  3. Hi, I so sad to read this page, as I just order a dinning table set from Living Vision on last Sat, making my full payment via visa. The moment I made payment his attitude change (Steven) when ask for the date for my good delivery, he claimed he cannot give me I confirm answer, reason given was shipment by vessel is very hard to confirm. When I keep asking then he claimed 6 week from now but he did not indicate on the invoice, in additional i also realise the receipt did not indicate model number. I have very bad feeling about this, thats why I decided to search on web to find out on the shop profile. OMG! Now I realize a big mistake I have done! What can I do now? Can I hold back my bank payment to them.

  4. There is a balance flat launching soon this month by HDB. The wait time is shorter or immediate occupancy than BTO(prices will be higher than original/first launch(25%) but lower than market price in the same area). However the response will be overwhelming. Luck is impt !

    Since you have pay in full for your present flat, the CPF should be enough to cover your new HDB unit(480k from sales and OA). Moreover, you have enough to pay for the 10% without selling your present unit, that makes you all the more eligible.

    My advise. If you can stay at your parents hse or rent (3-4mths)after selling & during renovation, you need not take up any loan frm HDB or bank (Dont waste your 2nd eligibility HDB LOAN- half of the cash proceeds have to go to your new hse if i am not wrong) Tho interest is low but not worth it as min loan frm bank is 100k.

    Your timing must be good. HDB will advise you of the completion date (key collection) of your flat. So about 8 mths before, you should start selling (@4 mths for 1st and 2nd appt plus marketing of your present flat, 2-3mths for renovation, 1 mth for time-cushion and hiccups for all processes)

    The price of the new flat/old flat will be determine by HDB base on location,room size/flr and time frame for occupancy. I am afraid nobody will be able to answer now until the launch by HDB. Do visit the HDB website, you can gather a lot of info prior to your decision to buy a new flat

    I kept checking property-guru and I found the flat that I want ! Agent uploaded to property-guru on 12 Sep, I called him early morning yesterday and we were the first to view the flat. I immediately knew that this is what I want, 3 mins to Jurong Point, 10th floor, quiet, 130 sq m. We decided to buy it on the spot and agreed to pay COV $65K which is what the owner is asking. There were actually many others who wanted to view the unit, but fortunately the owner did not wait for a bidding war and agreed to sell it to us. We paid the deposit, and the registration has just been submitted today.

    Thank goodness this seller is reasonable. I am happy that I did not offer higher to buy the other EA I mentioned above which was asking for COV $110K. This unit is so much better, higher floor and a nice granite flooring. The earlier one which I offered $55K COV is bigger, but the renovation is bad and the location is not as good.

    Once you hit the various criterias that i mentioned earlier, the 65k COV looks a decent buy. Most impt, both the seller & you are decisive.

  7. Speaking thru experience as a seller 2 months ago and buyer just a month ago, all i can say is, seller can ask for sky high COV. But it all boils down to "Will buyers be willing to give?" :-)

    I didn't set a COV when i sell my price. Did and open house, few ppl offered and this lady who bought my place offered me 50k. We deal and shook hands. So it's partially luck oso :-)

    Btw the unit i sold was a 4A In Pasir Ris, low floor :)

    I must say u are very lucky to get 50k

    Most probably for these reasons: Very near MRT or Very nice decor.

    Perhaps the lady was eyeing your area for some particular reasons like near to family members or workplace

    Other than that, few sensible buyers will actually pay 50k in Pasir Ris for none of the above

    As I do not have the cash in disposal now even though my resale gain can fully cover the next BTO after the sale. I have to apply HLE for the BTO to pull the transaction through.

    So are you saying that you dont have the cash or sufficient CPF enough to pay the 10% downpayment during selection?

    If this is the case, you have no choice but to apply for HLE.

    But you have enough CPF or cash to cover the 10% downpayment.. @30k to be comfotable with in your case, you can estimate & sell your flat when you know the PCD from HDB. So when the CPF from sales of your old flat goes back to your a/c, it can be used to pay for your new BTO flat without loan

    In this case, you dont need to loan from bank or used your 2nd HDB loan entitlement, just in case you need it in the future. However, lodging will be an issue and your tinming must be good in disposing the old flat.

  10. Recently bought a re-sale HDB flat. b4 valuation, ex-owner proposed to take away the build in oven, i agreed, but when valution report came to me, the oven is inside the valuation. Is this normal or should i ask to rebate the oven valuation? Appreciate ur valuable advices.

    Hate to say this but if i am the seller, you are going to get it from me. Curse&Swear a must.

    As much as we detest sellers of the same kind but at the same time, we must keep our integrity as upright buyers


  11. I want to share a real case with you guys. My friend (buyer) was in 'battle' with his seller earlier. He paid $1k deposit to the buyer of a resale who later backed out on his word citing that he got misled by the agent, and that 'now the market was booming, my flat should be sold at a higher price'. He wanted more COV than previously agreed. My friend told the seller to return back to 1k if he wish to cancel the deal. But the seller refused :S Apparently, they found out that this seller, an old man, owed $ to loan shark and the loan shark forced him to sell his flat. So obviously the old man wanted to get as much $ out of the deal as possible. The best part was that he already used up the 1k paid to him and unable to pay back my friend. The old man went to find legal aid to help fight his case, but even the lawyer from legal aid gave up on him based on the facts of the case. What he was trying to do was really dispicable, swallowed the money and wanted to move on to find another buyer who will pay him even more $$ for the flat.

    It took my friend time, $, effort, energy to liaise between numerous parties to finally get some justice. He even spoke to the loan shark to discuss the sale matter(btw, these days loan sharks are really 'professional', they even have their own lawyers). He got the flat eventually. And also need not pay for the legal fees (deduct from the old man's sale).

    Later while he was having his flat renovated, the neighbours informed him that there were some people outside his flat saying that they are the tenants of his unit.. The old man had taken rental deposits from at least 3 different groups of people, each given a set of house keys (of coz my friend had changed the locks)! Can you believe this...?? My friend zapped a copy of the OTP and pass to the neighbour so that he could help show to any victims who come knocking on his door (in this case, tried opening the door with the useless keys given)

    I sincerely empathized with your friend.

    If i were him/her, i just count on my bad luck and LL let the 1k go rather than buying an Ah Long house.

    Cant imagine the hassle and costs that need to be shoulder.....:(((((( Definetely more than 1k


  12. my personal opinion, COV is unlikely to come down much within a year (unless Mr. Khaw does something drastic),

    it did dip abit around Dec to Jan period (iirc), where I managed to help a buyer buy a place for 12k COV, after that COV went up again within weeks.

    Although there is a lot of talk about the govt releasing more land & BTOs, it is not going to solve the current supply & demand imbalance.

  13. Hi, I just sold my 4room in mid July at Rivervale Crescent with a COV of 48k. I think you should set a target to release your unit once it hits. Mine valuation was $405k and I targeted to let go once hits $450k. Sold my house on the first day of open house within 3 hours. If you hang on and wait for higher COVs...chances are that the pool of people looking around that area will get smaller. Just my 2 cents advise.

    Warlock is right. Dont be greedy. Set yourself a target and once it hit, just let go.

    Try to surf the net or call to check listings those units near your few blocks area. Be competitive as you are not the only 1 selling. Buyers will choose the one with the right price. If you set too high, you dont even have the chance to nego with buyers cos nobody even bother to call your agent to arrange for viewing.

    We actually offered 55K COV, thinking that the buyer will reject and then we will go up to max 60K. Who knows the buyer readily accepted 55K COV. However, they asked for 2 months extension after 2nd appointment which I am not comfortable with, because it is illegal. Also, I searched HDB website and found that there was only 1 flat in the immediate neighbourhood sold within the past year, even bigger at 147 sq m, also 3rd floor, and sold for only $528K in Jan 2011. I began to think that I am paying too much. So I withdrew the offer.

    My kids are going to primary school in Jurong West,so we need a flat here, and I do need at least 4 bedrooms, preferably 5.

    Prices for HDB has increase from Jan to Sept now @5%. So 528k + 5%appreciation = @554k.

    So you cannot judge the resale price back then in Jan

    Just my 2 cents worth


  15. For me the location is important, must be close to Jurong Point and within walking distance to my kids' school. So I don't mind paying more if I find the right unit, even if I need to hack the whole house.

    I wonder if I will ever find my dream house ? I have been searching for 2 months already.

    A few days ago I saw one unit which is quite nice, highest floor, 4 bedrooms, reasonable COV $55K, but the problem is that I can hear the noise from the MRT tracks in the bedrooms !

    If you are not in the hurry, hold on to your buy. I will never never pay 60k for a 3rd floor in JW. If you tell me the flat is less than 8 year old, mid-high floor with nice-decor, and 5 mins walk to MRT, i will consider.

    Spend more time on property-guru and other web-sites. U be surprised thee are many houses for sale at reasonable cov or open for nego. The sellers just quote for fun and wait for an impulsive buyer. So be patient.

    I am not saying that JW is no good but a check with the data, JW belongs to the lower tier that doesnt command such high cov.

    Just hang a carrot to this seller at 30k non-nego as you have a few places in mind already and continue your search. In 2 months time if he still cant any buyer, he will turn anxious and nego with you.

    So are u holding any flat now? If not why the rush as i think price will start to drop in 2013 onwards or earlier?

    You can get a better location with a little more premium by buying resale flat?

  18. Hi everyone!

    So ok, this is technically not very 'proper' because my renovations are already done midway but I thought I wanted to document this down just because.

    This is a 4-rm resale which I paid 40k cov for, thinking that 'everything seems so nice and minimum renovations needed'. So happily I put in the initial $1k deposit and subsequently completed the transaction (long tedious process which I am gonna skipped it). I still remembered that I brought a contractor to the flat when I went to put down the balance $4k and REALLY told the contract I only wanted:-

    1) build up a store room (the previous owner tore it down for crying out loud)

    2) painting works

    3) some other minor works which I can't recall now (thats the bad part abt writing abt it now)

    The contractor quote was ridiculously high, prob coz there wasnt much for him to profit hahaha So I engaged and brought an ID (assigned project to Outlook Interior) to the house a 2nd time, and I still thought 'minor reno' works only,but I think I started to ask 'can change this or not? can change that or not?'

    I went for the 3rd time :dunno: which for the life of me, still couldn't figure why I missed all those 'imperfections' in the 1st place:-

    1) Wardrobes are dark brown, old and I think the owner painted over it *faints*

    2) Old ceramic tiles - scratched and can't really be cleaned to 'look new'

    3) Retro kitchen tiles, Retro Toilet tiles (yes these days, I refer anything old in that house RETRO)

    4) hmmm basically quite a lot of areas which need improvement to the point my housing agent shook his head and said he heart pain coz he really thought I was satisfied with the condition of the flat and therefore didn't persist when I said I didn't mind paying the cov coz er... 'everything seems so nice and minimum renovations needed'

    Anyway, here are some 'original pics', judge for yourself, do you think its a move in condition already?

    From the pic, i can see that your floor level is not more than 6 floor with sights of canopy of the trees. From the tiles originally from the HDB, I guess your flat is about 12-15 year old. Your area is woodlands (lowest cov Spore)and if your flat is more than 200 metres from mrt, you have gotten yourself too high a cov. If it is @200-400m near mrt,then at least some consolation.

    Nonetheless it is the first great feel that when u step into the house that prompt you into buying most IMPortant. So all the best in your new home

    I also got my 4rm FR during the Balance Flat Selection at 435A last year. But I have yet to sell my house. Looking for an ID & stuffs are too far ahead of me at this moment.

    Called up HDB yesterday and they said earliest for key collection is NOV 2011 and latest 31 MAY 2012

    Better hurry..... arggg.....

I drive pass Fernvale Residences every weekday on my way to work....However I was just wondering if the interior of the flats are more or less complete...As these are premium flats, the floor tiles/timber floor strips and toilets need to be done by the construction company....I have been waiting for almost 3 years already..My neck is really getting long....I went to "Kimly Construction" website (http://www.kimly.com.sg/) and they mentioned that the flats will be ready in October this year...Really hope that this is true.

    Wow so fast in OCT .....

    I havent sell my current house yet.. thought it is next year 1st or 2nd quarter ??
