  1. ROI = (Gains – Cost)/Cost

Can either be expressed in monthly, quartly or yearly, or even 10-yearly, esp true for capital budgeting investment purpose which always involve "opportunity costs" and future value of money.

The main concern here is the "cost" component at the denominator, usually ppls take it as valuation price or buying price, fixed, but, in actual fact, unless a property is fully redeemed, otherwise this "cost" is still a variable because of the monthly mortgage interest, etc.

The "cost" at numerator could be subjective as well.

    - agent fee, pty tax, bills, sofa, chair, aircon....."all tangible assets/expenditures" which make the property being capable in the production of revenue. Some assets involve "depreciation" as well. It is all up to one to include or exclude from the calculation.

So long as you understand the concept, you wont get b u l l s h i t by papers. It is purely sort of marketing gimmick, and an "academic tool" for academic ppl who live in academic world.

    Hi,

Actually, if you want to include the time value of money, then you will need to care about the interest rates and the inflation rates. And if you want to look at opportunity costs, then you would need to use a basic monte carlo simulation....

Just my two cents worth, but I think the rental yield in the newspapers and the ROI displayed there are not including time value of money or opportunity costs. Like you said, they are just simple stuff like: ROI = (Gains – Cost)/Cost

I agree with the marketing gimmick comment entirely.

  2. 1)can someone explain what does porkypig mean ?? thanks

2)and if my old bought wardrobe, those normal hinges i wanna change to BLUM, can or not ??

I am not porkypig but I hope this helps....

    1) There are two hinges for a door. Look at the picture below. The soft close mechanism is in the centre, I believe. So, you need 2 hinges and 1 mechanism to make the whole unit. Then, count how many whole units you need, and the ratio of hinges to mechanism is 2:1

    2) Like what Obama says: Yes, You Can!

Got money anything also can. sport-smiley-004.gif

If I am wrong, feel free to correct me...I humbly accept

  3. i was quoted $90 per foot run... i was intending to use co top... is it expensive?

$90 should be ok...but still can lower a bit. I actually have a list of cost price / selling price of an ID firm because the guy sent me through email by mistake. He's supposed to send me the quote, but end up send me his cost list. good.gif

I don't think I can share the list though, cause I don't want trouble or get sued for espionage...

  4. this is another headache portion ... so many pricing for different type ...

one ID even tell me his display unit only $10 - $20 for around 10ft long ???

i wonder i got hear wrongly or is psf ??

I don't think solid surface is psf. Industry standard is pfr.

Of course, there will be IDs who like to put other units in their quotation (such as millimetre), so that you cannot compare easily

I seriously doubt there is $10 - $20 prices. Even post form also around $40 - $50 pfr

    Hope that helps you

  5. How long does HDB take to repond to the purchase of recess area? Do they send a letter to tell you whether it is approved? Do I need to call tehm?I am still waiting for approval from them.

How long does HDB take to repond to the purchase of recess area? Depends...can range from a few weeks to months

Do they send a letter to tell you whether it is approved? Yes

Do I need to call them? Better call and call to ensure fast proceeding. You know how government officials work right?

  7. I have start my house reno and here I will show you guy some of my ID work and also rate them. For those who are interested maybe after the house is fully reno I will try to post the photos and give the pro and con about this ID.

Actually, I am just curious...how do you actually go about rating them? What does 8.7/10 mean?

There must be some type of objective measurement....or did you just rate this according to your own standard?

  8. Hi guys,

Not to defend the ID too much, but they are also human. Renovations is a very nitty gritty thing by its nature. Don't expect everything to be smooth smooth. There will sure be crap along the way.

I think the important fact to see if the ID is sincere about the job or not. Got mistakes or defects, I can forgive as long as they rectify without extra cost to me...but if the guy got attitude problem, even if workmanship is ok, that's when I would blow up. furious.gif

I am not from darwin or whatever. Just some of my thoughts on the issue

  9. Possible. But you need to know how to do it. And also the equipment.

How to do: What pattern to lay the tiles, the type of adhesive to paste the tiles, how to put the grout etc

You would also probably need a tile cutter machine, because chances are that your floor will not be exactly the dimensions of the tiles. In other words, you need to cut the tiles so that your whole room is covered, included the corners.
