  1. Hi, I need urgent help to vet e quotation as my mom wants to start e reno by 20 Oct. We live in a 4-rm HDB and we will have both walls of our kitchen built with cabinets w counter tops - one dry pantry and one wet. Both of e same length, abt 11-12ft in length I guess?

    I think it's quite overpriced but quotes frm 2 contractors were abt $27k. Pls help! Thanks!!

  2. Frankly I can't help you with this one. Most people would display things that matter to them, or things that they'd like to showcase, like travel souvenirs, family photos, vases, books etc. Use it to showcase something that perhaps represents your family.

  3. Alot things is missing from the quotation... and I see the kitchen cabinet is not cheap....

    Most ID give soft close free... for blum system... i suggest u go out buyself... I think it cost about 32 per pair...

    Your ID charge u 320 is far too high.... I didnt see they quote u solid top for kitchen... and how about glassback???I think u shd need a glassback for easy cleaning up and it looks nice...

    Mirror for toilet is too expensive... 100 u shd be able to get...

    Did u also ask about rough estimation of electricity? How much is per switch point??

    Your quotation is not fully... i scare u will pay more hidden cost after reno start....


  4. Hi, the really big companies, maybe some are public listed, will need to charge GST. Law says you gotta charge GST if your revenue reaches $1 million bucks. The medium to small ones usually don't charge GST. So the no GST thing become sort of a selling point...

    Since most IDs in Singapore are not that big, so, yeah, most IDs don't charge GST.

    But to be honest, those who don't charge GST would probably make up by rising price into your quotation. After all, no free lunch right?

    I can tell u that most of the ID company do charge GST... unless u want to look for those small company in neighbour area whereby the company is 1-2 yrs.... Well but i cant say about their service and workmanship...

    Out of the 8 ID company i went to... 6 of them have GST.... only my current ID company and one at IMM does not have GST... Avoid those w GST.... It saved u alot....

    My ID does not have GST and the quote is the cheapest among the 8 quotation i had... For my 4 rm flat... All quote more than 30k... except this one w/o GST is below 30k....

  5. I have just completed my house and i am very satisfied with my ID....

    But the only problem w him is he is very busy cos he got alot project in hand....

    Overall i nv regret using him cos he is very responsible and no matter how busy he is... he will still resolve whatever issue faced...

    BEfore i engaged him, I find about 7 ID....

    My advice for u is dun rush.... do some comparison... and best find a ID firm that dun have GST... Mine dun have... can save quite alot... Most impt the ID must be responsible...

    Do u have floor plan to share??? Though i am not pro, i can give u some idea on designing... Ever since i start my reno... i start to develope an interest in it....

  7. Hi Easyeasy, I think is very common to have slant wall in hdb... my new flat oso slant wall...

    I oso feel that u shd not take ur frd comment to heart... he can say others is no good...

    Have u seen his job? U7sing a mouth to say is easy... if he is the one doing, maybe it might turn out worse...

    Anyway i do hope u able to straighten ur wall... let us know how u do it...

    normal Bonlec plus lacquer?

    Base coat .... sand till smooth... base code again... sand till smooth... base code again....

    sand again.... then spray the paint ( i propose you use epoxy paint - high gloss plus long lasting then dun need to lacquer liao)

    Base coat w what?? epoxy paint is from which company?


  9. How about integrating the television into the wardrobe? It'll be best that you consult a wardrobe specialist for this, but in my opinion, this would be an option to consider, such that the TV isn't the focus in a room meant for rest and solace.

    Here are a few nice touches to consider:

    • Bedside Lamp - something simple, non-fussy that offers diffused light, or if your mom likes to read before sleeping, one that can act as a reading light would be preferable. By extension, a bedside table would also be a nice touch to have
    • Lounge Chair - nothing too large, but most importantly, it should be something comfortable, possibly a place to sit and reflect or read or knit. If you have a bay-window, adding cushions is one possible way of doing this, unless of course the idea of sitting next to a window unnerves your mom
    • Carpet/Rug - It doesn't have to be something expensive, but a carpet definitely softens the room, making a bedroom much cozier. Even a low-pile rug can achieve this effect, so if dust is a concern, there are options available

  10. Let u know that i did a complete reno of 52k plus on my 1300sqf hdb. Hack all floors. All walls. Electrical, false ceiling all do etc. Agree urs is condo so there's tighter time frames for hacking, shorter wroking hrs are allowed etc n urs is 1800 sqf. But still, your price is way too exp. Coming back from aus, the contractor must hv seen u to be a ripe carrot for chopping.

    Also u hv not settled the real final price inclusive of discount before signing contract n starting work. The saying 'will take care of you because u r my fren's fren' is rubbish in such situations and all forms of biz. Only the mafia can say that and mean it. When it comes to biz, best for everything to be in black n white.

    On the conception of workmanship, i can only say a contractor is as good as his sub contractors bcoz the contractor himself is not going to do all the work outside there. He'll be subcontracting parts of the work to diff craftsmen outside there - tiler, carpenter, ceiling specialist, electrician, plumber. The skill of the contractor is in selecting the best team n communicating n managing everyone. Yes i will pay for that premium but it has to be reasonable.

    Unfortunately, u didnt do enough homework to check. Try to ask for 20% discount at least. U hv been chopped severely. I dun need to disect ur quote in detail. One look can see certain items hv been charged dble.

    Agreed w what arowana say.... maybe u can change the contractor since nothing was signed....

    Thanks for your input. I do realise his price is pretty high but his quote is not just the kitchen. I guess I may have to show him other quotations in this forum for him to compare with and try to get a decent discount.

    Still the quote was high i feel... In design, high end or not, it doesnt matter... it is only branding...

    High end doesnt promise good workmanship while low end oso does not mean lousy workmanship..

    A contractor that can deliver good workmanship w a good pricing is consider good...

    We are looking for good contractor good ID... not a high pricing ID.... bear in mind that...

    I have currently build a wardrobe for her and bought her a super single bed... beside that nothing else...

    Any bedroom decor idea?? She will need TV but i dunno how to put it... and where will be nice... hope u can give me some idea...

    Embedding of wiring (house in metal/high impact PVC conduit) in RC slab, beam, column, wall and in wall plaster or other finishes is not allowed

    It is illegal... but they can still do for u if the distance is short... too long then definitely cannot...

    HDB will close 1 eye if conceal is only little... my house oso got conceal... but only for short distance wire... long one cannot..


  14. We recently bought a an older private 4+1 bedroom condo(abt 1,800 sf/169sm) and engaged a builder to carry out complete revamp of the kitchen, 2bathrooms, utility, maids room and maids bathroom.

    Having only just come across this website, I'm afraid I am being overcharged by the builder. His quotation lacks a lot of detail . Here it is:

    Protection to unit floor $400

    Hack tiled wall/floor/cabinets of kitchen, 3 bathrooms and utility room )

    Dismantle false ceiling in kitchen/bathrooms ) $7000

    Dispose concealed water pipes in kitchen )

    Apply water proofing to kitchen, utility and 3 bathrooms ) $13,000

    Supply sand and cement to level floors and walls )

    Supply and install plaster ceiling for kitchen and 3 bathrooms $2300

    Supply and install 2 granite tops and vanity cabinets for the 2 bathrooms $4000

    Supply and install new concealed water pipes for kitchen and 3 bathrooms $6500

    Supply and install tempered glass sliding door and screens in kitchen and 2 bathroom $7500

    Supply and install aluminium frame bi fold door at maids toilet and maids $900

    Supply and install 2 wall mirrors for bathroom $400

    Supply and install new refuse chute $500

    Sand and vanish wooden flooring in 4 bedrooms $1000

    Polish marble floor in living/dining and corridoor $1400

    This does not include us engaging a kitchen ID company to do the design and build kitchen cabinetry !!

    having just moved back from Australia, where the cost of doing a kitchen by itself is abt $50K- I guess we didnt do much research into the whole thing. The builder came recommended by our trusted real estate agent and before we engaged him, he took us to a couple of places that he was working on to let us see the quality of his work. The places were pretty high end (Orchard Boleuvard etc) and we were pretty impressed.

    We have just started the reno works 1 week ago- no deposit or downpayment have been made. So far, he has hacked all the areas and replaced the water pipes.

    I need advice on:

    1. How much discount should we ask? Before we engaged him, we asked him for a discount and he had agreed he will give us one but did not specify the amount. He kept re iterating that because we are close friends of the real estate agent(whom im sure gives him a lot of work), he will "look after us". Is 10percent reasonable discount? When I mentioned this, he started ranting about getting another contractor etc etc

    Getting another contractor is not an option at this stage. We are already paying rent and enormous amts in the storage of our container from Austrlia and any delay means more money to us.

    Would really appreciate any advice on how to deal with this. So far, my relationship with him is good and I dont want him to sabotage me by lowering the quality of his works.Thanks!

    The quotation is far too high... 50k for kitchen is too much... How big can ur kitchen be?? How can it be so much??

    Even 30k is expensive... i would suggest changing contractor cos he is not going to give u a 50 percent discount...

    I guess less than 25k will be enuff for ur kitchen...


  15. My suggestion would be to paint the wall a charcoal grey (not black, yet darker than the standard grey), so as to add contrast to the area.

    On that grey wall, frame up pictures using this frame from Ikea (I took the URL from the US site, as the Singapore site only shows the larger version, in 3 rows of 2 frames each. The smaller frame is 25x25 cm, while the larger frame is 52x52 cm. Do ensure that the gap between each frame is equal, and not too far apart, so as to suggest that this is one collection of pictures, rather than separate pictures. Also, do not be afraid to hang the middle frame at eye-level, even if this causes the lower frame to be somewhat close to the floor.

    Something like this, but imagine it against a charcoal grey wall, and with one less column of pictures.

    It'll be nice to put some family pictures within this frame, be it black and white or otherwise. I believe that if you get the photos printed at a poster printing shop, they should be able to help you desaturate the photos on top of merely printing it for you - there is after all no need to print these pictures onto photo-quality paper.

    Alternatively instead of family photos, how about framing up some pop-art style patterns. You can get funky looking wrapping paper from a store called Prints (at Ion Orchard and elsewhere), which look quite nice when framed up.

  17. We ordered a kitchen cabinet from Chin Heng Furnishing in Aug, to be delivered in Sept. However, in Sept they told us they no longer order this model anymore and refuse to do a refund. They wanted us to exchange for another product but there's nothing else we wanted to get. It was ridiculous that they can't deliver the goods n still refuse a refund. After a bit of argument, we managed to get them to order the cabinet, & delivery will be 1st wk of Oct. I call them today to chk on delivery date and now they tell me there's issues causing delay and they need another 2wks. As I need the cabinet urgently, I told them I gave up waiting n would rather get my money back. They refuse again.

    Where is this shop located?? Seems like nv heard b4


  18. No worries. Could you post a picture of your dining space and the rest of your home? I'll try to give you some suggestions based on what would fit/match. As for the "6 prints", what I was referring to was to hang 2 rows of framed pictures/photos, with 3 frames in each row.
