences in pricing. The most impt is that the liaising person fully understand what you want, responsible, etc., or at the end of the day, must click with you.

  14. Same here, 3 IDs! Hey seemed like we have alot in common as far as this reno is concerned hor! My uncle is actually working in one of the IDs as project manager. Its not his company and he is also not in sales, so don't think will have problems in terms of arguments over defects, etc - in fact, maybe he can give me higher grade materials undertable! So probably I will be more inclined towards him unless the salesman is really bad, or lawrence can really impressed wifey and me...
  15. Exactly. Most of their so-called designers are merely salesmen, not qualified in any design training, just get their ideas from magazines and imagination. They usually have very low basic but high comm. Thus there are such plans like $1000 or $500 'design fee' to tie you in. Do note that the SuperBrands award is basically accredited on how the company carries itself, the profile and business growth - NOT THE PRODUCT/SERVICE THAT THE COMPANY IS SELLING. With such hardselling strategy, its not easy not to grow... Yes, Desmond and me went to this united one. You got any comments about them??
  16. Same here! And I guess many people as well. So if they really want to save the environment, they must do more than to stop us from getting free plastic bags, because if we do not have these bags for our rubbish bins, we will go out and buy plastic bags to use right? Free plastic bags go down, but purchased plastic bags go up, in the end also LPPL, while the consumer suffers by paying both ways. They should also help us find a replacement for our rubbish bins, maybe recycled bags or something...

  19. Ya, what you said is true, I will probably stay here until I can afford to buy an apartment or landed property. Won't give up this for another flat - all the same! Anyway today went to see an interior design firm: *****. This is the one and only interior design firm that has the SuperBrands award, also one of the top 500 SMEs in Singapore. But not so nice to post the comments here, so see my blog lah!

  22. Usually done for old flats, especially those that you can see the shape of the bricks on the walls, which is very unsightly.
  23. I spoke to Andy - quite a young boy, but seemed to have good design sense and not pushy at all. Maybe they don't have commission? He haven't gave me the quote yet.
  24. For radac, it seemed that their pricings are usually on the high side too, simply because they are endorsed by radac mah. I think what alot of people (like me!) are trying to do is to try to find a good ID that is not (yet) accredited by radac, so maybe can give good value vs price. Also, there are alot of good IDs who actually refused to join associations like radac because they want to be portrayed as a different class.
